We just got a quote for a two car detached garage, with a space at the head of the garage for a small shop/storage, an extra 10' x width of garage. $173,000!!! No special things, crazy excavation or site work, or high end finishes. So we said no to that.
Haven't ever seen any of Kens building in the (rape) category. Some builders are doing that just because there aren't many of them. Too many kids going to college getting worthless degrees and not concentrating their efforts on a good satisfying worthwhile career. I was a rough in carpenter in my teens and I am so glad I learned that skill, it has served me well all my life. I built my own home and haven't had a mortgage because of that skill.
have you thought of being your own subcontractor? You can shave quite a bit from the cost and also do it at your own pace, finances allowing. I'd bet you can get the total well below $100k. Looks like Ken's price is about $70 a sq ft for that $40k package... and that includes 4 guys doing the labor.

Beautiful job. Question regarding the metal roofing. I have a similar 24x24 and plan to do a exposed fastener metal roof like this build. Since it’s detached and unheated and have the same style of vented soffits, I would think I wouldn’t need to cut a ridge vent. Your thoughts would be appreciated. The ridge has been blocked with 2x4’s between the roof trusses anyway. We live in Ontario Canada so cold and dry for half the year.
Another nice garage. I noticed the snow guards over the entry door were about 8 feet wide. But you had snow guards on the other side of the building roughly in the same spot but there was no door there. What is the reason for this? Here in Texas we don't have those so I'm a bit ignorant. $40,000 for a two car garage!!! Look what inflation has done to our country. Let me share with you my grandad's last home he built. He started building in 1959 and finished in 1960. He built a 2,000 square foot ranch style home with a full basement and a 2 1/2 car attached garage. It had a 16x20 foot addition that he originally planned to have as a screened in back porch on a slab. He closed it in so actually had an additional 320 square feet added to the 2,000 square feet. He contracted out all the concrete work, plumbing, heating and electrical. Sheathing and roof were done with real 3/4 inch plywood. Siding was all clear western red cedar. All the rafter bays were set up so the roof could breathe. 1x2s on each side of the bays and covered with 1/4 inch plywood. Air vents in the soffit and full vented ridge. Move in ready in 1960 he had spent just a little over $16,000. Can anyone tell me what my grandad's house would cost today? No personal computers, no internet, no RUclips, no cell phones (hard wired dial phones). My older sister made $.25 an hour as a car hop at the A&W rootbeer stand and out of that $.25 an hour she had to pay for stolen rootbeer mugs. Oh, the good ole days!!!

It would reduce your costs on your personal projects and traffic content back to your RUclips as well. The blue prints could be sold. If it really took off you could do pilot programs with affiliate builders where they could come train with you as you build. Would make for great content 👍

28 x 28 is a great size. Room for stuff all around and can open doors. I used 8 x 18 garage door. Walls were 9 ft.

The snow guards on the other side were required by the power company to protect the power line coming to the building.
