    This is a great video if you have money. Can you make a video for those wanting to move to StL that only make 50,000 or less. Good and safe areas that are affordable. My suggestion is either Jefferson or Franklin county.

    Thank you for the video! In regards to gravel and mtb'ing bike trails dirt, gravel, etc... Does Chesterfield have good biking? If not what suburb is close to lots of trails? Thanks!

      Chesterfield doesn’t have great bike infrastructure for getting around, but there is a bike trail around the valley which is very accessible. I don’t bike but I live here and haven’t noticed much for bikers. And have seen some scary looking bike lanes but that’s just normal in the US.

    As a lifelong StL resident, this is mostly spot-on. Here are my "corrections" of Jacob's errors:
    1) When he says "it's in the south county area", he actually means "it's in the SOUTHWEST country area". South County is down I-55, not out I-44.
    2) Oakland - I'd never heard of this municipality until this video. It's bisected by I-44, and nearly half the area is taken up by a golf course and high school. Don't bother looking there - you'll be lucky to find 3 listings. There are 0 restaurants within the city limits, and only 1 park, so I don't see where he's getting the "lots of" count from. At least there are lots of choices in nearby Kirkwood or Webster Groves, so just search there instead.
    3) Olivette - What he didn't tell you is that this municipality is split between the "haves" and the "Have-nots" My grandparents and aunt lived just off of Olive Blvd for years, and while it used to be nice, now it's turning into kinda of a shit-hole. The northern portion of Olivette, north of Olive, is far less desirable then the southern portion. DO NOT BUY OR RENT in Olivette NORTH OF OLIVE BLVD!!! Just past the northern border of Olivette, the area gets very rough & crime ridden. There is a parole office located there for a good reason. Stay south of Olive instead.
    4) Warson Woods - The segment along Manchester road there has a lot of shops/restaurants, but it's kind of an eyesore and not pretty at all. If you go a mile east on Manchester, you get into Rock Hill and the area is lower cost and more run down. Personally, I'd shift several miles west on Manchester, and check out Des Peres instead. It's bigger, easier access to I-270 from Manchester Rd, and has West County Center Shopping Mall. Plus the retail & commercial section along Manchester Rd is a bit nicer and better kept up.

    Yeah I’m surprised that Webster Groves is not on the list. I moved to Webster from the South Carolina and I like it! The only thing that confuses me here is how these towns and suburbs are like right on top of each other. I grew up near Atlanta, GA and this was not a thing there. There is also a crap ton of people that live in this area. I don’t understand why some natives say St. Louis is like a small town. It’s a very dense area and it’s in the top 20 most populated areas in the US.

      It'd be even worse if they ever do decide to merge St Louis City and St Louis County back together again.

      Your second line "It’s a very dense area and it’s in the top 20 most populated areas in the US" includes southwestern Illinois, because we make up about 25% of the total St Louis metro population. Another 25% comes from the St Charles region, so when you remove both water bound regions, and stick just to St Louis City and St Louis County, it heavily shrinks in population. Gets even worse when you consider the fact that St Louis County is the largest in the region making up almost 40% of the total population. That gives the main city region of St Louis just about 10% of the total region- yeah, it's got about 300,000 people of a metro of about 3 million. Crazy, right? That's why they look down on St Louis, people ignore its entire metro region, especially like here where they don't acknowledge the Metro East who does have affluent regions too in Shiloh and O'Fallon.

    So in Chesterfield what do you know about the status on the wildhorse village? Apartment and condo wise are they just in the starting phase? What about the rest of it? Is it gonna be more 2023 or 2024 before it begins to get to the end phase?

    Some of these neighborhoods have always been wealthy/established spots in St. Louis for years now. Other communities/neighborhoods on this lists are places of the White flight from North County over the last 20-30 yrs. Sorry, let's be honest, and just say it.
    Also to call Clayton "urban," is a ridiculous statement, that is a suburb too.

      I'm actually not referring to whether Clayton technically part the city whatsoever. All of these places are suburbs, hence the title literally calling them the top "suburbs." But are you saying you look at downtown Clayton and call that a suburban-looking place to live?

    Are there any videos that normal people can afford. I’ve watched 3 videos and I can’t afford anything this guy shows. I’m moving to St Louis soon for my job, and planning to buy a house this year. Anything under 300k out there in a decent neighborhood. Anyone from the area feel free to let me know.

      You must not be watching the right videos then. I have content on Wentzville, Lake St. Louis, St. Peters, Florissant, Tower Grove, and Fenton. The median selling price in every one of these areas is under 300k. Take your pick.
