It DOES seem though, that perhaps things starting to slow, as some houses are sitting on the market, but it is interesting to see what goes quickly. If a house has any historic integrity at all, people seem to be snatching those houses up! If someone has modernized a small house of condo at all, and ' grayed everything out (done a palette of gray and white, and neutralized everything), those places seem to be sitting on the market longer. I am over this whole gray and white thing. So bland!

A Tiny house isn't what I hope to own; however, that was good information to know and understand about the differences. That begs the question, where in South Florida would you say might be the best places to buy land and have your own house built? Maybe you can scale that down to certain areas of south Florida better than me? I saw a video on Port St Lucie about a year ago. Buying land is a way you don't necessarily have to fall under a HOA; thus, a possibility for savings and more freedom. i say this because most places I like in South Florida are in a HOA, but I would like to have an RV some day. I would have to pay to store a RV it in most HOA communities. However, if I'm not in a HOA community there is some storage savings that is significant. What do you think? Maybe do a video for everyone can benefit from the info?
That is an interesting question Randall. Land has also gotten so expensive in south Florida that I’m not sure it would even make sense to buy a plot and build but it’s something for me to look into
I've been looking to buying and building my own house in Charlotte county Fl, when looking into there building codes they don't have a minimum house size just a minimum size of the rooms that we make which they have to me minimum 70 square feet. Also most of this properties need septic and a well system which in my opinion is the most costly thing that will be in your property that you can't DIY.
That is interesting, and you're correct the cost to put in a well and septic can be pretty expensive and something else to consider depending on the area 👍
We sold our 25 year home 4 years ago and moved into an rv to travel full time, we are now looking for a 5ac property in the gainesville area to put a tiny home, we have lived in a 5th wheel with less than 300sqft for 4 years so we can definitely live in a tiny home, prob 500 sf or less. We are looking for a property with a derelict mobile home, that has power and a well already, we can remove the old mobile home later, and that can still be the primary residence allowing us to have a tiny home as an rv on the property. Talk to the realtor first they know the zoning laws then apply for a permit. I'm sure all buildings to live in need a building permit. I enquired about building one on my property in NC, and as long as I follow all the requirements for building inspections, I can build one. The main requirements would be a septic tank and a well if no community water is available. The home must have laundry facilities , full bathroom and bedrooms, the kitchen and living area can be open. I would also want storage area. Also beware that the realtor may have a contractor in mind and tell you, you cannot do your own building, wiring, plumbing and so forth check with the county or city if you can do your own building and so forth. In my case I have to take a test and pass to do my own electrical.sometimes it's best to just hire someone and tell them you want whatever, I myself want all outlets on separate circuits than lighting. It's smart if you pop a breaker you are not in the dark. 73
I live in Pinellas County. Lots of red tape. I have a big backyard and would love to buy a shed and make it a second home for my daughter to live in and / or rent out. I heard that if it has wheels you can have it as a "vehicle" but if its fenced in completely, you don't need to register that vehicle. I have not confirmed those things.
Luving your new video, it reminds me of the tiny homes built in Oakland California a few years ago for the homeless. Saint Augustine has gotten so expensive for housing I not only had to find a place in Palm Coast and now looking for a beachfront at Ormond beach. Jacksonville and Daytona is far more affordable on the beach compared to Saint Augustine

It's a nice house, but the neighborhood isn't very good with all the traffic vibration I am feeling and the neighors are very inconsiderate. Land prices blew up in just the last year it seems. I wonder if the idea is Florida is too attractive of a place, they don’t want you to be able to buy a $40,000 plot and roll up in a RV and be able to live in peace… too many people would want to do it? I saw also restrictions on shed to homes because of building codes, something about hurricanes… seems unfair when tornadoes happen all over, earthquakes in the place they build on cliffs, and hurricanes are not too major if you’re inland 50 miles or so.

No I wouldn't take your money for that, simply because I don't know enough about the details of where tiny homes are allowed, especially since its so local / different in every area.
As a Floridian I can tell you that Florida is not tiny home community friendly, I have seen many people who purchased land to park their RV or tiny home without checking first just to find out that it is not allowed and they have to sell. I have been looking around and they do not make it easy at all, your best bet is a RV/Mobile Home Park that allows tiny homes.

FedGov wants to build 3 Million affordable homes.. but where? in overpopulated, flood prone, expensive coastal cities in HOA communities? Sounds like a horrible plan. Here in Florida I wish counties in the rural and small town middle would remove minimum dwelling size on existing residential lots (many of which are on dirt roads and don't have power). And if the FedGov really wants to stimulate housing, it should get the states to subsidize owner builder activity by offering free engineering, plans and permitting to those willing to move tiny and off grid to developing areas instead the overpopulated coastal cities. it would be an amazing option for retiring Boomers looking to downsize to Florida. Of course this would just make too much sense to happen, so they will just print check leading to inflation and higher home prices, insurance and HOA fees. We have a crisis that will not be solved through more red tape and centralized control.
So here the deal..🚐🏘 .. The county in Florida where I'm in allows you to clear, fence, landscape and even shallow well without a dwelling or building permit. You can own a wooded residential lot a few minutes from great shopping for about $70/y in taxes here. There is no specific zoning law that keeps you from parking your van in that lot overnight so long it's not just sitting there abandoned and immobile.. I read there is a 14 consecutive day limit, but not sure how they even enforce it. A new Florida law requires anybody filing a zoning complaint to provide their full name and address. Zoning and enforcement is way understaffed, has much more pressing things to work on and work M-F, 9to5. I feel It's about common sense, respecting nature and your neighbors. Some parts of Melrose county in Florida, have an 1,800 square foot heat and cooled min . almost impossible to do a" shed to house".
That's why its important to find out where you want to put the tiny house before anything else as that is the biggest hurdle you'll likely face

My house is in Azalea Park, Orlando, unincorporated, meaning that Orange is the County but for permits is not.
So they are considered chattel like a car so you don't pay tax like you do on other things because it's one square foot less than the requirements

FedGov wants to build 3 Million affordable homes.. but where? in overpopulated, flood prone, expensive coastal cities in HOA communities? Sounds like a horrible plan. Here in Florida I wish counties in the rural and small town middle would remove minimum dwelling size on existing residential lots (many of which are on dirt roads and don't have power). And if the FedGov really wants to stimulate housing, it should get the states to subsidize owner builder activity by offering free engineering, plans and permitting to those willing to move tiny and off grid to developing areas instead the overpopulated coastal cities. it would be an amazing option for retiring Boomers looking to downsize to Florida. Of course this would just make too much sense to happen, so they will just print check leading to inflation and higher home prices, insurance and HOA fees. We have a crisis that will not be solved through more red tape and centralized control.
So here the deal..🚐🏘 .. The county in Florida where I'm in allows you to clear, fence, landscape and even shallow well without a dwelling or building permit. You can own a wooded residential lot a few minutes from great shopping for about $70/y in taxes here. There is no specific zoning law that keeps you from parking your van in that lot overnight so long it's not just sitting there abandoned and immobile.. I read there is a 14 consecutive day limit, but not sure how they even enforce it. A new Florida law requires anybody filing a zoning complaint to provide their full name and address. Zoning and enforcement is way understaffed, has much more pressing things to work on and work M-F, 9to5. I feel It's about common sense, respecting nature and your neighbors. I have not yet met a single person over the past 20 years who was able to build a LEGAL 'permanent residence' home in Florida less than 1500 square feet. I am speaking about a newly built home, fully legal, up to building codes, on recently purchased land, that can be used as a year-round primary residence, with no other structures on the land. Can you give me one example?
