Do you have advice for obtaining a mortgage for those of us who reside on US mainland and are wanting to relocate to Hawaii? Is there a local lender who you would recommend that works long distance?

I feel like it would be nice, if you ever do something like this again, to cover the rising ocean levels risk. I feel like that's not something often spoken about but is really important to be looking into if you are buying beachfront property. Even some of the Waikiki condos near the Ala Wai canal have some risk of exposure to this with 3 feet of sea level rises (albeit Waikiki may be valuable enough to get stuff like sea walls when this becomes a significant problem). Also, even if you aren't ocean front but buy a house for its proximity to a public beach the rising ocean levels could wear away and cause that beach to disappear.

@@PatrickLongleyOahuRealEstate that is how long it takes with the county. They are so slow in everything. I asked a permit to build a simple carport. It has been more than a year. I still haven’t get my building permit.

Homes are 2x overpriced on Oahu right now. Just wait for prices to fall off a cliff before buying.

We are in deed seeing prices coming down and the days of properties having 20-30 offers have come and went...not sure about prices falling off a cliff but they definitely are coming down. In your opinion...how much do you think they will come down and when do you think they will swing back up. I have my own personal "guesses" but would love to hear your thoughts :)
@@PatrickLongleyOahuRealEstate 25-40% down. Without investor capital and at 7% mortgages we'll see a big drop. I was living there in 1995 when market fell off a cliff and many japanese investors sold commercial and residential property at huge losses.
