Ivan i have no plans to live in a caravan but i like watching your videos and hearing about the improvements you are making along with your stories about other sites. You seem like a genuinely nice bloke making thimgs the best you can. Hope all continues to go well for you.
Please make sure that the plot has full planning permission for a static caravan then read the terms and conditions with a magnifying glass. Investigate using a solicitor to make the purchase on your behalf. It could save a lot of heartache later. Good luck.
Stayed on a site in the south of France with this kind of set up. You buy the plot and put your own van on it. There was no age restriction and once you owned the plot you could also add all the awnings you wanted to the van, also any size decking. The plot itself, you could only ever put a van on it, you couldn't build a small house or anything like that. There was also a service charge which was about 2000 euros per year. The site was open 12 months of the year but you still had to spend at least 2 weeks off site in that time period. How they policed that I have on idea. There were a lot of Brits on the site who stayed all summer and then came home. Some rented out their vans out of season, which is why we were there. The site was massive, so big there was 20 odd kilometers of roads on the site! 2 swimming pools (only open in the season) shops, restaurants the whole thing!
Also, make sure if children live on site . A friend of mine purchased a caravan on a site, and they were next to a family who lived full time and was very noisy. There were lots of parties smoking and not cigarettes either.
we put candles in glasses and use a mirror to reflect the heat we use 8 hours ones from home bargains if theres one near you we have been doing this for 2 years it works well if you have a mirror just thought i would tell you we use 6 glasses ie thick drinking glasses its really good
All the very best and good luck to you my friend, but as others have said, tread carefully ! After all, you haven’t arrived here on a RNLI launch,in which case ALL your future needs would be taken care of , and then some . 🇬🇧🇬🇧🇬🇧🇬🇧🇬🇧🇬🇧🇬🇧
Thanks Ivan, the "Tube Heaters" are limited as they were originally designed as greenhouse heaters which are supposed to just help fend off the frost so that is about what they'll do for your caravan. Please don't use candles to heat your home as there have been too many fire disasters caused by them, particularly in caravans and boats. The site where you buy the plot needs a lot of caution, particularly regarding the legal stuff and how things could change with this dodgy strange regime that we're being run by. Take care and all the best. Stevie
Sorry Ivan, can I chuck a spanner in the works, what happens if the "land owner" rolls over and 2TKS robbers march in. Sounds too good to be true, go in with an open mind.
It makes no sense at all. What does your £10k get you vs. just paying the £2000 / yr to rent a pitch? There is absolutely no benefit to it other than putting a free £10k in the site owner's pocket. I can say with 99% certainty that it will only be leasehold, so you'll never actually own it, or, in the rare event you do, you won't have full access rights across the land to get to it. If it was £10k and then just a sensible rate for utilities without any rent on top then it might have been worth looking at, but only an idiot fall for this con.
Try a halogen heater Ivan .I only have one bar on at 400 KW .It gives a lovely warm glow and I live in an unheated conservatory all year round .Its instant warmth at only £20 it's a lifesaver .
A few suggestions, of what we did to help keep our static warm, we the pannel heaters battened a inch off the walls, and put radiator foil bebind them also added a small shelf above them to direct heat into the room, rather than up the walls. oil radiators are very good and efficient, as you can move the around, we placed one under our dinning table, the heat then convect,s out over a larger area, plus the table top becomes like a storage radiator. Those roof vents you have, we made reflective bilnds/screens from doubling up radiator bubble foil, once we finnish cooking/showering in the evening we slotted them in behind the fly screens, you lose a lot of heat through them. A big saving for you is your gas, looking at one of your older videos, looked like your using Calor gas, this company are probably the mos expensive for the 47kg bottles, we know folk who pay £86 a bottle, we have a local company and pay £66 deliverd and fitted, so its worth you shopping around. One other thing, if this other site is a residential park, it may not accept your static caravan, as its not designed for residential living only seasonal use, the local council ruling they set the site licences.
PROBABLY WORTH LOOKING INTO BUT ASK ALL THE CORRECT QUESTIONS BEFORE YOU SIGN AS MAINTENANCE FEES MAY NOW BECOME YOUR NEW SITE FEES, E.G. THEY MAY GO UP EVERY YEAR AS WELL.
I wonder whether you are buying a leasehold interest in the plot or freehold. Will you get title registered at HM Land Registry? You are definitely going to get proper legal advice on this buying a plot proposition.
No site fees but £2000 a year service charge which will go up every year and about £1200 a year council tax you might as well stay where you are and pay the site fees.you know what they say if it sounds to good to be true it probably is
Tread carefully on this offer of 10k You need to appoint a lawyer to go through the fine details to ensure you have security of tenure, to me this sounds like a scam.
READ THE CONTRACT - Take it away, read it CAREFULLY, AND take legal advice. If they tell you you can't take the contract away ... LEAVE. Even so, it's gonna be £3,500 or more every year, service charge and council tax (which will go up) ... All in all, it's a BIG CON ...
Unless I missed something why would you buy a plot and pay 2k a year . You are paying 3k a year now for rental to me it is a no brainer to just to pay site fees . A lot of information and interesting .
No ten thousand doesn't sound a lot actualy. And honestly, even apartments that have been bought have a service charge and it would be about 2 grand a year.
This sounds unlawful, ie planning permission , the so called service charge is the same as a residential pitch fee ,the sit needs to be a protected site which has a council licence, this sounds very suspect. Why not get on a proper residential site in the first place, ?

Sounds interesting. It needs forensic investigation though.
Make sure you have right of access though especially.
Stay warm. X

@Irdisco2005 . Great advice there are a lot of scammers out there!
Deffo one for a solicitor to look at first Ivan 🤔

You're right about the electric blanket- l live in my van full time and couldn't survive without my EB
Ivan, there will be only one winner & it won’t be you! Choose very carefully 👍
Just like to say, your van looks very nice
Any more details on the tube heaters , you did say you would give an update. Thanks take care .

Sounds interesting but 'a fine tooth comb', the details.

air fryers are a god send even in a house they save so much on electric
thank you ivan
Do remember that gas by its very nature will create damp air, condensation.
That sounds to good to be true but they may increase the service charges if they want to get rid of u
What happens to the plot if you move are you allowed to sell it privately or do you have to sell to site owners ?

Candles are not a good idea, plus a lot of insurance companies wont insure you if you use candles
What do you get for the £2,000 service charge at this fee free site.
I sure wish I knew where you were or could reach out via email or something. So many more questions about your videos and locations.
Tread carefully on this offer of 10k You need to appoint a lawyer to go through the fine details to ensure you have security of tenure, to me this sounds like a scam.
THATS GOOD IF YOU THINK ABOUT it are you going for it in the future

Owning the plot and £2k a year in service charges, I think ill stay put. I pay £170 a month, ok i dont own the plot but its cheaper.
Quite agree
Said before you want to live in a caravan during the winter you live in one room..I defy anybody to say I'm wrong
What happened to your flat you said you could access
Would be great if that new site is residential. Stay toasty.
Wouldn't touch that Ivan ,sounds dodgy .
