Best guess, something upstream a long the drain has been used. Water goes by, it sucks air down the drain. Still repair with mechanical drain, or better clean from roof vent.

I've tried several times to tell maintenance, but it doesn't seem like they or the professional plumbers they call in agreement, even after sending a camera down my drain and finding nothing and tearing out my kitchen and replacing large sections of pipe under the floor.
@@AlKaseltzer87 If there are vacant apartments or bathrooms not being used near you/on your same line, that could also cause the gurgling noise. If any P traps got dried out from not being used, it could make the noise happen in your sink. If you're not experiencing any slow drainage, then you may want them to check vacant/unused sinks around you. They need to run the water in any of those sinks to make the P traps are full to see if the gurgling stops in your sink
The gurgle is still there, that’s why you didn’t stop the water running to check. It’s obvious that the gurgling is not going to be there when the water is running. 🙄

In a pinch you can just drill a small hole and install an aquarium one way air valve as it doesn't take much air to break the siphon affect.
