@Alice Monkey if you rent a condo, you don't pay maintenance (common area) fee coz it's paid by the landlord
Common area fee is a decision of the general meeting of condo owners in the project so that it's must pay by landlords.
@@Kotiara123 Transfer ownership fee is a payment in Thailand Land Department when a property changes ownership
it's usually 2 - 3.5% depending on property details
The smaller building is really nice and reasonable, but I prefer this type of neighborhood. Keep it up Chris!

As a retired realtor now living in Chiang Mai in a low rise modern complex these units were very hiso and the one bedroom was amazing. Loving the discounts. I just picked up same condo floorplan I gave up in March for 33% less this week. Good deals to be had.

Nice videos, I just purchased a small condo in the On Nut area. One thing is that the balcony area is also included in the living area square meter size. The closer the unit is to the BTS or MRT the more expensive. That’s also true with the access from the highway, if you are familiar with Bangkok traffic you can well appreciate that.
Ranya shows it can be fun searching for a condo. Go Ranya!

Some things to know if purchasing. The Condo building must be 51% owned by Thai citizens and you must pay with money from outside of Thailand and retain the proof of the money transfer if you should ever want to sell. If you are religious there is the most unique Catholic Church in the area as it is converted from a Thai Wat (Buddhist Temple). It is just at the corner going away from Ploenchit. It is a nice area.

When buying condos in Thailand foreigners own 100% of their respective units.
The limitation is how many foreign owners are in the project.
If the quota is full, you will actually be unable to buy a property.
When selling, it's even easier to sell foreign quota condos because foreigners can sell to all Thais and foreigners.
For more advice, I recommend everyone use reputable professional service in Thailand
@@condodee Thank you and yes I know they own 100%. The quota limitation of 49% foreigners/51% Thai is a maximum on the foreigner side but it need not be the full 49%. Of course if a foreigner owns it it would be within the quota so a resell would also fall within the range. My advice was only to inform the people watching the video.

I gotta tell you Bro, I realize this is Bangkok, but I bought a 2 bedroom condo in Hua Hin on the beach in a quite area on the 7th floor. I bought it in 2016 for $ 68,000 U.S. dollars. Couldn't be happier and you can breath fresh air daily unlike Bangkok.

In 2014 we went to Bangkok to look for investment properties, found several 1bd/1ba 500 sq ft condos going for $75K USD. Didn't pull the trigger but went back in 2018 and those same or similar condos are now going for $250K. That's why we ended up buying a new 3bd/3.5ba villa in Ubud, Bali with a 15'x35' private pool on a 4000 sq ft lot, villa is 2400 sq ft under roof for $275K USD. Bangkok use to be a great deal but no longer.

What I’d like to see is temporary stays, like if I'm going to be in Bangkok for 3-5 weeks, what are my options for a furnished place I can set up and work? Reliable Internet is crucial.

Do these condos in Bangkok also have some kind of pet policy? I like the coverage Chris and the properties you are covering have great location and neighbourhood. I suggest that you could go beyond video walkthroughs of properties and cover additional practical aspects of living in condos or properties you cover.
And I am interested in seeing more of new condo rentals in 4000 to 7000 bhat range and must have walking distance proximity to BTS etc

only 5 min walking
Great to see the properties via your video. The market is getting in the buyers favor. Since Covid there are a lot of empty units. The market will return, Thailand has always bounced back for tourism and expats. One thing to mindful of at this location at the top floors is that it is right next to the Chalerm Maha Nakhon Expressway = road noise. The area is close to locations that you wouldn't need to drive much as the traffic in the area is bad.

I'd like to see house rentals outside the centre of Bangkok.
This year I stayed with friends in the Pathum Thani area, near Don Muang airport.
A really lovely area.
Perhaps you could investigate that particular area?

From what I've gathered living in Chiang Mai for 6 years, if one wants to live the backpacker life, it is possible to live as cheap as $500 a month, if you don't have an alcohol problem. Between $1,000 and 1500 a month a better quality of life is available and on the high end, servants and groundskeepers are part of it. I live comfortably on a third what it took in the USA.

i.e. if I wanted to do a bit of mechanical or woodwork, or store some water toys, is there opportunity for that in the garage areas.

Wow this is a very nice condo and huge for the price. I live in San Francisco and condos here list for $ 500,000 and you only get less than 400 square feet. Condos here don't come close looking that nice.

I personally think if you invest that money in an well diversified ETF you are better off. And the dividend can easily pay the rent.
monthly cost is only the common area fees of 50-80 Baht per sqm per month
