      Look for rent-to-own properties. Usually, DMCI has that payment scheme. If you need to sell, you get back your equity payments and the buyer assumes the balance.

    I guess that would be good for someone that does not want to use or more likely does not want to maintain a yard, but for me, at that price I would want to have a yard with more outdoor living space….. unless there are too many bugs or insects out to enjoy.

    IMPORTANT. If you use a Filipino to put the land title in, then put a personal mortgage on that land for its purchase. That way you control everything and they can't have 100% ownership of it because it has no equity in it. Don't trust anybody. Best still use off shore company to lend the money (which is really you but no one can prove it) to the land purchase. $1,000 cost but it saves you from corrupt partners. You have been warned.     Anytime it can’t be in MY NAME - I don’t own a damn thing! Best advice given in this video is, “Don’t take advice from some random guy on RUclips”! 🙂
    If I can only rent the land - I’ll rent anything on it too!
    Be careful guys - don’t think that any woman, anywhere (once they realize they have the upper hand) won’t have your ass legally removed from her land or her house if she can find a way to do it (and she’s tired of you)!
    Now - I know you’re saying, ‘oh, my wife/girlfriend/partner is different - we’re in love’… …maybe… but why risk it?
    I genuinely hate the crudeness of this axiom… but it somehow fits: ‘If it floats, flies or fu@ks - rent it’!

    You can't kick her and her family out if things go bad she owns a majority and if you sell she at the very least gets a majority of the money. She can rent it out and keep it there’s nothing you can do. You cannot buy even if it’s under a company, the company owner must be a Philippine Citizen and be a majority share holder. Don’t be a statistic.

    Nice property! Nice price too! I have great reservations about the explanation you give about ownership. I built a house in the Philippines before and lost it when I divorced my wife. Your theory sounds good, but your house is immovable, so whoever owns the land owns everything on it. Of course, if the house is in your name, you can send in a demolition team and leave her with only the land, but I don't think that would solve your problem. Unless you are so rich that p9m is peanuts to you, I would look before you leap.

    Thanks for showing Kevin as I like seeing your various rentals, etc... This prop, no thanks, it's a hard pass for me. I'm trying to be nice here!
    Bottom line, guys, it's prob better to rent than buy. I'm 62 and after doing the math it doesn't make sense to buy. Plus selling is a much more complex than in the US.
    I live in BGC, and it's still cheaper to rent at my age.
    Do your homework, ask a lot of questions!

    It appears that's the smallest house in that gated community, bet those big ones go for over $400K !
    Nice to finally see a house without bars on the windows, guess it's an indication it really is a safe
    neighborhood :) Thanks for sharing this video ! I have to say though that if you are a foreigner it
    is simply too risky to buy land and put the property under someone else's name except if you have
    been married to a Pinay for many years and have a solid relationship - even then I'd look at her and
    say 'hmmmmm' :) Why even buy when you can easily rent ? Too many guys have been burnt,
    don't add yourself to that list. 😆

    The best advice that you can give someone is to do their own research! Whether news articles, legal advice, or accounting, Rich people get and stay rich by trusting no one completely. They have accountants to double/triple/quadruple check the first set of accountants. Teams of lawyers researching every business deal. For those of us who cannot afford a whole team of high priced individuals, use your brain for something other than a hat rack. Research!

    I have a friend who lives near there albeit a more modest home. That area is very nice and as you said it might be the nicest area in Duma. That house is nice! Location location location! Thanks for showing this house. Love real estate videos from the Philippines.

    Some guys like the risk of purchasing a home there’s no way I would spend that kind of money when they’re so cheap rentals available. I’ve never been a gambler.
    That is a super nice place though !!!
    The dog would have to be trained if he continually barks !!!

      The two stray dogs would “disappear” if I moved in. I’m a renter as well, especially since we are thinking of traveling and living on other islands when I get back

    The ritziest barrio in Duma... hmm. The road looks like it hasn't been paved since Macarthur landed, the patches of land in on the undeveloped sides make it look like you're driving through an abandoned airbase or overgrown forest, and the houses look like they are 10 feet apart. Every homeowner could kick in 1000 pesos a month and they would have something beautiful. But this has Pagudpud or Chernobyl vibe.

    Typical Filipino house math. My house is more than 150 sq/m and much larger than this house. I guess they counted the swimming pool and carport and roof and ceiling area and wall area as part of the floor space. Ridiculous. Anyway...very nice CLEAN house. Too bad there's not really any grass to speak of but at least there's no yard work. Very nice neighborhood. I know the Phils is going crazy with rent and real estate but this is maybe a 7.5M PHP realistically at best. But I guess you got to grab everything you can during a gold rush. After all there is a sucker born every day and this and much of the Philippines is now acting in the spirit of Evergrande and Chyna.

    Why in the world build the pool in front of the house? My guess is privacy is not a thing there, it's showing off your pool to the passers by, drive bys.

      My guess is to keep the home as far away from the street noise as possible. They have a wall, so you would have to walk up to see inside the yard

    It is insanely overpriced for Philippines, you can build that house for 30-40k $ maybe less, if you live in philippines :)

    Owning the house and not the land the house is built on, sounds like an oxymoron to me.
    What happens to the house if the land is sold from under it? 😅

      Before you buy it, you get an attorney and write up a contract for a 25 year lease with the option for another. The landlord cannot sell it, nobody else can move in and you get power of attorney. Basically a lifetime lease…sorry for the late response

      It’s actually pretty common. The original land owner doesn’t want to give up any mineral rights. It happens all the time in the US.
      And of course there are clauses in the contract that they can’t just kick you off the property

      There aren’t very many in there, and the ones that are….are HUGE! This house is definitely going to be the “runt” of the neighborhood. Rents would be high if there were any vacancies

      Well sad but true do research first do you homework remember Philippines is beautiful but it called ring of fire surrounding by active volcanoes earthquake and flooding and typhoon poverty is 18% and rising with the cost of living 40 million Filipino people don't have fresh clean water and washing their own clothes by dirty sewer water you need to go to the Philippines yourself traffic in big cities us overcrowded and you be in traffic for hours there no red light or stop signs people with scooter will drive on sidewalk and thru streets that fill with people remember there no sidewalk in the Philippines so you always have be careful driving cause people will walk in the streets and roads

      I just said I moved to the Philippines myself Probably dumagata but foreign can't buy houses lands or rent apartments they only can rent condos or buy them but I can buy land or houses in the Philippines cause I'm native American and Asian mixed especially being Mongolian and Filipino decent myself

    Yeah investing my money into land that I can not own seems like really really stupid. What is the point of a pool that small? All those speed bumps would annoy the phook out of me. So that is 0 points there with the recommendation: must try harder

    Hi Kevin any advise which area in Dumaguete that is near to the ocean and easy access to amenities that I can buy the land and build our dream house my wife is a Filipina but they live in Bukidnon we are looking more with ocean view if we can afford it

      Thanks for watching Shane! A sea view🤔 you can get that in Dauin. Beachfront will be expensive, and you will have to go at least to Dauin, but probably further south. I recommend reaching out to Alma Almonte Fulco on Facebook. That’s the realtor that I work with

    Totally over priced for the Philippines 9 million peso. Such a small place . Its priced for foreigners. You could buy land and get building company to build that yourself for less them 2 million peso. Total rip off at 9 million

      I think you can lease land there. Maybe a 25 year contract at a time. It was on Pea 🫛’s channel with Lawyer Gracie

      Yes, you can rent the land for 25 years with an option for 25 more is my understanding, but after that the owner keeps everything. That doesn’t bother me, because I’d be 108 after two contracts

      My guess would be no🤔. I would actually invest in Starlink. They are running a promo in the Philippines: 20,000 PHP for all of the equipment and $50/month for the service. My friends who have it, swear by it😉

      You could see all the infrastructure driving thru the hood. Yes they've got internet in the nicest neighborhood in Dumaguete. Can you imagine a neighborhood with underground utilities. Then maybe the house would almost be worth the price since you could fly a kite.

And if an older man finds the love of his life in the PH then he should want her taken care of when he is gone if she was good to him .And me personally I have a rule about money .I never spend or loan out or invest more then i can afford to lose .And as my man said or i'm saying now if i came home and she was with another guy or something,I would then have a Bulldozer party.

      🤔I don’t think there we screens…..those windows open out, so the screens would have to be inside. You might be ok during the day, but you’d definitely get some creepy crawleys at night 😉

    This is NOT a 9mil house. You’re paying for the location and the “private” place. I’m currently doing a construction in downtown in front of west elementary, for roughly 3 story building with condo type, for around $300k, and this is $164k NAHHHH folk better don y’all’s research and or build from ground up.
    This one your just paying for the land and location. The house is not really that impressive.
    This is NOT really on the city proper I thought it was, then definitely this is overpriced.
