    NSF means "Non Sufficient Funds" Basically there is not enough money in the checking account that the check is drawn on.

    20 years ago, 5 months after moving into my apartment, I find an eviction letter on my door stating I owed 5 months in back rent. Would only get voicemail as landlord screened his calls. I actually paid all rent and early too. When I finally got to court, and landlord said I never paid. Showed all bank statements showing I paid and account the landlord gave me in which all payments went to which was listed on my two year lease. Turns out the landlord accidentally used his mothers account on my lease and she refused to give him the funds. Landlord with an attitude tells the judge that I should have known the account number was incorrect and am still responsible for those 5 months. I had to also change my rentals locks because the landlord entered my home and took a 486 worth $200 that was originally $3500. Once the judge learned this and landlord said he did this until I paid him the 5k, the Judge tore him apart. He actually called recess and 2 hours later came back with some old huge computer shoppers. He had found the PC and it's $3500 price and not only ruled I did not have to pay the 5k due to the landlords stupidity, he made the landlord pay me full listed price of that pc and made it so I did not have to pay 3 and a half months rent. He also made it so the landlord had to abide by the two year lease where he could not evict me unless I did not pay future rent and only allowed the bank account to be changed. Landlord appealed this once which gained me another $220 for my troubles, and that was that. Was one of the most bizzare court cases where I didn't bother to use the law library to look up renters rights laws. Landlord had one big mouth on him that I was greatfull for lol.

      @@4Just1Girl I'm a jack of all trades, from loss prevention to tech, nurse, paralegal. I rarely fall for scams now a days, and only two I did fall victim to Im dealing with in Small claims. In CA, you can take the biggest companies to court and cripple them because they are not allowed to use attorneys. All those highly paid attorneys of theirs can't be used and this makes the playing field more than even. H&R block, Verizon Wireless, tore them apart. Those two cases won a little over $2900 combined. Can only do 10 a year and maximum combined winnings can't go over $7500 in my county. Target and Amazon who are my latest cases, well Ill explain Target one. Amazon did same thing which is both took prepayment for preorders during the xmas season and then canceled saying no stock, yet what they did was use customers funds to buy stock, then refund after xmas but sold the items to other people at higher prices. With Target, I was supposed to pick up 3 new preorder Nintendo DS hand healds at $100 each. I got email they were sent to my local store for pick up. They even had their serial numbers on the invoice. Got to store to be told there was no order as shortage of stock and my order canceled. Saw email and actually did not get refunded till late January. Anyway, I went up to the electronics dept and low and behold, a locked case had 30 DS systems in it. Got an associate to unlock it and using my phone to view invoice, found 2 of the 3 units serial numbers matching my invoice. The price was also $150. Took pictures and purchased the two. They refused to honor the $100 price and another incident which involved one of their staff February 14th breaking a part of my power chair off was the nail in the coffin so to speak, so filed a small claims on Target for the above, and Amazon for also using my funds for preorder which they canceled and same day charged me much higher price. Im awaiting a court date because small claims availability is sporadic, due to being open limited times due to pandemic lockdown. My first lawsuit not small claims was when I was 16 which was a counter lawsuit against NY Telephone. I tore them a new one for 25k back then. Was the most difficult case I ever had to deal with prose. They lost that mostly because their attorneys were stupid and a few times backed me into a corner and admitted their clients crimes and how I wont get a dime regardless if I win or not. I recorded all 3 of those stints of theirs on my old micro RadioShack tape recorder in which Suffolk County's laws back then allowed recordings to be used in court as long as the person recording is part of the conversation. Lost count on how many times they appealed, but in the end a judge put an end to it. In small claims California, the plaintiff cant appeal at all regardless of decision and defendant can under certain circumstances appeal only once. This prevents infinite appealing cases like NY telephone loves to do to evade paying judgements.

      it doesn't void the contract. Only the un-agreed-to changes are unenforceable, the contract form at the time of the signing of all parties is still enforceable.

    1st story: let's see breaking and entering, illegally trying to post an eviction where they can claim you received it and illegal eviction as the minimum time for an eviction is 30 days not 3.

      I wouldn’t doubt for a second that she also noticed on the lease that they had more time to pay by cheque and just wrote on the back thinking she could trick the tenant into leaving. Not 100% sure about rental agreements but when we sold our house any alterations to the contract had to be initialed by all parties

      @@Nevertoleave that is standard contract law. you can make anything you want that says X and X agree to do X on a napkin and it has to be signed by all involed or its not legal or enforcable. the management company knew how much hot water they were in when OP had proof of what she was doing and could have resulted in the end of the company.

      In my state (other states and countries are probably different), there are many things that make a 3-day eviction notice legal. In fact, there are probably more legitimate things (ones that would hold during eviction hearings) that rate a 3-day eviction notice than there are 30-day notice to vacate, because those reasons aren't legally evictions because they are all "through no fault" of tenant items...like decision on landlord's part to sell, remodel, live in unit, have someone else live in unit, house condemned, house foreclosed, and at least 1 or perhaps 2 other items I can't think of right off. Whereas, the 3-day notice list is probably as long as my arm.

      @@JoB1019 and this is exactly why a 3 day notice is not legal at all. the main reason why a 30 day notice is to give the person enough time to find another place to live and what has to happen between them leaving and moving in to the new place. like an inspection of the property, repairs if needed, utilities turned off if in their name, notifying job and/or school.. as well as a few others. none of this can happen in 3 days.
      and of course this is for a normal eviction. a judge can order the person out right then and there but that can cause its own problems too as seen in another reddit story on here in which a karen lied to the courts and to the sherrif saying OP has agreed to let them stay so the eviction order was recinded but karma got her in which she then had to pay OP over $16,000.

    About the Renter: If she's playing games like writing on the back of the form that you can only pay in checks for less days then what is typed on the front of the lease, calling cops on you when you went to pay, the A/C issue (and all the other Bull Scat) contact your local TV stations' Consumer Reporter (or whatever they call it)...
    I've seen amazing things happen when these people are contacted! No one wants their business on the evening and nightly news!! Tends to make sure that they don't get too many customers (or in this case renters)!! I imagine that this would have gotten her fired.

      If I understand things correctly any changes in the original lease would have had to be agreed upon and signed off by both the leasing company and the renter for it to be legal. You can't just up and randomly change things mid lease.

    At 1 place I rented I once paid 2 months in advance as I had lost my job a week before Xmas. I handed over my cash as he wrote a receipt but then advised he was raising my rent. I unexpectedly had a new job the next week so decided we will move. We left 2 months later & learned that he raised the rent & the house sat empty for months until it was sold.

    First Story: We have certain rights here in the US that many of us exercise. When the manager was entering the door without permission I would have waited to see who was breaking in, but when the door opened she would have seen that I had it covered, most likely with a 12 gauge shotgun.

      Texas does support Castle Doctrine, but it's a pretty steep hill to prove when it's the manager of the property and you're only a tenant.

      Basic to all leases is the implied covenant of quiet enjoyment. This covenant ensure the tenant that his possession will not be disturbed by someone with a superior legal title to the land including the landlord.

    NSF normally means No Sufficient Funds meaning the bank will not cash it out as the account holder does NOT have money enough in their bank account to cover the amount written on the check to be paid out to the person or company the check is originally made out to.

    It sounds like the property owner is trying to evict OP through a means of harassment. Tactics like shutting off your heat, water, electricity, air conditioning ... interfering with the normal operations of your apartment or home is actually a violation of the law. It's also called harassment and intimidation. There are agencies you can contact. I would start by filling a complaint with your local city government, then, file a complaint with your congressman and senator, contact your state representative and also get hold of an attorney. These agencies are there to protect renters from bad landlords.

      One would think, after destroying an industry with that practice, they would have the decency to at least go away....
      Nope, it still goes on to this day - I can't stop these people sending junk offers to purchase our house because it is prime flipping material! I know, a first world problem, but these guys are vultures that will never leave this industry alone even after it is stripped to the bone. With more and more people ending up homeless from rising prices... just ****** those guys.

    NSF = Non-sufficient funds.. Aka you dying have enough funds in your acct to cover a transaction.
    I can totally relate to the first OP about how it took her landlord so long to deposit the check...however I've never head a NSF issue w/ my rent and now I'm able to pay my landlady through Venmo, so I don't have to stress out trying to locate my checkbook or watch my acct to make sure the check gets deposited... Longest time it took as over TWO WEEKS!!! The real kicker is if you don't get it to her right away (my lease states I have until the 10th to pay before late fees... I've NEVER been late w/ payment... I think the latest I paid was like the 6th and at the time I was doing chemo so I wasn't firing on all cylinders...)

    First story sounds like that company was intentionally and maliciously screwing over tentants (I'm guessing) so they don't have to deal with them while trying to flip the buildings

    NSF means non sufficient funds. That landlady was legally in the wrong if she was trying to come IN the unit. The eviction notice goes on the door, not inside. Everywhere there is no entry without prior written warning at least 24 hours ahead of time. That lease has also clearly been doctored if there is discrepancy between the pages on when a check will no longer be accepted. This new company is trying to strongarm her out.

    In answer to the eviction story, what would I do? I am the lead maintenance tech on my property. Unfortunately, ( experienced this firsthand) when one of these property flipping companies come in, the first thing they do is get rid of any existing staff, and replace them with their own people. Employees who live on property, are generally evicted within 5 to 7 days if their apartment or house is part of the employment package. I, personally would have no recourse... unless I transfer to another property before the sale.

    Regarding the first story: Illegally entering someone’s property is risky in the USA. It’s especially risky in Texas, which has the second strongest Castle Doctrine laws of all 50 states (only Nevada’s are stronger). How strong, you ask? In Texas, anyone approaching an occupied dwelling by stealth or at night while armed is automatically presumed to be a violent criminal and may lawfully be shot without warning - even if they are a cop in full uniform!
    As for the second story, that sort of bizarre personality shift in elderly people is often a symptom of dementia. The old person is literally losing their mind, and are unable to notice that they are acting crazy and poisoning long-standing friendships and business relationships - as far as they can tell, everyone they know just suddenly turned vicious and evil for no reason and they’re just defending themselves.
    Things like that are why crazy people aren’t allowed to have weapons.

    While good advise for the tenant, it is *Vital* for a Landlord.
    Many terrible Landlords are often just people whom don't realize there is a whole branch of law devoted to Tenants....
    The rest are Scam-Artists whom are hoping you are not a Tenant who read those laws!

    "Levies" is said lev-veez. "Stingy" is said like ss-tin-gee, soft "g" like in "sponge". So tin-gee, with an ess sound in the beginning. ss-tin-gee. I hope that makes sense.

      "Stingy" as he pronounced it would have been for something that stings, like "that mosquito was awfully stingy", but someone who's just being cheap is spelled the same way, but it's a harder G, like "stihn-jee". Administrative note: English really is a pain in the ass, and Ripe's got it about 99% as is (based on the accent I'd guess an Eastern European background, but that's just a guess, from the way some of the inflections are done). I heard U.S. English described as "not one language, but three languages standing on each others shoulders masquerading as one language", and that seems to be a pretty good description.

    I hate to be that person but you simply cannot take people by their word. A verbal agreement is next to useless as either they lied, changed their minds, or forgot and good luck proving that in court. You need every agreement in writing or recording. I won't even do a task at work that is outside my normal duties without a written email. The boss tried to chew me out for it until i pulled up 4 different emails where he told me to do something and then chewed me out later also in email for doing it. I then told him any and all work related communication should be through email for now on. I was later able to use this to prove to hr that i was promised time and time again for nearly 2 years that i was being paid overtime rates when i worked overtime despite being a contractor. I was also able to use this to prove all the other contractors were paid OT rates and I alone was screwed for 2 years. They fought me on it for a few months until i threatened leagle action and most of lower management took my side. I got paid finally but the company dissolved the entire department for other reasons so my victory was short lived.

    Literally watching this while having water pour from my living room ceiling for the fourth day in a row. My landlord isn't a bad landlord though. He did think that he fixed it on the second day and it was fixed for about 12 hours... Now I'm just waiting for him to come back and fix it for real and then I have to wait for the ceiling to dry and then his plaster guy will come and replace my ceiling...

    Story 1: These people committed unlawful entry by not providing a minimum of 24-hours notice that they would be entering. They also probably cannot change the locks prior to a court ordered eviction although it's my understanding that some states allow eviction without court involvement. And is "guarantee of habitability" a thing in Texas? It may be called different things in different places. But usually somewhere in the legal language is a provision stating that the property must be fit for human habitation in order for rent to be charged. If it's not habitable, then the lessor is typically financially responsible for making alternate living arrangements for the lessee until the property is made habitable again, and also cannot collect rent on that unit from the lessee during the time that the property is unsafe to occupy. An exception might be if, instead of temporary accomodations, the lessor simply transfers the lessee's contract to a comparable unit for the remainder of the contract term or something like that.

    Dear Ripe, "longwinded" comes from "wind" (weather) and is pronounced the same as wind. Just as wind is moving air, when one talks one's breath is moving. If one talks a long time, that's a lot of "wind".

    My first apartment the landlord kept ranting about not putting coffee grounds down the sink drain which I said I would never do as I don’t drink coffee. Well....a few months later my drains and toilet start backing up so I call the landlord...HE. WAS. PISSED! He arrived and kept ranting and raving about coffee grounds and drains then started going thru my cupboards when I again said I didn’t own a coffee pot or have coffee in my apartment. He kept screaming so I called my mom. She reamed him out and he became a whimpering puppy. Turns out it was the towns drains that had frozen and over the next few days the problem was fixed. I found a new apartment and later I heard that the building got sold.

    And again I'm amazed about the 18th century bank workings in the U.S .. here a realtor / landlord in half the cases asks to be allowed to deduct from your bank account - the other half of the appartment renters go to their bank and file an automatic bank transfer on repeat each month for the appartment rent, no paper wrestling and visiting the renting office - nobody can deny your check because its a day late or they dont want to adhere to their own policy anymore, which here seems based on trying to get you overdue then evict for late payments.

    Government websites being shut down can be a real problem. I recently got on my states tax refund site to check where my refund is. Said it was taken by my states supreme court and doesnt say why (second year this has happened and I dont owe anything. I know this for a fact.) It also says if I have any questions to call the number listed. So I call and it's just a recorded message saying that anyone who calls that number owes for court fees (again, I know I dont) and says to go to "specific web address " to look up the records and click a specific link for another number to call. Well I go to that website and it says it was shut down in 2018. I want my money! lol

    for that 1st story u would have been better off just going with the lawyers suing the crap out of them and find somewhere new, not only would u have made them pay out for all the violations but they would have been investigated as well as u getting a good chunk of cash and a easy way to find a new place hopefully on a more permanent basis.
    NOTE FOR THESE COMPANIES - Either wait for rental agreement to be out or just buy the dam contract back and then kick them out

    Whenever you have issues with a landlord ALWAYS carry a cell phone with video capabilities to record any conversations and evidence of a landlord not following tenancy bylaws. The more evidence you have the more likely any arbitration hearing will go in your favor. Don't rely on "he said" "she said". Also read through local tenancy bylaws so you fully know and understand your rights. I've successfully beaten my landlord 3 times by being informed and having the right evidence.

    When I was 21 my roommate and I were just a couple of idiot stoners, but we had good paying jobs so we were well paid idiot stoners. The apartment complex we lived in was a small one and the owner, who absolutely loved us, hired a evil old hag, who absolutely hated us, as apartment manager. I suspected that she had entered our apartment while we were both at our respective jobs and saw all the bongs laying around and decided to get rid of us.
    The first month she was running the office, our rent check was "lost". First we heard of it, an eviction notice was taped to our door. We fixed the problem, but she was relentless. We kept suspecting that she was entering our apartment, but we had no proof. She was always late with any important notices and doing everything she could to get us thrown out.
    Finally, we give our notice that we are moving and we just try to run out the lease in peace. One day, I'm off from work, just relaxing on the couch and reading a book when I hear someone trying to get in. My roommate was at work, so I go to open the door. That old bitch had her key out and the maintenance man with her and she tells me they are doing an inspection for move out. It told her to piss off, we didn't get 24 hours notice and it is illegal for her to enter without an emergency. Basically, I had proof she was entering our apartment when we weren't there.
    I told her that if she needs to do this inspection I will be home tomorrow at 5. Do it then or don't do it till we move out. I slam the door on her face. 5 pm the next day, she's not there. I call her and say do it now or it's not happening. She shows up and starts criticizing everyhing for not being cleaned. I tell her we have 2 weeks left, it'll be done then.
    Move out happens. My roommate goes to get our new apartment set up 2 hours away, I stay to hand in the keys. The finial inspection is being done by the owner and the manager. The owner is gushing over how well we cleaned the place, the manager is looking for petty things to ding us on. After about 3 items, the owner looks at the manager and says "It's fine!" The manager wanted to argue. They step outside and have a loud, heated argument. Finally the owner comes back and says we'll get almost all the deposit back, to be fair there were things that we deserved to be dinged on. We got all but 20 bucks back. I like to think that old bitch got fired.

    I had an apartment complex refuse cash (legal tender for ALL debts printed on it) when I just arrived there and didn't have a new bank account yet. No checks after a few days? No credit or debit cards due to their fees? How about a cashier's check or money order minus what it cost me to get it? Do you take blood?
