Hi thank you both for this interview. It has definitely inspired me and I have decided to ignore the naysayers and go for it! I have a friend in Jersey that called me a 4 months ago to tell me about this career (when I bought my own house I thought the signing person was with the title company). My friend said a friend of hers has a full-time job and is still pulling in 2k-2500, a month in New York City after regular business hours. The naysayers are nor making me doubt anymore!

I learned something in Georgia, you can be hire by Attorneys office to assist with the closings. Sigings is definitely through the law firm and the firm can hire you. Ga fine print state only an attorney can conduct notarial act real estate and refinancing loan paperwork.

So I have been following the LSS since November 2018 and purchased the course last November as well. I never knew I was in an attorney state (Maryland) until now. I have not been able to start the course since purchasing but I am definitely about to find the time!

most attorney's will not work nights and weekends-its that simple. let them know you are there if the borrower can not make it in to their office!

While North Carolina is technically an attorney state, it does not require the actual physical presence of an attorney at the closing. I live in NY. From what I understand, NY requires the physical presence of both parties attorneys at the loan closing signing. I have serious doubts that notary signing agents can get much work in such attorney states.
Can anyone please tell me exactly where is says that notaries may do loan signing s for out of state properties?

I am in NC and I Sworn we weren’t a attorney state I’ve asked other notaries in NC if we were and they said we are not but they still supervise the signing
all an attorney state means is an attorneys handle the closing of the real estate transaction instead of an escrow officer or title officer. nothing more.

I'm in Charlotte nc and we talked to an attorney about if she utilizes mobile signing agents and she was mad and shut us down immediately saying only attorneys can do signings in this state. I guess it depends who you are talking to lol very inspiring video

Some attorneys do the closings. I worked at a law firm and the attorney completed the closings. She made good money. Closings was a big % of her firm’s income. She wasn’t about to take a pay cut having some signing agent complete the closing. I can see attorneys “shutting” you down because becoming a lawyer is extremely hard.

So am I and I recently mailed in my application to become a notary. From what gather, VA is also an attorney state, however, LSA's can perform in this state...

Unfortunately, this is considered UPL in GA. 😞 No way to be a signing agent here. I was getting excited but GA laws seem to be strict.
I like to be 100% transparent with my students, so I will let you know that it can be a little more challenging to get full-time business as a loan signing agent in Georgia. This is because, like you said, attorneys must be present at real estate closings and tend to work with in-house notaries. I want you to understand that realistically, it won't be as easy to drum up business as it would be for a loan signing agent in an escrow state, but it's not impossible!
In fact, I have a handful of LSS students who are successfully signing agents making part-time income in GA :)
There is absolutely still opportunity to make great money working part-time in attorney states! There are always going to be borrowers who can only meet when the attorney's office is closed on nights and weekends, and signing services are constantly looking for signing agents to complete "out of state signings" (for example, if the borrower is purchasing a home outside the state of Massachusetts, but just so happens to be in Massachusetts at the time of closing).
Fortunately, my course teaches you how to fully utilize those signing services to supplement your income and get the signings that aren't handled by attorneys.

Great video! I have my first closing in NC in a couple of days. The notes in SnapDocs state this will be a "phone assist closing with an attorney". In your experiences, does the attorney call the borrowers or you (the signing agent) to join the meeting and do they stay on the phone the entire time of the signing? [Nervous!] Thanks for your help!

Hey Cee Cee! I highly recommend getting training for the state you plan on doing your business in :) So in this case, Florida. The great news is you do not have to be a notary or wait till March to be a LSS student! the real estate agent is the top of the food chain.
they can hand pick any vendor they want in the transaction.

Yes! Absolutely! There are successful Loan Signing System students in nearly all 50 states - New York included! I'll keep that in mind for upcoming interviews!

She needs to be careful, as The Secretary of State publishes the Statues, ALL NOTARIES in NC must still adhere to all notary laws. Therefore, she is getting paid for her closing skill sets, BUT CANNOT CHARGE for travel fees, AND $5 per stamp ....another words, be careful what your saying as she is sworn in by the county and the state and she needs to make sure no to talk herself into a violation. Zero dollars for travel fees in NC ...fees/cost is for closing processes and $5 for acknowledging signatures.....they never itemize this stuff BUT you need to be careful with how you say it......cover your ass by knowing the laws and the loops in the laws.....print NC statues and the NNA NC overview of NC laws. ........have em in you bag or office....know your laws and take updates
A notary can endorse/norarize in all 100 counties in NC.
I just took the NC class on 12/12/20 and you are absolutely correct. I asked about mobile notary and was told specifically that there can be no additional fees associated with notary work.
I’m only intrigued because I’m looking to relocate to NC, however I’m in mass an attorney state and am wondering how one makes that much when there are restrictions on fees 😩🤔

NY works the same as any attorney state-just like NC the state that Debra is in.
It does take work-but if you are willing to put in that work you can build a business!!

My question is if you are using a signing agency, then what are you actually making after they take their fee?
it all depends on the signing services pay out but on average you make $85-$100 per signing if you work with a signing service.

Mark whats the average time of completing your course
My course contains approximately 8 hours of core training and then 5-6 hours of bonus training. Most students finish training in about a week-- it all depends on your learning style! :)

I’ve been a Signing Agent in NC since 1998. North Carolina is not an Attorney State.
you do not have title and escrow offices. attorneys facilitate the closing transaction not an escrow officer .

Since your fees are capped at how much you can charge per signature notarized-it is difficult to make that much money as general notary work notary.
That is why signing agents are the most lucrative way to make money a notary public!
I've read several articles that encourage Signing Agents to upload professional head shots/pictures to their Directory Profiles. What are Debra's thoughts on this strategy?
It doesnt hurt but if you cant afford one currently there is no need to stress out! your picture on your profile wont lose you any signings!!
as an owner of a signing service-i have never picked a notary just based on their headshot!
i teach my students to focus on things that move the needle a head shot is not one of the them! hope this helps!~

yeah but why wouldn't the attorney just notarize the documents themselves? most of them are notary
Most signings occur in evenings and weekends, which is when attorneys are off work! That leaves more business for notary signing agents :)
Time. Location. I worked at a law firm and some closings were in the evening and fat away. So some lawyers may just want to be off work early or not drive far to the person..
I thought you could only charge $5 for a notary service in NC so I'm not sure how she's making that kind of money?
There is a huge difference between a notary and a signing agent! Signing agents can make up to $75-$200 per hour appointment - unlike regular notary publics who can only charge a few dollars per signature witnessed! :)

Hi Melissa! The quick answer is while it does require more work to be a signing agent in an attorney state, it is possible to make a great part-time income in GA! In fact, I have students from GA who are successfully making thousands of dollars a month part-time!

attorneys conduct real estate closings in North Carolina not an escrow officer or a title officer.

The NC notary books states that although a non-attorney cannot "officially" handle real estate closings, an attorney is not required to be present. I really researched this aspect to see if it's worth the effort! I am about to start soon!

I purchased your course over a year ago when I lived in New Jersey but got side-tracked when I relocated to North Carolina shortly after! I didn't think it was possible to run this business here but discovered otherwise and I'll be going all in! I take my notary exam next Wednesday!
