The Problem with Rent Control in Los Angeles - No on Prop 33
The problem with the city of Los Angeles rent control and what you need to know as a tenant and a landlord. Also a must-watch before you vote on proposition 33. While rent control has good intentions, it has long term negative consequences. It can cause higher rent prices, and make homes less affordable for first time home buyers. The city's policy on price control and just cause evictions is flawed. Current rent control policy does not work.

What a load of shit
Makes no sense that moving from place to place makes apt availability. Just makes it easier for owners to raise rent all the time.
It means that apartments have to charge more to everyone else to make up the difference in cost of the units that are rent controlled. Basically if you get in on rent control you won the lottery but it makes the amount everyone else pays go up. If everyone paid the same amount as the rent controlled unit that would be great but there's also problems with that

NIMBYs are the blame for preventing construction of low income housing in fear of their property values going down. It’s all greed including the $5.5k rent a month on a plastered apartment.
Rent control doesn’t create anything. It’s the scab land lords that charge it.
You explained this so perfectly! I feel like property owners rights are slowly being taken away in this state. We are under AB1482 is that not enough? It seems like renters hate all landlords and think that they are all rich. If this gets voted in many will sell out, as many are small Mom and Pop landlords. Their buildings are usually more affordable. When they sell as many have, let's see how tenants like having Black Rock as landlords!

At 6:54 when you reviewed the problems with rent control - it creates unfair below market rents for a select few people, which then incentivizes these people to not move, which creates a housing shortage, which leads to higher rents for new tenants, while at the same time disincentivizing landlords from reinvesting in their buildings or creating more housing - I couldn't help but realize that Prop 13 did all of that for home ownership. It created rent control but for property taxes, and all the same stuff happened.
Hey Nimesh, good observation! Yeah, similarly (although I would say to a lesser extent) lower property taxes can also incentivize homeowners to hold on. Although for homeowners, this long-term benefit comes at the cost of a $200k+ downpayment and a mortgage payment that can be 20%+ more than renting the same property. Unfortunately, though, tenants also pay property taxes; it's built into the rent. Landlords pass this cost on. Removing prop 13 would also affect tenants. This is more evident in the commercial space, where tenants pay separately for property taxes. A few years ago, they tried to remove prop 13 for commercial property, which would have bankrupted many commercial tenants due to sudden increase in property taxes. If property taxes go up, rents would likely do the same. But yeah, pros and cons to prop 13; complicated. Thanks for sharing, and great observation!

I live in Marina del Rey and i'm rent stabilized under the Los Angeles County Rent Stabilization Ordinance. I came in during covid, when the prices crashed, and had no idea this place was rent stabilized. The market price is nearly double what I pay now lol. I would have moved back to the Bay Area years ago if it weren't for this lol.
