  • Can anybody flip houses for profit? Is it possible to teach kids property flipping? I believe anybody can learn property flipping. I set a challenge for my kids with what they know to double my money on this house. They stepped up to the challenge, but did they succeed?

      Hmm not sure. Ideally if I could hold 4 properties eventually for rental and that for us would be a great retirement income.

      As a seller its a good way of getting your property sold quickly BUT i woulnt take part as a buyer thou 🫢 looking forward to meeting you at your next property meet

      Hi saj ,impressed the way you present your knowledge .just would loke to buy my first buy to let in london .looking some run down property through auction but i have no contacts with reading legal packs ,surveyors and mainly builders .
      You have any contacts who can help me as i dont want to make huge mistake in my first project .
      Please help

    Solid gold video - thank you. The idea of a contract race is brilliant. I’m going to give a similar thing a try in London. Slightly nervous as the stamp duty alone will cost almost as much as the entire refurb.

      Make sure you have a good profit margin built into the deal as prices might ease later this year.

    Wow. I am really impressed with so many things; how you set your kids up for the challenge, the standard of refurb and the fair way you treated those who put in the effort to join the race but did not get there in time. I agree that selling quick is key to a project like this so pitching price a little below the top end is something which does get interest. One agent round where I am does this and she is selling properties quicker than the other agents with the end prices being very similar to the final prices other agents get anyway. Really enjoyed this. Thank you for putting this online.

    Great as usual...but can kindly do video on builders & material side, example how to best select right people how you should pay them hourly, weekly etc should you go any buy all materials for them or let them buy it for you etc
    Materials should buy from big outlets or smaller etc

      I do fix price job but sometimes you have to negotiate again if problems arise...don't buy all materials in same shops as prices can vary a lot... spend time comparing and buy in different shops !

    Great video , loving these style of videos! Quick question what are some towns/cities right now within the UK that have potential for buy to let properties. i've heard manchester/ newcastle are good at the moment ?

      Most Towns and Cities work. However, most also have locations in them that work better. E.g. parts of Birmingham are cheaper to buy in and will give you a good yield.     I like the concept but may I ask - is it possible to instead (1) provide a full survey upfront, (2) Offer free legal fees provided they use your solicitor (they can still get their own at their own cost if they prefer), (3) have a neutral and fair agreement drawn up and ready to go?

    I feel like there is a bit of a disconnect here. At the beginning of the video you state that your target market were first-time buyers and buy to let investors, however, by initiating a contract race you basically alienate half of that market resulting in another house which has been taken off the purchase market and onto the rental one further participating in our present day housing crisis.

      No that is not correct, all buyers had an equal opportunity.

      It's just North of Birmingham. Windows themselves may not add value however as part of the overall refurb they will add value.
