I totally get it and agree, the seller will lose lots of buyers who find the parking lot as a huge negative. Thanks for your kind feedback and for watching and commenting!
Love that interior pocket door! That opens things up a lot. Also like the TV in the master bathroom. 👍 I want to drink a mai tai and sit in that hot tub on the upper deck as the sun goes down. It's crazy that there is a difference between growing up in the OC and growing up in a beach town. Having lived in the OC all my life, I don't value the beach enough to make this house worth it. But those who have grown up in Newport, HB, CDM, and Laguna appreciate being able to walk to the beach, even more than the mess of dealing with parking, crowds, small but EXPENSIVE homes, etc. It is truly a different mindset.
It totally is a different mindset! That beach life is sooo real. Being able to walk to the ocean is another level of beach living. This place isn’t huge but for the right individual, couple, or super small family, it could be perfect. Is the location perfect? Nope….but there are so many pros to this home for the right person/people who are looking for a great time. Let’s go halfsies and entertain on that rooftop? Thoughts?? 😉😉😉😉
Wow what a beautiful property. Thanks for showing it. Also thank you for bringing to the viewer’s attention all the details of this gorgeous property in a fantastic location. 🌺🌺🌾
1st ☝️❗I really like the interior design and the color 💯 That main living area is gorgeous 😍 Amazing views as well. A little too cozy with the neighbors within spitting distance, (literally) but like these two said, it's a personal thing. I think this would be a great secondary home, or for your sibling(s), or a great first home. Foot traffic could be an issue, but that could be turned into a plus . The scenery would be constantly moving and changing providing its own entertainment. And the views ? WOW 😱💦🏄🏊🌅⛱️
You nailed it with the views - they're truly stunning and give the house an incredible feeling! And the inside is fire for sure. My wife and I don’t have kids and we love the hustle and bustle of a city. Noise and lights don’t bother us…..for the right buyer this place is money!! Thank you for watching and commenting.
Beautiful house, bad location. Great view ... of the parking lot. Will always have busy traffic and noise, the donuts in the parking lot are proof. At night you will always have the parking lot lights. For $7M, you can get better in a quieter area that still has a view.
I agree with you 100%, for that buyer looking for privacy and peace and quiet but not everyone wants that. This home is definitely not for everyone. Believe it or not some buyers are cool with lights and noise, I know from experience. I’ve helped buyers that want me to avoid neighborhoods that are too dark and quiet. To each their own right? PS….the donuts in the parking lot are excessive, that needs to stop. Thx for watching and commenting!
The top 3rd floor is a bonus room with a bathroom and 2 balconies, one significantly larger than the other. I made a mistake in the video and said there was only 1 bedroom on the main level but there are actually 2 with a jack and jill bathroom. The 3rd bedroom is the primary on the 2nd level!
7:00 they explain why it's a *horrible* location and how there are levels to how horrible it really is. Also $7M for such a tiny space with no land. 7:34 "so, location wise, really really cool- I love it." 😂 I see this as being strictly an AirBnB rented out to spring breakers and summer party folks.
Definitely don't think the location is horrible. Does it have it's draw backs or negatives, of course, like a lot of real estate in dense areas, however for the right buyer, the pros out weigh the cons. For example, my wife and I don't have kids, we love small, easy to maintain spaces because we don't love cleaning large properties. We want to be able to walk to shopping and the beach which this area offers, and enough outdoor space for our dogs, which is limited here but enough to get by, and we'd have to walk them more. It's not for everyone but it is for some. Make sense? Thanks for watching and commenting.
I don't mind the parking lot but the house behind this house looking right at your roof top deck and hot tub, from what looks to be about 10', would be a deal breaker.
Totally, it can be too close for comfort for many people. The area and strip for homes is so confined that they really get there in there. Thanks for commenting and watching!
I’m with you. I don’t see anyone living here full time, but maybe I’m wrong. I think whoever ends up owning this place will come during peak season and will expect the noise that comes with the territory of owning in this location. I see it being used 3-5 times per year for a week or 2 at a time…..
I like your channel 🫶🏻I work in real estate too ,you are great team 👍professional content,I love it .The house is incredible, kitchen +master bedroom +terrace+view one love ,I really like design interior of this place,I wish you to find a generous buyer ,good luck guys, thanks for your work
Thx for watching and commenting. This place is definitely not for everyone. Maybe a youngish couple, no kids or one kid, 2nd or 3rd beach home….who love people and not bothered by noise. I’m with you.
Not a lot to work with here, not the best location on the street. And a small lot, I think with what they were working with, they did a pretty good job. Let’s see where this home sells! Thx for watching and commenting.
I’ve walked by this house countless times. Fun to see the beautiful interior!
Me too! It's a special spot in CDM! Crazy to finally get to see the inside! Really cool place.
Great view of the public parking lot and public restroom! No wonder it hasn’t sold for 5 years at that ridiculous price.😂
Parking lot will deter many, but maybe not all....time will tell! It's a cool place but it does have it's drawbacks. Thanks for your feedback!
The view of the parking lot is a deal breaker. Also privacy glass creeps me out LOL. Thanks for another great video

@@LiveInNewportBeach It's like owning a boat: It's better if someone else owns the boat and invites you to party on it. 👍
Wow what a beautiful property. Thanks for showing it. Also thank you for bringing to the viewer’s attention all the details of this gorgeous property in a fantastic location. 🌺🌺🌾
Yesss! You’re welcome!! So many cool features about this home that make it an awesome beach house! Thx for watching and commenting.

This is being marketed as a 3 bedroom, is the "3rd floor Entertainers, Paradise" the one being referred to as the third bedroom?

Huge no!...HORRIBLE location! Who wants to pay 7 million to watch people doing donuts infront of the house!

WOW! Thank you so much for your kind words! Thanks for watching and commenting too. I appreciate you! Where do you work?
@LiveInNewportBeach Robert, Are many/most of the tours you do on Newport Mansions your listings?
Most are not my listings, YET 😉
Although most aren’t my listing I can help potential buyers gain access, provide info, submit an offer, and negotiate on their behalf. 💸💸💸💸💸💸💸💸
This house is going to sit for a while, horrible location, zero privacy, small rooms, low ceilings.
Thx for watching and commenting. This place is definitely not for everyone. Maybe a youngish couple, no kids or one kid, 2nd or 3rd beach home….who love people and not bothered by noise. I’m with you.
