@Pajune No, the Ruble, like every fiat currency including the dollar, has no backing. But it could as Russia has large reserves. To assume you must have an ever expanding currency supply is ignorant. Did not the industrial revolution happen under a gold standard? The gold standard was abandoned because the thieves, oligarchs, and politicians didn't like the limited currency supply because it limited the possibility of theft and corruption. No limits on the supply (fiat) is the reason the US is severely insolvent as you can not burden many generation with debt if the supply of currency is limited.

Rates may be 8% in America but no one can afford to buy at such artificially elevated prices. So the interest rates becomes irrelevant if everyone is priced out of the market before even considering the rate of interest. And this will not get better with time, only worse, as rates in the West are now surging and housing prices have not fallen.

    Interesting.
But, I might add that the quality of construction is open to suspicion as well.
As early as 2023, buildings in Moscow and its region, buildings with completion dates IN 2023 (and beyond now) were being sold with a variety of defects.
To compensate for material shortages and higher costs, (due to the first round of sanctions) developers were cutting corners everywhere they could.
Anything on the market now, with a completion date after the war began is most likely overpriced and of low quality.
    Buyers beware.

Reason why interest rates are high is to limit excessive spending and debt. As compared to most Western countries, I live in Canada and rates are about 5% also. But house prices on average are $800,000 in major cities as a start...even in smaller cities it's still $550,000 and up. Converting rubies to my dollars I can live like a king in Russia. $7 million rubles is only about $98,000 Canadian dollars...also realize the Russian debt is only a small $306 billion...as compared to the USA at $36 Trillion and climbing and Irelands debt $220 Billion Euros with only around 7 million people. Canada's debt having only 40 million people is $1.35 Trillion dollars, with a $1 billion dollar a week only for the interest payment on the debt. All in all high interest rates are needed to stop or slow down inflation...

6% for families with a kid 6(?) years old or younger. My daughter is 9, so I cannot use that mortage. Also we have 7% for IT specialists, but it's budget ended around September 2024. Maybe government will add budget to IT mortage in this year, then I will use it as investment for the future.
Also we have 3% mortage for rural areas, but it must be a private house, not an apartment and it is usually far from the city, so you will have to spend 1+ hour one way every day to get to your office.
And every person can use only one of that special donated mortage programs in his life.
Plus once in his life every Russian can get tax off on property deal. And tax off on mortage percents. It is very easy now and can be done online, you only need to scan all the papers once an year and upload to Russian tax department site.
Current huge rates is an emergency attempt to stop the inflation caused by big military salaries. So it should go down to 15% or 10% in 2-3-4 years. Before the war we had mortage around 10% I think. The smallest mortage(without government help) in last 10 years I heard about was around 8+%. In 2017 I took mortage with 9.5%.
Also, I should note that mortage rates in Russia are always locked. If you got a mortage with 10% 5 years ago, it will be 10% until you close it. Or you can transfer and reinvest your mortage to another bank if it is ready to give you a smaller rate. But you have to spend some time and loose ~1 month of payment on additional fees, so you need to calculate first.

@@Youknowit95it is so hard to estimate. I assume nobody in Russia can afford now a mortgage with 30% rate. So you have to wait or make a baby or find another ways. In addition, all that preferential programs works for a new building only, when you buy from developer. So market of 'old' apartments is completely stuck. Only people with cash can buy there and they want a discount. My parents cannot sell their old apartments for about 2 years to get money for building a new house. I assume they can sell with a discount, but we better wait. Everybody put money on deposit. Deposit rates were up to 23% until December, 20. Now it is about 18% only, because central bank did not raise the rate as everybody expected. I expect people to get money back from deposit in 6 months and start consuming or investing in stock exchange.

I will go back to Krasnodar when the conflict is over to sell the unit as my girlfriend wants to live fulltime in the Maldives. Just wondering if you think values have improved since Feb 2023 when I left Krasnodar (my wife was killed in Миколаївка, Donetsk visiting her mother on 7 Jan 2023), what do you think, up or down?

As I understand it thr rouble is about 102 to the dollar. Isn't that roughly what it's been all year? The the dollar to euro a year ago was 112 to 1. Now it's 193 to one and falling . So in fact the rouble is holding out even better than the euro.

High interest rates are needed to slow down high inflation...house prices 15 years ago on average was around $125,000. Now for the same house $400,000 as a starter home. Major cities in Canada starting at $600,000 or a 500 square foot condo, or $1.5 million for a regular house. Interest rates around 5%. BUT, a couple years ago it was 0.5%...at which point since money was cheap to borrow, corporations capitalized on this and inflated prices sky high...also in Russia cell service is about $10, utilities under $50, income taxes less than 15%...

Hi Natasha: The cost of rents in Canada also is quite high. It is normal for an one bedroom apartment to cost 1000 dollars a month to rent. and in some place even higher. Here in my province of Saskatchewan the rents are consistently the same near 1000 dollars Canadian a month or slightly more, but in the city of Toronto, Ontario rents can reach 2,482 a month in Canadian dollars. It is good to know Natasha that people in all nations are struggling to find affordable housing. In your nation, it sounds like renting an apartment is the logical and affordable choice. Good video dear lady and God bless you in building your channel and your economic future.

These city-scapes probably seem quite normal to local people ... but to some foreigners , the Russian cities are very monotonous or extremely ugly - Soviet uniformity , that crushing boredom and drabness is built in . Vast suburbs seem to be identical in appearance and stretch for 5 / 10 / 15 km .. My favourite city , however was Irkutsk , as I found there are still reasonably extensive areas of 1900-30 architecture and lots of small wooden houses . Compare to Krasnoyarsk 400 km away , that being utterly vile and obscene ... especially if experienced in winter

Long, long time ago I used to pay close attention to real estate and we could have easily had about 3 million dollars from that but stuff happens and we still did okay though and it is difficult to say other than I have had no more aspirations for more than a decade and it is all over because I am now a closed minded person but I do have concerns over money in the bank and volatility and it causes hell but maybe since I'm such an old man now that I am 50 years old that I should die coming up and not worry about anything ever. It is impossible here too in Canada to get a house if you are a first time buyer. The prices are very high and all that. Anyway if I could live in a 10 million dollar home I would turn it down because my mind is so closed now. I don't want anything like that.

Regarding your remark about traveling to Russia.....
For me I have made my mind up. I am coming to Russia to live and do what I can to help build the country.
I am sick of the policies in my part of the world (EU). The Olympic games were the last thing I cold handle.
So it is not a question of if I come but when I come... For several reasons I want to wait just a little longer, but no longer than 2 years.
Before that time I WILL come to visit your beautiful country.

@@awedsgtsvfcgtre7269 I see what you mean.
The people who leave Russia have a glamorous idea of other countries or they wanted to leave the country already and only needed that little nudge.
I was in a number of other countries. Most countries in the world are only good when you have money.
Another point is that EU countries are under control of the EU which gets it's instructions from Washington.
Please do not make the mistake that life is better or more free here. I agree that it may have been like that in the past but it is no longer so.
As I told you in my other comment, I have to live in a small camper. The only alternative is the streets and I have a pretty good income.
A number of EU countries are in recession.
      Germany is de-industrializing.
Thousands are loosing their jobs there.
Here in the Netherlands the same fate awaits us because much of our economy depends on the industry in Germany.
Another point is that our society is falling apart. The family values that you still enjoy in Russia, we lost that many years ago.
Times may be difficult in Russia with the inflation and the SMO in Ukraine but Russia will do better. Russia has friends all over the world. You are part of Bricks.
Give it time. Russia will do well.
We in EU...... The EU regime has cut us of from the rest of the world. We have no friends left besides America and even America is feeding on EU, First they stole our cultures and now they are stealing our money. Gas reserves are drained fast.
In fact, without cheap Russian gas people may die because it is too expensive for the elderly. Especially in the countries that are not that rich.
From your point of view, Russia may not be such a good place.
From my point of view I would like to say..... Think again. It might not be so bad after all.
And I did not tell you everything yet.
In the near future more problems will stack up here.
      Please stay safe.
