I am wondering if it could be beefed up in order to have floors that meet residential code on both the main floor and the loft? 25 lbs per square foot doesn't sound too bad, but I'd rather have the 40 sq ft load, just to be safe. The intention is to use it as a full time residence, and in a hurricane susceptible place, so it needs all the strength it could get (plus funky, "industrial style" hurricane strapping, etc, but I think the plates only go on one side, so as not to hide the beautiful joinery! I hope). It's beautiful, and simple, at the same time. If I understand, this would not require stronger or bigger posts, but it would require larger beams and joists, so in order to keep the same ceiling heights, it would have to be slightly taller. Is this something that your company would be willing to do?

Clarification: Arlington sits upon the Taconics.. the Green Mountains form the backbone of Vermont and are located to the east of this picturesque village. When I lived there, my favorite summer spot was the lovely Lake St. Catherine. I miss the state so much.
I was thinking that you can easily convert the porch into living space. And if you picture a porch on the opposite side, well, that's just even more living space. In one "porch" you can have the kitchen and dining areas and the other a bathroom and utility. ( bathroom near kitchen doesnt mix imho) The middle can be the living room. Upstairs you can have a small bath.

Nice layout😁The grade of the lumber looks a little ruff.Could the buyer have upgraded the lumber not to have so many knots and imperfections?....great size and floor plan.
This is a client modified building with client supplied windows. Codes differ not only from state to state, but from town to town. This clients building is built to their towns codes, the windows being approved for the loft space (it's not a full second floor).

What would you put in for the walls between the wooden beams? Drywall? Wainscoting? This is a fantastic home for the money. real craftsmanship.
We typically use a Kiln-dried pine interior sheathing.
