    Unfortunately the roads have not kept up with the growth and you can expect gridlock throughout the highway system. Because of the way the city is built in most cases there are no alternate routes and if there are everyone knows about it so you really don't save time.

      This city has grown so damn fast that the infrastructure cannot keep up with the population. It was never this bad when I was in high school and even a little after

      Yes people not realize this when they here . Such a pain with the roads. The grid lock the city streets.

    My wife and I are working with Aubree right now and she definitely helped us narrow down an area to buy. We elected to go with a new build because we did not want to play into the bidding war and wanted something secured as we are selling a house in North Carolina too.

    Great video. I just bought a new construction home in Bulverde. Got a loan for 2.4%. Some delays with closing but still a good experience overall. Seems like I bought at the right time.

    We built a home in Schertz, TX. Great area. No city buses if you need public transportation.

    Very true about buying a new construction with a realtor. I tried calling when wife and I started looking over a year ago and I was not very well helped.
    Finally got a realtor and he knew the people selling for the builder and ending up getting $12k incentive vs $8k that they had on paper. Definetepy helped with closing costs and all that. They also paid his commission. Realtor might have connections an average person does not. Definitely use a realtor for new construction.

    30 year loan rates went up 11% this week from 3.11% Monday to 3.46% Friday. They can adjust really fast and 4+% will be here very soon .

    Hey man I love the video! I have a question I’m in the process with a new home build. Is it true you can’t lock in the interest rate until 45 days till closing? You mentioned they lock the price in which they said they did however they said they can’t lock the interest rate in until 45 days till closing. Please let me know, thank you!!

      Thanks! That's actually accurate. Rate locks are typically only 30-45 days. Anything beyond that and there are usually additional fees involved.

    Took them 11.5 months to build on my house. They cut a few corners and still trying to get some things done and I closed on the house 3 months ago. How much do you think the housing will grow in the next year?

      Yeah, we've had to really stay on top of builders. They're trying so hard to keep up with demand and we like to make sure nothing falls through the cracks. It's tough to predict what the appreciation rate will be this year as it varies across the city and there are a lot of factors involved. It's definitely something we'll be keeping an eye on though.

      Oh there's plenty to go around also look at the Pleasanton ,lytle area and if you want to go north of San Antonio there's helotes and Bernie.. we are thinking about Kerrville Texas just about another 2 hours West of San Antonio on I-10!!

    what’s the best area to buy for a 2nd home? Looking to do travel nursing assignments and rent it out for the rest of the year. Hoping to find something close to big hospitals and no more than 270k?

      There are some really good neighborhoods in that price point around the West/Far West Side as well as North Central SA that would work well for that. The North Central area, would probably work best because it's central to both the TX Medical Center and the medical center in Sonterra. The FW side also has a larger hospital and several ancillary clinics in the area too. When were you hoping to start looking?

    Moving there in April/May. Can you do more videos on rentals? I'm not ready to buy, but looking at apartments, townhomes and condos for rent. Please help! Currently looking in the Stone Oak area.

      Stone oak is crazy expensive just bc of the area. Maybe take a look at the Alamo Ranch area. My sister lives out that way and it's pretty nice

      Stone Oak is definitely expensive-stayed at The Rim for 2 weeks before closing on our new build was really beautiful area-my realtor lives there too and loves it but I moved off 90 in a new build-area is really nice 😊 I shop off Potranco and at Alamo Ranch area

    I own a home here worth $270-300K that I want to sell and downsize to a newer, smaller home in the $150K price range and pocket the remainder to save for retirement. But I can't find anything smaller in that price range. Do they no exist anymore? I need 2-3Bdr, 2 bath, with 1 car garage on or near the northwest side of town.

      $150k on the NW side will be SUPER tough🤔. We recently listed and sold a home at $190k that perfectly fit the description of what you're looking for, except it was 20yrs old. If you're wanting newer, like built in the last 10yrs, you'll probable have to be in the $200k-$225k range in the NW side. I know that's much higher than what you'd mentioned, but right now is likely the least expensive homes will ever be. There may be some options just outside city limits with lower taxes and a lower payment that might work though. Happy to talk further if you wanted to do any game planning to see what your options are.

    I think I will wait until next year there is no way I would pay over asking price. I'm a single mom and I don't have time for all that

      I hear you, I really do. The unfortunate thing is that over list price this year will almost certainly be much less than the list price next year, and at a much higher interest rate. For the same price & payment, you're likely to get two very different homes this year vs next.

    Old roads having to back to work have not changed the city is not changing roads for people to have an nice commute to get home especially in the outshrists of town

      I understand there's construction currently underway on Hwy 281, much of Loop 1604, various farm roads, and overpasses recently completed for highway intersections along Loop 410 & Hwy 90. Given the rate our city is growing it's definitely tough to keep up though. It'll be interesting to see how these projects impact commutes around the city once complete.

      @@SanAntonioTexasLiving The area that we're looking at is located is The Reserve at Buffalo CrossingsThey have a plan that we’re interested in, however it’s never been built before. Is there anything that you can tell me that can either put me at ease or warn me? I appreciate it.

      I know it's tough just going off of plans. My wife and I legit drive to Houston once just to take a look at a floorplan before deciding on it. I'd say that if the overall layout and room measurement work for what you're looking for, then go for it. Bellaire has a nice finish out, so you're in good shape there. Were you here in SA or building from out of the area?

    I'd love a 14% interest rate if that meant the house that's now listing for 350k was 95k, like it was back then. Hell, make it 20%, I'll just pay it off quickly. These prices are absolutely ridiculous for cookie cutter homes made out of particle board.

    Do san Antonio have a Asian population or nearby metro area like subway station?I can't live Without Asian food?if i were looking for a house there

      Our Asian population is "there".For a major city the Asian population isn't quite big like Houston's or the West Coast...atleast not this time around.However there are over ten asian grocery stores as well as multiple pho joints and a few different spots of Korean food&BBQ throughout town along with many other asian restaurants.
      There's plenty of Asian food in the area,atleast enough to savor your flavor.(I hope?)
