Hi James great channel! Helps me a great deal when i'm maintaining properties for clients. As a suggestion, and if you haven't done it to date; could you show how to replace a tap gland and what a tap reviver kit is? (another way of fixing a dripping tap). Holding tight as always! All the best Steve
You should take the tap valve apart and lubricate with plumbers grease also turn water back on before you turn the tap on to avoid filling from the reseat bedding into the new washer
G'day Great video, just 1 thing, I would suggest placing the plug in the sink before you start, nothing more frustrating than dropping a part of your tap down into the drain. I did notice the bowl in the sink but I felt attention needed to be drawn to why it was there.
If only it was as easy as it looks in this video ! We only have isolation valves on one set of taps in our rented house. I tried to follow this video guide and work on the hot tap , after I turned off the islaotion valve. Unfortunatley everything was seized tight. I eventually got the tap handle off and it was quite furred up with blueish corrosion inside. But no amount of WD40 or turning with a wrench could undo the tap collar. So I could not even get to the tap head where the washers are!. In these videos they tend to be working on fairly modern appliances where minimum effort is needed to loosen everything but this is not my world. In rented accomodation you have landords who want everything done at lowest possible cost using cheapest possible parts. When you dont know who has worked on the taps before you and what process they have followed its incredibly difficult to get a job like this done on old equipment. If you need to work on a hot tap with no isolation valve then turning off the main stopcock under the sink is not the only preparation you need to make. You will aslo need to drain all the hot water out of the tank so the system is completly empty before you try to work on a hot tal with no isolation valve. . Not something you want to do in the middle of winter !
Seriously? I would've thought sandpaper wasn't strong enough to grind the metal seat. How exactly did you do it, though? Did you do it manually without any tool?
I've never had any luck with a reseating tool. You can make it nice and shiny and it will still drip. Theres a reason we dont use these crappy taps in new houses.
I am creating a forum called How To……. One is how to fix a dripping tap How to reseat a dripping tap, so I have embedded your video in the forum. Hope that’s ok it’s a good visual video that is very handy information for DIY.
Does anyone know what causes the damage to the tap seat in the first place? I have had this problem many times, but always on the cold tap; never the hot.
It happens to my taps a lot too. Super annoying! Just this morning I'd intended to replace a washer on a dripping bathroom tap, only to find out that the washer was fine (from what I could tell) but not the tap. As expected, the seat had a groove in it. Only after researching the issue on Google several minutes ago, did I discover it's a _very_ common problem in hard water areas. That makes sense, because I live in Barbados whose water is definitely hard!
@@ConicalRamirez That's correct. We're not grinding inside the circumference of the seat (to enlarge the hole) but smoothing the _top_ of the seat to make it smooth, so as to enable the washer to sit flush on it and thus prevent the passage of any water.

Another good video.
Wondering where the gung that has been filed off goes. Isn't there a risk that the dirt will stop the washer getting a tight seal.

Good video, but if you find the headnut is stuck fast, look out for the easy tapslitter, makes it so much easier.

thanks for taking the time to post
That's awesome. Can we use sandpaper? I tried sandpaper it works so far.

I knew I was missing something ... very useful cheers!

Nice one, cheers.
Okay so isn’t that gonna make the hole more bigger and how would that stop the leaking?
it just makes the bit that the washer sits on - when the tap is closed - flat so it is properly sealed and no water can pass.

The seat on my tap seems to actually have a nick in it of some sort. Like its been broken or something. Any idea how to fix something like that?
