THATS a dream house. The underground bunker shooting range is amazing. 100% the best part That alone here in the USA would be well over 250,000$ or more.
The house tour was very interesting. When I used to travel to Manila for business I always noticed barbed wire used around the perimeter of affluent homes and obviously used around the home you just toured. I'm glad you didn't feel the necessity to use it around the walls of your home.

I have heard of Smeg we have it available in the UK, expensive but stylish! The Guest house is absolutely perfect....I would live in that! The main house is gorgeous, and I prefer the fences to the walls most people have built, with a retaining wall. The furniture is perfect and good quality, the instalation of insulation, flooring, quality of windows. The solar system giving free electricity basically is brilliant! The underground shooting range is unique, I would prefer it to be made into a games room or hurricaine retreat room. I think the house is amazing, and If I could buy in the Philllipines I would buy this home! It is amazing in every way, I love it!

I saw this in another vlogg and Justin was there as well, impressive house ,and good price for what he is asking for it , in Toronto for One Millon dollars one would be lucky to have a house similar to Greggs house on a much smaller lot, about 100 feet × 40, NO pool. A Doctor customer of mine has a nice house with pool that is over 85 years old in the City of Toronto , where houses are worth 3 million dollars for starters, The Docs house is approximately $5 million Canadian $. This house is a bargain for what he is asking , I am no Millionaire 😢

We and my wife ( Elizabeth) enjoy your channel , we look forward to each episode you do. We will be back in Philippines in Malolos on November until February. Still got a few jobs to do around the house, unfortunately it was done during Covid, there was a lot of mistakes we were in uk. Solid construction and you will not get materials like this in the states. That house is solid. I was already sold but the gun range sealed the deal. I hope you get a buyer especially knowing you didnt cut corners on this project.

Very nice place. Like the guest house but not the actual house so much as it does not have that resort feel. The 3 levels and no separate living room, dining room or separate family room takes away for the resort feel. With all the land they should have made it a large one story home. Your home with Wilma feels more resort like. We are building ours here with separate guest house including a cabana or party room to feel like a resort. Coming from Arizona large one story homes that feel like mini resorts are very common. Maybe not so from Sweden but the beautiful Philippines should make you feel like each day is a vacation.
I'm glad their house is sold, the house is perfect, whatever the real reason for them selling it i m glad it was sold, I would say they got carried away building the house.
wow 😱 what a house !!! i love the view and i love the secret dungeon ! if any war comes to the philippines between china and the philippines that was the place to hide , or a big hurricane hits the area that secret place is safe to hide . Over all i’ll give it a 9 out of 10 . One thing i have to change if i buy the place is the master bathroom, i like my bathroom with bath tub and the sink has got to go i like a deep sink to wash hands . But all in all the house is very well built solid ! I wish i have 1 million dollars right now 😅

I like the swimming pool and all amenities. The house is too big but it built very strong. The solar system is a selling point considering the electricity bills is negative.
After watching half of the video, I hope you don’t mind me giving a constructive opinion. I would like to recommend staging the house so that a prospective buyer can better appreciate the beauty of this home. I actually could not fully visualize the layout because it is not put together well. With all the money invested in the house, I respectfully suggest that you hire an interior decorator…..

@@buildingthephilippines in my lifetime of being an Appliance delivery guy and visiting high-end appliance stores i have seen all kinds of very high-end Thermador , Bosch,Miele ,and some Italian ones too , only seen or heard of Smeg in Home Design magazines Smeg is an Italian company , they (Smeg )have several outlet stores) in Toronto and we have one of the largest Italian origin population outside of Italy, we have a " Little Italy , a " Greek town , Chinatown, and little Calcutta even have areas where we have a lot of Koreans. Filipinos in Toronto are plenty and there are dozens of Filipino Sari - Sari stores, ( They ship BBBoxes), mostly in North York where I lived before, we have a big population of OFWs

There are people who made comments on the other Vlogg that i first saw of this house, that the property is overpriced , they have no clue of materials costs to start with. In California or Florida this would start around $5,000,000 US and chances are more like $10,000,000.
$10M in the US because it's in California, the area is pricey, that area in the Philippines is way, way cheaper & it's like in a secluded place & far away from the City
you've gone to every town in iloilo try Nabas ,Aklan if you want beach front places it may be cheaper than Roxas it is 11/2 hr from Kalibo, and 45 min from Boracay.But if you want to see beach front and mountains within 5 km of each other try Antique Province with more than 30 bridges
Large house for sure. The person who buys this home is getting a really well constructed home. No cutting of corners at all. All first class materials.
good observation, high barbwire fence with a shooting range in a secluded, forrest area, if not for the infinity pool & tennis court you would really think about that
In Italy you have these little churches with thick walls and small windows, high ceiling with vents to take the heat out, no aircon... and it does feels cooler inside... 7:20 - So, two layers of hollow block with insulation in between did not work to keep the heat out?... it is all about the windows and not thick insulated walls... (maybe triple pane UV-blocking windows).... and maybe vents high to take the heat out... or vents would not help either, just keep the room closed with aircon powered by solar..
This home is certainly not for the minimalist lifestyle where less is more. BTW, the architecture design is much like a commercial office building - not a homey look at all. An underground shooting range is certainly a bit odd. I could go on. Anyhow, my opinion only. To each their own. I do wish the seller and his family all the best.
All have different tastes for sure, as these comments show. We built this for us to live in, and for me to stay busy during Covid. If the plan had been to sell it, many decisions would have been made differently for sure. The percentage of potential buyers who want an underground shooting range, or a tennis court, probably isn’t high… Anyway, thank you for the comment. With these videos from the guys, hopefully we can find a few people who share at least some of our taste and preferences. Both myself and the wife understand that we are unlikely to ever get our money back. That’s life. Cheers John
@@dumaguetedreaming To be honest, it’s difficult to estimate. It’s all recently built so until now it’s been very little maintenance. The only thing we have right now is a guy coming in twice a week to to some gardening and pool vacuuming. Then there is me who does the random tightening of screws needed. Of course there should be more cost long term. The two native houses are bound to need new nips roofs in a few years, water tanks that needs cleaning and random things always break and wear out, now matter how well you plan and build. All I can say with certainty is that I’ve spent extra money to keep maintenance cost down. Solar batteries with 10+ year life span. Stainless screws everywhere etc. A hot heavy dip galvanized fence that should look good for 50+ years. Higher quality products and finishes than typical in the Philippines. Time will tell how the king term cost. Sorry I can be more clear.

Well, price will be a challenge, because for Dauin it is luxury style. You woudl expect such homes urban areas of Luzon. There it would be an easy task for that price. The underground shooting is also a challenge, because I dont think that there is a legal permission for that. So a buyer must expect to be forced to change the use of the bunker. You might convert it to a bowling lane. However, I am not sure how the weapons are stored (for obvious reason they did not show that in the video). But what is your budget? The owner said the price is highly negotiable. Usually for such a home that means a discount of about 30% (wrong place and overbuilt, that does not reflect value).

I like the modern style and extra bonus things he added. The underground shooting range is nice but I would have preferred a wine cellar instead 😂 the exterior of Both the guest and main house is nice but the interior design of the house lacks some esthetics wow factor for me. I such sold my rental house in Columbia Maryland, US for $1.5 million, with 4300 sq footage living area on a half an acre property. Both exterior and interior design of my 20 year old house but newly remodeled house. My house sold before it even went on the market that’s because it has the wow factor.

I am curious about the upkeep on the grass tennis court. If its anywhere near Olympic level its a huge investment in time to keep in in playable conditions. Also, in a house that large with so many AC's how man KW hours they average per month? Is there another area other than the master bath for a washer and dryer? The sun on my clothes iwhen we hang them out n Cebu is destroying my clothes much, much faster than having a dryer. Great video and presentation. 👍
I was told they did sell the home. Happy for them. We take our laundry out for cleaning, wash, dry, fold and plastic wrap for 500 pesos a month. So much easier to have someone else do it. Thanks for watching.
@@buildingthephilippines Glad to hear they sold it, the owner seemed like a really nice guy. We were sending our clothes out to be washed, dried and folded. For 7kg was 700php and we had close to 20kg of clothes twice a week. We didn't do that for very long 🤣.
JJ Cohrs…I think foreigners could not own a land in the Philippines. You could lease the land with your house on it. The deed of the land has to be on someone’s name a Filipino. If things go wrong the lessee can be kicked out anytime from his house. You may check if I am right.

So if you’re still asking ‘can foreigners own land in the Philippines?’, this is an ideal way for you to achieve your goal. However, if you set that Corporation up purely so that you can own a piece of property that you can call your own and build your home on, you are, under Philippine law, operating illegally. The Philippines constitution reserves all land in the Country for Filipinos only. Foreigners are not allowed to own land. Period. Beautiful property and excellent job and great ideas of the owner when they build but just a simple reason to change and sale it with all the hardship built your dream home is an insane decision, I guess it could be more than that but anyway hopefully your property will sale soon probably to the political people or more on abroad couple too so GOOD LUCK
I suppose wealthy foreigners will continue build mansions that can only be sold to other wealthy foreigners. And so it goes. Beautiful place, and he seems like a nice guy. But I’ve seen this in Mexico and know what happens when these kinds of homes start being built.

If I have over a million and retiring, I wouldn’t mind buying such house, except that: location location location ‼️ A million dollar would also include the necessary infrastructure like level1 trauma hospital, wide roads and easy accessibility. Nice place though, but there’s no lawn to speak of.
Layout is not I would expect for $ 1 million house in Philippines. It is just big! Overbuilt for the area honestly. I would built my own custom built home for that price🤔
I thought the home was ok but nothing about it blew me away and a million dollar plus home in the Philippines should have some sort of a wow factor. The modern look of just the house was probably the best thing about the house. The layout was not done well, the tennis court seems a bit too much and the surrounding area doesn't look appealing. It seems they built the home thinking they would be there for years and probably personalized it a little too much so I think it's going to take a wealthy tennis loving foreigner to buy this home.

Corporations at least 60% of the capital of which is owned by Filipinos. In other words, the Constitution explicitly prohibits non-Filipinos from acquiring or holding title to private lands.

The sun is not scarce in the Philippines. On the contrary, you need to hide from it. Big french windows even double pane still leave sun heat to come in than a hollow block wall coz it’s thick and completely opaque. But this house has solar panels so🤷♂️
I was wondering about his full motivation for leaving, before seeing the shooting range. I mentioned this to my wife and she didn’t think much of it. Then, after seeing the shooting range, she agreed something else might be going on (she is from a town where a major was assassinated by his successor, sound familiar?). Gun ownership in the Philippines is not like in the US. People often provide the most ‘acceptable’ reasons for leaving when asked. Could be nothing, maybe just impressions stemming from my suspicious nature. Od course everyone needs to do their own research.
The family decided to move back to Sweden to educate their 5 children properly, in there estimation. He also mentioned to tend to his mom who is getting older. He himself recognizes he overbuilt, especially the speciality items.

Smeg is up there with Bosch, Miele and higher Electrolux , the last 3 are quite common in high end speciality appliance stores here in Toronto .
I've heard of the 3 you mentioned, but never smeg.
@@buildingthephilippines in my lifetime of being an Appliance delivery guy and visiting high-end appliance stores i have seen all kinds of very high-end Thermador , Bosch,Miele ,and some Italian ones too , only seen or heard of Smeg in Home Design magazines Smeg is an Italian company , they (Smeg )have several outlet stores) in Toronto and we have one of the largest Italian origin population outside of Italy, we have a " Little Italy , a " Greek town , Chinatown, and little Calcutta even have areas where we have a lot of Koreans.
Filipinos in Toronto are plenty and there are dozens of Filipino Sari - Sari stores, ( They ship BBBoxes), mostly in North York where I lived before, we have a big population of OFWs

Wow, beautiful home and it's built to withstand almost anything that nature can throw at it or maybe even a zombie apocalypses. I'm sure its worth what he's asking however only a married foreigner could buy it and they'd have to truest their wife. I'd like to buy just the guest house.

There are people who made comments on the other Vlogg that i first saw of this house, that the property is overpriced , they have no clue of materials costs to start with. In California or Florida this would start around $5,000,000 US and chances are more like $10,000,000.
Well said. With the recent increase in land cost as well as material cost (inflation) I'm sure it would be more expensive now to build.
$10M in the US because it's in California, the area is pricey, that area in the Philippines is way, way cheaper & it's like in a secluded place & far away from the City

you've gone to every town in iloilo try Nabas ,Aklan if you want beach front places it may be cheaper than Roxas it is 11/2 hr from Kalibo, and 45 min from Boracay.But if you want to see beach front and mountains within 5 km of each other try Antique Province with more than 30 bridges

good observation, high barbwire fence with a shooting range in a secluded, forrest area, if not for the infinity pool & tennis court you would really think about that
In Italy you have these little churches with thick walls and small windows, high ceiling with vents to take the heat out, no aircon... and it does feels cooler inside... 7:20 - So, two layers of hollow block with insulation in between did not work to keep the heat out?... it is all about the windows and not thick insulated walls... (maybe triple pane UV-blocking windows).... and maybe vents high to take the heat out... or vents would not help either, just keep the room closed with aircon powered by solar..

This home is certainly not for the minimalist lifestyle where less is more. BTW, the architecture design is much like a commercial office building - not a homey look at all. An underground shooting range is certainly a bit odd. I could go on. Anyhow, my opinion only. To each their own. I do wish the seller and his family all the best.

All have different tastes for sure, as these comments show. We built this for us to live in, and for me to stay busy during Covid.
If the plan had been to sell it, many decisions would have been made differently for sure. The percentage of potential buyers who want an underground shooting range, or a tennis court, probably isn’t high…
Anyway, thank you for the comment. With these videos from the guys, hopefully we can find a few people who share at least some of our taste and preferences.

It’s all recently built so until now it’s been very little maintenance.
The only thing we have right now is a guy coming in twice a week to to some gardening and pool vacuuming. Then there is me who does the random tightening of screws needed.
Of course there should be more cost long term. The two native houses are bound to need new nips roofs in a few years, water tanks that needs cleaning and random things always break and wear out, now matter how well you plan and build.
All I can say with certainty is that I’ve spent extra money to keep maintenance cost down. Solar batteries with 10+ year life span. Stainless screws everywhere etc. A hot heavy dip galvanized fence that should look good for 50+ years. Higher quality products and finishes than typical in the Philippines.
Time will tell how the king term cost. Sorry I can be more clear.

Thanks for sharing this beautiful house. Sadly it's out of my budget:(, but it seems like a good price. I think that underground shooting range and tennis court probably cost more than most homes here in the PH. Also that retaining wall wasn't cheap.

Well, price will be a challenge, because for Dauin it is luxury style. You woudl expect such homes urban areas of Luzon. There it would be an easy task for that price.
The underground shooting is also a challenge, because I dont think that there is a legal permission for that. So a buyer must expect to be forced to change the use of the bunker. You might convert it to a bowling lane. However, I am not sure how the weapons are stored (for obvious reason they did not show that in the video).
But what is your budget? The owner said the price is highly negotiable. Usually for such a home that means a discount of about 30% (wrong place and overbuilt, that does not reflect value).

I like the modern style and extra bonus things he added. The underground shooting range is nice but I would have preferred a wine cellar instead 😂 the exterior of Both the guest and main house is nice but the interior design of the house lacks some esthetics wow factor for me. I such sold my rental house in Columbia Maryland, US for $1.5 million, with 4300 sq footage living area on a half an acre property. Both exterior and interior design of my 20 year old house but newly remodeled house. My house sold before it even went on the market that’s because it has the wow factor.

I am curious about the upkeep on the grass tennis court. If its anywhere near Olympic level its a huge investment in time to keep in in playable conditions. Also, in a house that large with so many AC's how man KW hours they average per month? Is there another area other than the master bath for a washer and dryer? The sun on my clothes iwhen we hang them out n Cebu is destroying my clothes much, much faster than having a dryer. Great video and presentation. 👍
I was told they did sell the home. Happy for them. We take our laundry out for cleaning, wash, dry, fold and plastic wrap for 500 pesos a month. So much easier to have someone else do it. Thanks for watching.
@@buildingthephilippines Glad to hear they sold it, the owner seemed like a really nice guy. We were sending our clothes out to be washed, dried and folded. For 7kg was 700php and we had close to 20kg of clothes twice a week. We didn't do that for very long 🤣.

JJ Cohrs…I think foreigners could not own a land in the Philippines. You could lease the land with your house on it. The deed of the land has to be on someone’s name a Filipino. If things go wrong the lessee can be kicked out anytime from his house. You may check if I am right.

I thought the home was ok but nothing about it blew me away and a million dollar plus home in the Philippines should have some sort of a wow factor. The modern look of just the house was probably the best thing about the house. The layout was not done well, the tennis court seems a bit too much and the surrounding area doesn't look appealing. It seems they built the home thinking they would be there for years and probably personalized it a little too much so I think it's going to take a wealthy tennis loving foreigner to buy this home.

@Chris Mogren……. I hope you are aware of the Philippine Constitution. Those who are qualified to acquire or hold lands of the public domain are as follows: 1. Filipino citizens. 2. Corporations at least 60% of the capital of which is owned by Filipinos. In other words, the Constitution explicitly prohibits non-Filipinos from acquiring or holding title to private lands.
The location is phenomenal !! I’m not crazy about the design of the home! Look like a commercial building. The decor look very cheap ! They need to hire a professional interior decorator. The home it’s not homey !! But great location and the pool is great !!

The sun is not scarce in the Philippines. On the contrary, you need to hide from it. Big french windows even double pane still leave sun heat to come in than a hollow block wall coz it’s thick and completely opaque. But this house has solar panels so🤷♂️

I was wondering about his full motivation for leaving, before seeing the shooting range. I mentioned this to my wife and she didn’t think much of it. Then, after seeing the shooting range, she agreed something else might be going on (she is from a town where a major was assassinated by his successor, sound familiar?). Gun ownership in the Philippines is not like in the US. People often provide the most ‘acceptable’ reasons for leaving when asked. Could be nothing, maybe just impressions stemming from my suspicious nature. Od course everyone needs to do their own research.
The family decided to move back to Sweden to educate their 5 children properly, in there estimation. He also mentioned to tend to his mom who is getting older. He himself recognizes he overbuilt, especially the speciality items.
