I used to live around Olympic and Crenshaw, would always walk around these neighborhoods. Such beautiful homes.

I wanted to tear down and build a Barbie house. Now I'm saddened.
Thanks for these great neighborhood overviews.

Can you do a video about Topanga? Thanks for the great content.

Oooo that would be a good one! I'll likely do that one, at some point, after the road opens up from PCH. Yeah, Topanga is one of my favorite drives. Thanks for the tip.

This videos is incredibly helpful! Looking for a house in that area, love all the historical vibes. How will HPOZ affect the purchase of the house in that area? Any hard restrictions that buyers potential should be aware of?

Thanks, Frank, very good question. HPOZ requires that any modification to the house (mostly exterior) be in line with the architectural styles of the area. So definitely a no-go if you're looking to remodel into any stile out of character. Also very difficult to demolish and build here, with few exceptions. On the pro, the neighborhood maintains a uniform charm and appeal. One argument for initiating HPOZ in neighborhoods is supposedly to preserve or increase value, so good question! I think this is a good study for me to do for another video. Thanks for the idea!
