YES AMANDA... Paint the pipes and the tongue box black. That would look so sharp! I would just love to have a bay window on the incredibox and I also love the layout of the Lexington as well. It's SO hard to decide which one I like best..with so many wonderful models coming out. This layout is really one of my favorites among the new models so far. It's been such an honor to watch you guys grow over the years. To see where you are today..really shows that y'all truly live up to your name...It really is INCREDIBLE.
I personally think that the tongue box should be painted green like the rest of the house and the trim and piping should be painted black to match the rest of the trim, you asked And I’m telling you😉👍

I would recommend that people are very safe using the portable heaters. They cannot be used as heaters for more the one plugs. They can set your house on fire. I have seen it myself. Keep blankets, curtains away from the heaters. I worked for the holmes group. Holmes heaters and fans plus rival products. Trust me I have heard of people burning there houses down from using to many heaters plus not using safely.
Was just reading about one of the original tiny homes (Henry David Thoreau's on Walden Pond). Thoreau's dimensions were 10'x15' without dormers. Of course, too, at the time of the Revolutionary War there weren't many who had indoor bathrooms. Point is: your Lexington living area is just about 10'x15'. Today, we do have indoor bathrooms (thank God!) So, the Lexington without dormers, it would seem is pretty close to Thoreau's Walden Pond tiny home by today's standard. The only difference, outside of the bathroom, is that his door was where your picture window in the back is (opposite the tongue). Ironically, there were two battles that started the Revolution: near Concord, where Thoreau's tiny home was; and ... Lexington.
Hi, Randy & Amanda! I agree with you when you speak of "home buyers" needing to pick up their homes right away. Two weeks is "ample" time for them to "Pick Up" their home. I know you're trying to be nice to them and that makes sense. But....you do "not" want to be taken advantage of. An "Alternative" you can use is as follows: If they do NOT pick up the finished home within 2 weeks of their being notified of the home's completion, then you (as a business owner) truly "should" Charge a "Storage Fee" of "X" amount "Per DAY" past the "2-Week-Window" of time. My reasoning? You Build Houses. You are NOT in business to be a "Storage Facility" once these houses are complete. All "Good" people understand your "space-limitations" when it comes to storing their home for an "un-reasonable" amount of time. Make sure your "Per DAY" Charge is enough of an "Ouch" for the customer. That should "light a fire" under them to get their ducks in a row. My opinion is that you are "so" nice the customer's can (and will) take advantage of your kindness. Just watching out for you, Amanda, and the crew.
Exactly. We bought a house where one of the contingencies was that the prior owners needed two weeks past the Closing date to clear all their belongings, as they had a lawnmower repair business they ran out of the detached 2 car garage. We agreed, and the Realtor wrote up the deal to clearly state that after 14 days was up, they would have to pay $1,000 Per Day to stay any longer. (Needless to say, they were out before 14 days). Something like $50/day ought to do it for ITH.

40K is a very fair price. We purchased an undeveloped lot in Louisville in 2015 for 21K. It cost us probably another 30K to bring our lot to the 'developed' stage. We used a private builder who explained to us that we didn't really pay 21K because we had to take into account the cost. of developing the land. I think a lot of people disconnect the cost of development from the cost of the lot/house because someone else has already done the development.
yes we have been looking for land and I had to explain to my husband how expensive it is to get water, power and sewer on the land. I could buy a house today but don't have a place for it. Hoping to get land and do an Airbnb at some point.
@@neolog7839 We have 1.2 acres on top of a hill. Only about 1/4 of the frontage was usable to place the house because it turns to a 25% grade downhill pretty quickly. Our walkout basement was 5 feet above ground level at the build finish. Approximately 175 feet across and 350 feet deep. Our frontage is also divided by the dead end road in front of us. Technically we own about 3 feet on the other side of the road. It is an independent subdivision of one road they refer to as an old style wildcat subdivision. There were 8 occupied lots up here and two empty. We built on one of the two and a younger than us couple built on the other lot at the same time we were building. Their lot was flatter so they finished a little ahead of us. All the other homes up here were between 30-100+ years old. Two homes are ancient log cabins. Probably more information than you were looking for. 😂

I don't know if I am right but one of the things I have been thinking about the 8x20 (the one I want) is it only adds 4 feet in length but not more windows, plumbing fixtures etc, so it's higher $25,000 price (if it sells well) might help you keep the 8x16 at $20,000 longer, and I think that's wonderful.
LOVE the white shiplap with the wood trim!! Also love the bathroom and the steps in the back. One thing I would like to see different would be to move the window next to the kitchen down just a tad so a tall Randy rack could be installed or a small pantry! Beautiful home!

This is my favorite floor plan for the tiny homes you make. Esp. the bath at the end, and real stairs that a dog can climb. I am NOT in the market for a tiny home, but this would be the one for me and my three pups.
I have one of those little heaters that plugs into the wall, we use it in the laundry room that has water pipes on the outside walls! Saved us from frozen pipes! With climate change it gets colder in our area than when our house was built 1970!
Post cards get lost. I’ve had them not received or show up a year minus a week, later. It seems they take mail in envelopes more seriously so I usually send them that way😁💕

I was looking at the tongue end and it occurred to me that there was lots of room under the eaves to build in storage for tools and seasonal things over the electrical box. I think it would look great too. It already looks attractive.

This is my favorite floor plan for the tiny homes you make. Esp. the bath at the end, and real stairs that a dog can climb. I am NOT in the market for a tiny home, but this would be the one for me and my three pups.
I have one of those little heaters that plugs into the wall, we use it in the laundry room that has water pipes on the outside walls! Saved us from frozen pipes! With climate change it gets colder in our area than when our house was built 1970!
Post cards get lost. I’ve had them not received or show up a year minus a week, later. It seems they take mail in envelopes more seriously so I usually send them that way😁💕

I was looking at the tongue end and it occurred to me that there was lots of room under the eaves to build in storage for tools and seasonal things over the electrical box. I think it would look great too. It already looks attractive.
I love the Lexington. I like the size of the Charleston also. Yes paint the tong box and window frames black on the Incredible Hunting Lodge. I live in Northern Calif. and know people who switched there Air B & B over renting to traveling nurses. Can you imagine people buying these and putting in the backyard if city permits and renting out to the nurses!Wow
