How can I make this happen? I already have 3 properties and the bank won't lend with no down payment. I live in a highly competitive market, there's no such thing as no money deals. I checked with three different real state agents who are also investors, they could not find ANY no money deals. Not even land.
If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

Let's be honest with ourselves. The 90's was the best time to buy real estate in the last 40 yrs, only exception being 2009-2014. In Seattle at least, in suburbs you could buy properties for under $200K easily. Fast forward today, they are worth almost $2M. That equity all along the way while rates were going lower and lower and lower, allowed equity to get pulled out and re-invested. The key to getting started is timing more than anything else. If you are starting today, forget it. The ship has sailed when everyone is coming out with the mentorship courses, it's too late. Gotta just keep building cash and wait for the next dip when all of the tik tok'ers and instagram influencers and course people disappear and are off capitalizing on the crash. Use this time to educate yourself (for free), and build relationships with other people who want to join in. Build relationships with contractors. And learn about the good areas in your region.
Sure you missed the big wave. But if you’re not playing in the water you’ll never learn how to ride the waves. Even small waves are learning opportunities. I bought my first rental for 5k down, now I’m profiting $400-500/ month. This is my small wave. Insurance and taxes went up so profits went down, but all I needed to do is increase rent back to market rate, and profits went back up. Ride those small waves, so when the big wave is here, you’ll know how to ride it and not wipe out. 🌊

Everyone got rich who got into RE 10-20 years ago. Now a house is $550,000 or more. WE DONT HAVE 5-20% collecting dust laying around to buy rentals. This doesnt really work anymore or at least its 10x harder now $105,000 for a house ?! You need that for a down payment now and maybe you'll get lucky. Houses cost $550k - $2million dollars.
True, the golden years of real estate were like from 2008 to 2019, it was basically impossible to lose money, as long as you had enough cashdown. One of my friends who has been into it now wants to get rid of everything, too many problems to deal with tenants and unable to increase the rent.

show me one of these guys that started recently. Most of them started in the 90s when real estate was dirt cheap. Realestate is pretty much a pyramid scheme. Those who got in early are at the top of the pyramid and will always make money. I liked how he taught his kids to be entrepreneurs through the laundry rooms enterprise.

I’m trying to learn how to read a market in the sense of making predictions on which areas are most likely to appreciate, and which housing units in that area are undervalued. Seems like finding a friend in real estate is the best way to learn more? How do you learn that side of things?
It is interesting how people are shocked on how He did it... it is so simple... a country with low interest rates are a sea of opportunities, when you have cheap credit, you can became really rich easily, whereas in the rest of the world it is impossible to do it, as there is only one winner in the market, the banks. The interest rates are so high that basically leaving money in the bank is only viable option...
Asking a real estate agent whether you should buy a home right now is like to asking an alcoholic whether they think you should have a drink lol. Homes in my neighborhood that cost around $450k in sales in 2019 are now going for $800 to $950k. Every seller in my neighborhood is currently making a $350k profit. Simply unreal. In all honesty, deflation is what we require. The only other option is for many people to go bankrupt, which would also be bad for the economy. That is the only way to return to normal.
8:06 This man just said he charges $1250/ mo to 1350/mo to rent a 250 square-foot apartment to help people with lower income. No, sir, this is a money grab nothing wrong with it but when you try to act like it’s to help people it’s a little slimy
numbers done make since he said at the begining that the rent for those 5 town homes was 49k a month but then half way through he said they rent for 3500 a month and his morgage is 2500 per town home.
I wish I could do this in NJ, but it's absolutely nuts over here. The cheapest house you can find these days is around $300k and that's for a small single family house in Central Jersey. Northern Jersey is even crazier. That means that I would need at least $20k+ to buy my first property. It's really sad, how the hell are just regular people suppose to buy their first house with inflation and interest rates the way it is. Moving forward the only people that can do any of this are the ones that are already wealthy. I wish I started doing this 10 years ago.
Get tf outta Jersey. Come to the rust belt. We have so many abandoned towns and favorites waiting to be gentrified, most near major hospital campuses where doctors frequent. In the middle of the hood in Ohio adjacent to hospital campuses, they're commanding rents around 2600 for a 2 bed 1 bath. I'ma give you a freebie too. Buy closer to the police station. The tragedy of gated communities is that the same house outside the gate isn't really a comp. But when there's no separation, people feel like it's cohesive.
Just to elaborate in the example above. The houses adjacent to the hospital campus are so nice they feel like part of the campus and not the surrounding hood
He already has his partner contractor, but if you're starting out, it would be best to survey your area and check reviews and the actual products of these contractors you're prospecting. It's groundwork, but it will be worth it so you can find quality ones! Hope this helps! ☺️
That micro unit complex without parking really screws up the single family houses around there, now they will have a massive parking problem, noise, crime, and lowered property value.
@@TheRachag im sure the neighbors are pissed but they cant do anything about it. Those small units, thach has a few apartment buildings of it. Im sure the parking situation will affect a few blocks of single family homes. There will be a percentage of renters who will have a car for work to save time or get groceries without taking the bus. A car is very convenient, some renters will just walk a few blocks to get a open spot and take out someones parking spot.
@@UpFlip none. It just benefits the investor, and destroys the neighborhood. It helps keep housing cheaper for renters but it also makes crime go up due to more people per sq mile in seattle.

No, he doesn't just teach people how to get rich. Instead, he teaches these people life skills. Similar to when you're attending a university but already niched down to exactly what skills you need to operate. Hope that makes sense.

Owning multiple real estates comes with its own problems, such as chasing tenants, damage ,paint ECT... Which makes it residual income not passive

numbers done make since he said at the begining that the rent for those 5 town homes was 49k a month but then half way through he said they rent for 3500 a month and his morgage is 2500 per town home.

I wish I could do this in NJ, but it's absolutely nuts over here. The cheapest house you can find these days is around $300k and that's for a small single family house in Central Jersey. Northern Jersey is even crazier. That means that I would need at least $20k+ to buy my first property. It's really sad, how the hell are just regular people suppose to buy their first house with inflation and interest rates the way it is. Moving forward the only people that can do any of this are the ones that are already wealthy. I wish I started doing this 10 years ago.
Get tf outta Jersey. Come to the rust belt. We have so many abandoned towns and favorites waiting to be gentrified, most near major hospital campuses where doctors frequent. In the middle of the hood in Ohio adjacent to hospital campuses, they're commanding rents around 2600 for a 2 bed 1 bath. I'ma give you a freebie too. Buy closer to the police station. The tragedy of gated communities is that the same house outside the gate isn't really a comp. But when there's no separation, people feel like it's cohesive.
Just to elaborate in the example above. The houses adjacent to the hospital campus are so nice they feel like part of the campus and not the surrounding hood

He already has his partner contractor, but if you're starting out, it would be best to survey your area and check reviews and the actual products of these contractors you're prospecting. It's groundwork, but it will be worth it so you can find quality ones! Hope this helps! ☺️
That micro unit complex without parking really screws up the single family houses around there, now they will have a massive parking problem, noise, crime, and lowered property value.
I was thinking the same thing… where are they parking.
@@TheRachag im sure the neighbors are pissed but they cant do anything about it. Those small units, thach has a few apartment buildings of it. Im sure the parking situation will affect a few blocks of single family homes. There will be a percentage of renters who will have a car for work to save time or get groceries without taking the bus. A car is very convenient, some renters will just walk a few blocks to get a open spot and take out someones parking spot.

@@UpFlip none. It just benefits the investor, and destroys the neighborhood. It helps keep housing cheaper for renters but it also makes crime go up due to more people per sq mile in seattle.
