  • Nobody asked but welcome to the vlog! Its the first week in the new house and we are running into PROBLEMS. Follow along as I take you though what we are needing to get settled in and get to know this 1960's home. I have a lot more to share with you so stay tuned.

      We just bought an older home and I have lots of work ahead of me. Ppl before us tried to do some work on their own and it wasn't done well. I will be doing so much over the winter....

    You won’t regret getting that glass replaced eventually. We just forked out $14,000 for a new air conditioner. Ugh! It’s always something. Your home is beautiful and looks like it has great bones.

      Don't change that glass...it will take away your ambience...add roll up and down blinds. Glass will get hot no matter what you do...add more 🌿 plants. Ac it's never efficient in a eichler home because all the glass around...you have to improve the insulation over the roof...these homes have little or no insulation!

      @@davidbetancourt1482 if they change it to double panel energy efficient it will not be heating up their home, it will lower their bill. There is no difference in the look.

    I’m sure you know this, Arvin, but whatever you do PLEASE don’t rush into finishing your home. As you said, it will be a long process. Expect to pay at least twice for the “unexpected”. I love your babies Sage and Marble. I hope Sage is settling in. Maybe it was the heat that got him down. 😢.

    I think it would really help to line the borders of the small patio with plants and eventually turn it into a garden to prevent the heat from bouncing back into the house. Plus it would look really cute!

    In general the weather is incredible in SoCal. I wouldn't spend the money on new glass, go with the 3M tint and seasonal window coverings for the rough weeks!

    Your parents are gorgeous! You have to go antique shopping in Orange in the circle. They have store after store after store of antiques. You could spend an entire day there looking at all the stores.

    I used to sell windows for a remodeling company and I can say 100% you are going to sink soooo much money if you replace all those windows. Definitely seek other options first, if you can. But do not doubt your beautiful purchase, it is a magnificent home. I haven't stopped looking at Eichler's ever since you posted your video.

    3M makes a heat rejecting tint/film that you can put on the glass. It can be colored or clear.
    I have it for my electric car to keep car cool and conserve battery life but they can also do it for commercial/residential spaces. Was thinking of doing it for my house. Bonus: UV protection for the skin 💅🏼

      I was about to suggest the same thing.UV blocking films first! Double pane would not stop the UV coming through and heating up the house. There are glasses that are made to filter those rays but replacing all the glasses would be too costly! And get the filing professionally done.

      others have mentioned. an insulating film. perhaps applying inside might reflect better...i dunno, but i am sure there is a solution.

      @@ArvinOlano they have a clear option that I put on my front windshield because you can’t have colored tint on there by law. It blocks 70% of the heat and 99% of UV rays. It’s not regular tint, it’s a special heat/UV rejecting film. Something to think about to also protect your furniture as well, even if you decide to replace the glass eventually, a feature to look out for. ❤

    Real estate always has MAJOR decisions especially when buying a WONDERFULLY authentic home such as yours. It is BEAUTIFUL, and I know you guys will make the right decisions. Hell, keep it like it is for the time being, but I understand your concerns. I'm so happy for you, but also just a "tad" jealous. I LOVE MCM homes, and you have a gem on your hands. Congrats!

    Look at it this way: this is your dream home & forever home! The worst you can do is rush any renovations or projects. For our nearly 100 year old house, we shift our projects between "not pretty" to "pretty" lol Either way, you're building your home together & it'll turn out incredible!

      When we were shopping for a house, we saw flip after flip that was lipstick on a pig. If I have to change the cabinets, I want a newish water heater, well-kept furnace, no rotting wood, etc. I don't care if there are ugly vanities. Vanities are much cheaper than water heaters or, in my case, an entirely new electric panel.

    We live in a house that is all windows in Saskatchewan Canada. We had a hot summer as well and this was our first one in our new house. The windows are triple paned and insulated and I can tell you there were a few days we wondered if we had made a wrong decision as well. We have since installed blackout thermal insulating curtains and we chase the sun as I can’t bare to have all of the windows covered all day. We figured out which ones need to be closed at different times of the day and it made all the difference!! I am a total sun lover and hate to close even one window through the day but it made the hot summer livable and now we are back to wide open windows again. Hope you make it through the heat and continue to love your amazing new home quirks and all!

    I can only imagine how the hot weather is stressing out those two Frenchies;-(( No wonder Sage is lying on the air vent. I am from LA originally, but those temperatures are extreme even for there in September. The place is going to be so gorgeous!

      It was at that point that I wondered if Andrew sent him to get the measuring tape as “busy work” while he went and got the air conditioner 😂. Although I’m not adverse to choosing the pretty tool as well.

    I have never seen anyone shop for a tape measure by color - cracked me absolutely up!!!!! HAHAHA! You are the best, Arvin. 😂 Love your crossbody. I have a handbag that color. I wondered about all the glass. Lovely but, yes, the heat. Perhaps you could have it tinted light amber, etc.

    I'm so glad to hear you say you are transitioning the channel to a more lifestyle channel! I love your decorating tips and style, but it's just as fun when you show your real side and more of the everyday stuff. I love you and your mom's relationship, both your parents seem so sweet. I also just bought a house and I'm in the same situation. Nothing I brought over seems to fit right in my new home. I'm now just living in it and feeling it out. Getting acquainted before I go shopping. A frustrating situation for impatient people like myself, but it'll be worth it! I'm in AZ and also experiencing an unwanted heat wave.     Just a thought....have your windows professionally tinted. I have a very large two story home I purchased in 2009..I had the windows in every room tinted. It has kept my home 20 degrees cooler in Summer and very comfortable in Cali winters

    The heatwave was just about a week here in LA/ the valley Arvin most of the summer did not feel bad at all! It’s not always like that. The heat was unbearable everywhere sounds like 3M film as someone else commented is the most cost effective option for your home and on the plus side you will keep the original windows.

    Put heat film on the windows. Try Gila heat film at home depot, lowes, or amazon. It helps more than you think. Also, if you don’t have AC, put it in. (I see you do; have it serviced and make sure it’s working correctly). You don’t want to replace the windows unless you have to (i.e., they leak and are damaging the structure.). You can buy just glass, but then you’ll have to pay someone to install it- the big sheets are huge and heavy. But, if you want to try just the glass, that may be possible depending on how much space you have for thicker panes.
    Do not put in incandescent bulbs; the heat rolling off them is unbearable in an already hot house. Get 3000k bulbs with 90+ CRI (if you are getting leds). Do not touch the plastic base on leds if the bulb has recently been used. Those are heat sinks and get very hot.

    Number 1 expense of an older home; replacing windows. I have also replaced insulation; like literally stripped all drywall and reinsulated. If roof is shallow; no new hvac ducks unless taking roof drywall out. These are all the things I say when hubby is resistant to a new construction purchase. I didn’t even get to plumbing and tree roots.🥺

    Maybe too late for this summer but next summer look into buying cooling pads for the two boys. They are a gel filled pad that helps keep their body temperature down in the heat. They come in sizes for all dogs. They are available on Amazon and at places that sell pet supplies. They are very affordable and well worth it!

    Don't worry about anything - it'll all come together and you will find ways to survive the heat until it passes and you can replace your windows. That place is going to be so interesting to decorate. It's like half the appeal of each room will be what your eye falls on in the room opposite the atrium. I can see some unique floor lamps to light the furniture and large art pieces at night and big plants so you get a really intriguing view from the other rooms. I almost want to say that the shapes and placement of your furniture are going to matter the most. Anyway, you'll knock it out of the park!

    We bought a brand new home 30yrs ago and have slowly changed everything ever since. Don’t get me started on the landscaping and the pool. It’s a never ending process. Sorry for the bad news, but your home looks beautiful. Enjoy it.

    I too live in a mid century modern home and all the glass definitely makes the house unbearable when it’s really hot out. I had to install air-conditioning. It was the only way to make it through the heat of summer.

    So happy that you found your beautiful home! Having grown up in Sherman Oaks (in a mid-century home), yes, we have had an incredible heat wave, but I can assure you it will get better! Our fall and winter seasons are generally mild. You may want to consider (at least a temporary fix) getting a tinted film for your large glass walls. They come in a variety of tints to help keep the heat out. Hope I run into you one day as I am out and about! Welcome to Los Angeles!

    Beautiful home blessings on you both and the babies please be careful with the babies outside remember that California has coyotes and hawks and huge owls your dogs are small and can get scooped up

    Lol@ the dog on the vent. Years ago, I had a cat who had been a stray. She would lay on the vents in warm weather as well. She'd give my other two cats a look that said 'I'm an indoor cat now. Shut up. Go away.'
    Arvin's videos are gonna be so much fun as he works on the new house. I'm decorating vicariously. 😁

    Louvered roller blinds!!! You can get them with a remote control, bring them down during the day to lower heat gain in the summer months! I hope this is helpful! A lot less expensive than all new windows for now!

    You can keep the existing windows and get the second pane of glass added. Here is New Zealand it's common to do that, as you pointed out to get new double glazed windows is very costly. Adding the second pane is about a third of the price

    Hey Arvin. Love that you’re vlogging all of this experience of buying and furnishing a new home with all the struggles along with it. For the glass, try looking into tinting them. I have a home with a lot of really big windows and tinting them really help cool down the house. They have mirror tints which prevent a lot of the heat from coming in yet still allow you to see outside and enjoy all the windows. It’s a lot cheaper than replacing huge custom glass. Good luck and keep posting these videos!

    Please, replace the glass. You will save money in the long run. Start saving. I love your house don’t let that glass stop you from enjoying. Slow and steady is the way to go.

    Hi Arvin- congrats on the gorgeous house. My first home was a 1955 Eichler style
    Home in Sacramento. She had floor to ceiling windows in every room and it made her gorgeous and light filled but summers killed us. We had to run our AC starting in the morning all through the night so I totally get your pain with the heat wave! I don’t know how old your AC system is but updating it may help and I agree dual pane updates help insulate especially doors. Windows are so expensive to replace and I got outrageous quotes on any customer window changes. Lastly, ours was on concrete slab which made it hard to reach the plumbing. When we had a leak we did not find it for weeks! I hope you can work through these McM issues bc they are really so beautiful but so temperamental. We sold our home in 2020 after 7 years and I still miss her today. ❤ can’t wait to follow along your adventure!

    Yup - for sure. Living in the Valley is brutal. Also keep in mind, the winter nights are quite chilly too - it can get down into the low 40s even in Woodland Hills during December, January so you're not just talking about keeping cool in the summer, you're also talking about keeping yourself sane during the winter months as well...that heating bill is going to literally be warming up your backyard at some point. You might qualify for a DWP rebate at some point because you're helping cut down on energy costs - you should look into it.

    I recently saw a home like this on another channel that underwent renovations. When the new owners moved in, it was extremely hot in the summer and extremely cold in the winter. They had to replace the glass as well. It will be beautiful once it all comes together though.
