      @@sapper7163 a lot of folks tend to compare those 3 against each other in their home search. I like KB's exterior elevations the best. DR Horton communities usually have the best amenities. Centex is often paired with other builders in the same price point as well as the next price bracket up, so their communities have a nice aesthetic overall.
      They're all offering pretty good incentives right now, so it's a great time to save some money. When were you thinking about moving?

      @@SanAntonioTexasLiving If a market drops substantially between the time an earnest money contract is signed, and the home is built and ready to close, do you suppose builders are willing to reduce the price? Our leverage would be that we can lose the earnest money by pulling out, but the builder would then have to find a new buyer at current market prices. Is this sort of negotiation considered acceptable? I hate to be rude, a contract is a contract, but then the price difference between what we signed for and current market, could be huge.

      The short answer is that anything is possible in the event of a severe market correction. Although, I just don't see that type of correction happening, especially in TX.

      The media does a really good job of describing a market that's simply returning to normal as a market that's falling off a cliff. I get that those are the sort of headlines that grab people's attention... but in the end, I believe that most folks waiting for the fire sale of a crashing market are going to be really disappointed.
      Whether it's in SA or Katy, I think you can expect to do really well on just about anything you buy when you take a long term view of the market. Hope this helps😎

    Just the fact that you need to have 3 inspectors to get things right just shows the quality of the work. My entry door was held by three nails. So what there were two locks. One good kick and the door would give in.

    Which tier would you place Scott Felder in? My wife and I were leaning towards Highland or Perry, but we came across a Scott Felder inventory home that we really liked and my research appeared to indicate they were one of the most awarded builders in the area, so we went with it.

      I'd for sure put Scott Felder in tier 3. They're in a number of communities with both Perry and Highland as well. Great choice, I'm sure you have a beautiful home!

    Its crazy that entry level homes are mid to high 300k lol we just bought a centrex home in that range. We'll be upgrading in the next 5-7 years (once our 2 year old and newborn grow up a little bit)

      I'll start by saying that I absolutely LOVE my home! However, Our build process was much rougher than expected. We were unfortunate enough to go to contract at the height of labor & materials shortages during the pandemic, so we faced several delays and a lot of frustration.
      To be fair, the majority of builders were dealing with similar issues throughout 2021-2022, so that was more a sign of the times than a reflection of their usual practices. It took a lot to get us to th finish line, but it is as worth it!
      My team has several clients building with Perry right now, in various stages of construction, and things are going MUCH smoother these days. They're construction managers are very responsive throughout the build process and they have great follow up after you move in to ensure any issues are handled. Their warranty process is pretty quick and easy too. We've used it for a few small items since moving in 8months ago and they were out to handle things in a couple of days.
      Overall, my family and I are really happy with where we are now.

    In this last month what you see the prices of homes in San Antonio? What type of market is now after feds interest hike? Also what is the prices expectation. Thanks !!

      We're still seeing multiple offers and homes selling well above list price. I expect that to continue well into 2023, even with interest rates rising, because TX will look even more appealing to folks moving from higher cost areas to lower cost areas. Given the likelihood of rates going to 6-7%, I'm sure people would rather pay that on TX home prices rather than the higher prices in areas like California, Washington state, NY, and similar markets. Back in January I made some predictions about the direction of our market with rising interest rates and things are playing out exactly as I'd expected. In our current market, it's quite challenging to find creative financing opportunities like rent to own or sellers offering to carry financing. Fortunately we do have some great lending partners that can help with qualifying for traditional financing if you'd be open to seeing what's possible.

    Why are they only building so massively in Texas? There are also other states that are growing and there is a massive housing shortage. Is it the lack of supply of labor? Bc I'm sure if they built more in other regions prices would drop and those homes would sell.

      I am currently building with KB and have hopefully less than a month left before they are completely done. Overall they have been pretty good. They are kind of on that border of a 1 and 2. Still I'm excited to see my new home.
      Still I wish I would have seen this video when I was building. This had a lot of great information.

      The tier 1 builders in SA are Starlight Homes, Lennar, Centex, M/I homes, Dr Horton Express, Rausch Coleman, KB Homes, and LGI. Were you looking into building a home?

      The quality of the construction is not the best. We end up buying already existing house build by Centex and my husband who is a carpenter just is amazed how the inspector signed on it.

      The property tax rate in city limits is 2.74% and 1.987% just outside city limits in the suburbs. Property taxes are higher in TX than some other states, but most folks find it's a wash since we don't have a state income tax.       I'd say they're a solid Tier 2. Their homes start above the median price for SA and they also have their premier series with more options and square footage that appeal to a lot of move up buyers. We've worked with them a lot and have had good experiences with our clients. Did you own a Meritage home already, or were you thinking about building with them?

      I'd mentioned Gehan homes in Tier 2. They're also in a lot of really nice communities, my favorite of which happens to be Veramendi in New Braunfels.

      Most of the HOA's are in the $300-$600.yr range, which averages out to $25-$50/mo for all of the amenities in these communities.

      I'd say they're probably tier 2. They have a few communities starting in the low $300k's, bot most of their neighborhoods start in the upper $300k's with final sales prices well into the mid $400k's. We've had clients go with them and they've been really happy with their homes. Did you build with View Homes, or were you currently in the research phase?

      I'd say they're at the top of Tier 1. Their price points and options selections are usually geared towards the median price point and they often build close to other Tier 1 competing communities by Centex, M/I, Starlight, and Lennar.

      Yup! I would say Castle Rock falls pretty well into Tier 2. Many of their communities are in the middle of the market for SA, so they're right at the sweet spot for price point and quality. Did you own Castle Rock home or were you considering building new?

      @Christopher Vela Solid question! My take on it is that if you get large enough, in any business, you eventually run into quality control issues. Most of the larger builders that build on a national scale do have a lot of complaints and some sort of ongoing litigation happening at all times. It's unfortunate, but true. My team has done a lot of work with many of these builders and while most of the time it's been a great experience, we have had some bad experiences as well.
      I know buying/building a home for the first time is pretty stressful and it's tough to know what to look out for, especially if you've never been through the process before. Our goal is to always make sure you're aware of what to expect and to help you see around the corner throughout the entire process so there aren't any surprises and you end up with the home you envisioned.
      We've found that with the right expectations, the right inspections, and the right communication between us and the builder, our clients have been really happy with their new home. While I can't necessarily speak to what's going on at a larger scale, we do have processes in place to ensure our clients have a great experience individually.

      I'd definitely consider Toll Brothers semi-custom and just above tier 3. TB owns Rialto homes here in SA, which is high end tier 3 and also has their own full custom division.
      My wife and I really love😍 Toll Brothers and always make time to see their models when we're in DFW or Houston. They're supposed to have new communities coming up in soon again in SA and Boerne, so I'm excited to see them back in the area!

      If you do buy a Toll Brothers I'm gonna be jealous😂. We're about to close on a new Perry Home, but would have went with TB for sure if they were building in our school district (the things we do for our kids right, lol).
      My team is already in talks with a lot of folks about a Spring/Summer move for next year, so we'd be happy to connect as soon as you're ready. Especially with new construction, it's always great to get a good head start.

      I actually feel really bad about forgetting to mention KB in this video🤦🏾‍♂️, we've had a lot of clients go with them that were really happy. I do like their exterior elevations and they always have a ton of floorplans to choose from. Solid Tier 1 builder😎
