    Back in 2007, during my time working in real estate, I witnessed people purchasing newly built homes from builders with the plan to sell them before the closing of escrow to another buyer for a profit. The crash hit hard and fast, and I vividly recall many of these units ending up foreclosed upon, with the builder's plastic still covering the carpets.

    This really helps I come from a family that never went to college or never really had a successful career living pay check to pay check I can see myself doing real a state and I promised my family one day I will move them to a bigger house get them nice cars that’s my goal.

      You don't really need huge capital to start I n v e s t I ng in the real estate, I got started with a little less than 20k, Right now I have a units in real property and make about $5k~7k as passive income monthly

    Best for new agents to do is find a successful team to work with. You will gain first hand experience just by being around successful agents and of course the best way to learn is going out there with clients and learning on the spot. It’s ok to make mistakes but you’ll make less working with somebody who has been through it before!

    Most times it amazes me greatly the way I noved from an average lifestyle to earning over 63k per month, utter shock is the word. I have understood a lot in the past few years to doubt that opportunities abound in the financial markets, The only thing is to know where to focus.

      Ima be real honest don’t let the ignorance of others deter you. If you can sell yourself as a legitimate professional in any career success will follow. I used to do freelance photography and trust me as a black man I’ve done work for people who weren’t fond of my skin color but loved my work so focus on being the best in your craft and let the rest handle itself.     Realities of real estate. About 90% that start are out of business within the first year. The remaining 10% of those that last 5 years up to about 80% of those are gone. Brokerages know that most will do 1 or 2 sales before having to generate business of their own which is why 50/50 split. Most are used to cashing a check from a job and not running their own business. Even when a license is with a brokerage and you are an agent you are still operating the business of YOU. Don't get into real estate for the money. Do it because you try it and like the field and enjoy the work. If you do any field because of money only the passion won't be there and eventually you will burn out. You will find the top people in any field have passion for that job or business. As a broker/agent you need to understand a transaction is just a transaction and to work yourself away from having to live off of the next transaction you need to invest to create passive income and tax benefits for yourself. Real estate brokers/agents typically qualify for the real estate professional status. Whereas other fields could be capped on depreciation against personal income the real estate professional status offers extra benefits. Right now a bunch of new agents are jumping into the field. I saw it over a decade ago. Then when natural down cycle happens and you need skills to survive and sell most leave the business and go back to the J-O-B. Another tip if you are a new agent. YOU have not seen the cycles of economy and the real estate field. There are high's, low's, and mediums to markets locally and nationally. New agents go into an up cycle and think this is how it is all the time. They take on debt and spend like crazy and when volume dries up for transactions they are in over their head. As you progress in your career and age you will start valuing TIME over MONEY. Property management typically pays the least per hour, followed by leasing, followed by transacting, followed by making your own investments or syndicating as a sponsor. As a broker/agent work to DEFINE your IDEAL client. Who do you ultimately want to work with on a daily basis and what attributes do they have? Brokers/agents just focus on sales only at any cost and can be miserable because they are not doing business in a way that makes them happy or people they would want to be around. Get your funnel big so you can weed out who are not ideal clients and either say NO to the business or refer them out to someone else who might be a better match. In the beginning it is very tough but as the years go by you tend to work on larger and larger deals and get referred more business because of reputation. Think 1st year in business 10% referral and 90% prospecting, 3rd year hopefully 50/50, 5th year hopefully 70 to 80% referral and 20 to 30% prospecting. For those that succeed it can be a great business whether focusing on residential or commercial real estate. Good luck

    I’m looking to get into RE business as an agent and I have no knowledge of it whatsoever so watching these videos to prep.     Been selling residential for 5 months now and have made $0.
    I've made offers for 3 different clients. Got 1 accepted offer but client later cancelled after inspection.
    Worked with over a dozen clients, I'm not a popular, talkative type person. So Im finding RE to be very difficult in the beginning. I don't think it's as great of a business at YT and TV make it out to be. It can be rewarding, but might not be fulfilling for all who get into it

      @@joehouston4921 all the real estate activities (showing houses, open houses, inspections, appraisals, cold calling, door knocking, etc. they’re not the most exciting and I don’t watch the tv, but I’m sure real estate is nothing like they make it out to be on the shows.

      I wish to be a real estate agent, but sadly, I believe its a dying profession. Technology will automate the process. What exactly is it that these agents do that makes them deserve several percentage of the sales price of a home?

      @@JegErN0rsk yep we’ve been hearing this for years. Luckily for us agents, a computer won’t be able to coordinate a process that has so many human emotional variables. Maybe in 100 years. But if computers take over, it will become too efficient and nobody will be able to get good deals either (bye bye investors, flippers, wholesalers).

      @@MahirSadman12082002 Where I live, this is becoming a part of reality. Im seeing more and more services that partly-automate the sales process. The documentation is handled by lawyers, and the home-owner shows the property to interested buyers. There are no such thing as buyers agents here. We have a website were all listings goes up, accessible for everyone to browse through. From the cheapest apartments to the most expensive houses, from every part of the country. If you're interested, you show up at the giving time (written in the listing) or book a time, no agent needed. Marketing now-a-days is done at the click of a button, and a home-owner will always know more about a property than a real estate agent. Why hire someone to show a place you know more about? With this in mind what value does a real estate agents add? Why would you, as a home-owner selling your house give 3% (+) of the sales price to agents?
      Property will always be sought after. The market goes up and down. People will see potential where others dont. So on and so forth. Good deals will always be a thing thanks to psychological factors and the free market. Im talking about the profession real estate agent, not real estate as a whole. In USA, the a land most driven by inventing, I dont see how such services wont be around any time soon. Especially considering when we have it.
      Dont get me wrong, Im not trying to bash your profession. Im trying to work things out for myself. I want to work in this field. My problem lies with the future. If my job is obsolete in 10-20 years, with kids and a wife, then Im going to be in a terrible struggle finding a new path as a 30+ year old.
      Another note, I dont get why Serhant is bragging about selling a property in 2 days. The property was clearly sought after. If there was a website in USA as the one we have, it wouldve sold just as quick, with or withour Serhant.

      Not sure what country you’re talking about but here in the USA we have countless websites. Zillow, realtor.com, trulia, even Craigslist. Many of my buyers use these and then when they find something interesting, they let me know about it.
      I’m not sure how experienced or how it works in your country, in the USA lawyers have always handled most of the paperwork, and in some states the funds otherwise it’s a title and escrow company.
      What agents bring to the table is expert knowledge. Most buyers would rather have a human show them around instead of doing it themselves on the computer. A home isn’t like shopping on Amazon where you can return the product after buying it. An agent will be able to tell you what is a good deal, what’s a bad deal, and how to move forward in current market conditions.
      Now for some facts. It’s STATISTICALLY proven that on average sellers who use a real estate agent make more (even after paying the standard 6% commission that’s split between both agents) and sell faster than people who sell their house on their own. Over the years, people have been using real estate agents more. The percent that use an agent has gone up to 90% from around 60% in the 1900s. Another thing, selling a home on your own is no cake walk. I believe over 90% of people that try to sell their home on their own end up listing with an agent. That’s why Fsbo (for sale by owner) are targeted by many agents because they know eventually most of them will use an agent. People with college degrees are more likely to use agents because more educated people generally know their limits and know when to step back and let professionals do what they do.
      As for serhant, the guy is a professional ruthless salesperson so of course he is going to try to make himself look as good as possible.
