I’ve observed several RV parks closed and for sale. I think it would be much easier to purchase that property with individual sewer and electric already and improve in that.

3/ Accessory Dwelling Unit (ADU) Here in the Florida, I have started this process to build a ADU. I have done the research, emails, phone calls, in person sitting done one on one with staff of the city building departments zoning, design, etc. As well with the county property tax, since determine the tax rate on this property ADU size, design, materials, location. I completed architecture drawings. I have the building permits approved..Plus the property I have is homestead huge property tax savings in Florida. ... I am trying to find partner(s) to either invest and live here or invest and have it rented out for income. My savings I have already used it all to start this project slab, walls, etc. My military pension income is not high enough to take any loan above my current mortgage to complete the build it. Yep the struggle is real finding person(s) to team up with. One reason has been most of all the people I had meetup with only want to buy the whole property from me and then either flip it for more $$ or rent out. That would not help me out since I would need to move and not likely find any property equal or better then I have now with location and cost I bought it.
1/ I personal think like minded people would be better off coming to gather with a community as a co-op ownership. Each person owns a share of the property. The homes are built as time to save cost and energy to include 1-2 bedrooms. It bedroom room size 12 x 12, 1 full bathroom and a lounge.. Then this co-op community has a laundry building washers, dryers. Plus another building for cooking and dinning, Then another building for gym, etc. All this is shared cost to the co-op members. The community can come to get to eat and cook together three times a day for those that work from home or home but away from work. Yes I had lived in places like this in the U.S. and another nations. Its the up front cost to buy the land and build out that is the BIG Hurdle. I personal would prefer Florida since the weather and no state income tax.
Those land prices are pretty high, there is plenty of more affordable land in Florida if you get away from the major metro areas. But of course it's a trade off, you're not near anything. But that is OK for some people. Florida has gotten pretty expensive for the desirable areas.
You pay lot rent until the owner of the lot sells the lot then you have to move your tiny house to another location. Where's the stability in that ? I love tiny homes and would own one but it offers no stability.

I’m living in Florida as well and I’ve been researching about tiny house in Orlando since it’s a great spot for visitors/ tourists Disney world 🌎 and I’ve experimented tiny house living via AirBnB. Can be a G 11:22 reat turn over in business profit, but you’re absolutely right about challenges. I’m with you in South Carolina.. !!

I head prices will be at least 150,000 per home - that is NOT reasonable - you could get a house up here in Michigan for that... quit trying to screw over Americans who work hard - dont need alot of room and cant afford 200,00 starting price of a normal house - tiny homes should be tinier prices....
This may be in comments but for the horse farm - keep the large structure and make these secondary or “guest” structures it may get around the zoning issue . Isn’t that correct?
I don't understand, why the counties don't want tiny home,villages. Just like the larger villages. These would be built & sold just like much larger homes, that middle class families can't aford!! Land & standard style. North East Fl., We need them,not larger homes, the larger ones are plentiful, & sitting empty because people just can't afford them. Small & or tiny home communities, needed to buy in that type subdivision.???

Great topic! I wanted to build a tiny house in my property in Brevard County. The city allows ADU but not Tiny Houses. There is a tiny house community in the Orlando area already.
Finding the land is the difficult part and many areas of Florida will not allow it. To find areas the will allow Tiny Houses, I suggest reverse engineer the thought process and look online where you can "Rent" a tiny house (so you know where the areas are that allow it (primarily North, Central Florida). I wouldn’t want a perm house on foundation in Florida. Too risky. Wheels on a tiny is the only way I’d do it. Gov needs to change the zoning rules.

Also I’ve experimented a tiny home in Kissimmee Fl, on AirBnB. That community have a lot of tiny homes including RVs. They also sell tiny homes too.
But I strongly support Mr Funk on his family lot in South Carolina. You can also purchase or have your tiny house build from Tennessee and Texas.
