I think this was your most fearless flip ever, except maybe for the elderly care home that was in horrible condition. But this yard was really daunting. Great job and congratulations on your home run!
Wow what a difference. I love the view from the windows, that backyard -what an amazing clean up transformation and super nice getting that bonus space with direct access. Home run indeed
I like it alot. I just wish at least one tree was kept in the front. lol. The interrior is nice, the bathrooms are so beautiful! But the backyard is my favorite. The grass is so lush! And for the garage, I would have loved to see the floor done with a concrete/garage floor paint. Maybe even an epoxy garage floor kit..espcially with it being somewhat connected to the bonus room.
Nice flip but I am confused about the bonus room being open to the garage. It feels insecure and creepy to me. This layout also leaves no barrier between the garage and the access to the upstairs. I have never seen a home old or new with no door closing off the garage from the living area.

I love the new color on the front of the house especially the door. I'm so glad you removed all the trees and bushes. If the new owner wants foliage out front they can choose what they like best!

Yeeeaaahhhh…. That was a huge concern to me and surprised that is up to code, which she said it is. I think a door is necessary even if code doesn’t require it.
Most people aren’t parking their cars in the garage so carbon monoxide is most likely not an issue. Owners will probably use that garage as a gym and storage.
Great use of the layout in order to be able to have the project completed on time Sure there are some thing that could have been done differently but that can be left to the buyer so that they are able to make it more of their home to their liking (ex: bonus room & garage) the owner can add ac to that area and possibly a deck so that a sliding door can be installed which would allow for more entertaining space in the back yard or even make additional rooms to the home since she mentioned that the property line continues far beyond the grass area that was installed Even an ADU might be permitted because of the square footage of the lot that the house sits on The possibilities are endless and the renovation clearly has that in mind along with getting in and out fast while maximizing the highest profit available
One of my favourite transformations ever. The only thing that bothered me, hit me right inside the front door...........the dining table/chair. A smaller one might have shown off the space better. I was disappointed the bonus room didn't have access to the back yard, or the garage, (without also having direct access to the rest of the house). It could have, if it also had a bathroom, been a very pleasant studio apartment/Granny flat. But other than those two things I loved the house. I could imagine myself living there! Well done and continued success to you 👏
There needed to be an exterior door separating the garage from the bonus room. If there isn’t a door, you will be cooling and heating the garage along with the bonus room. Other than that, it is great.
You've done such a beautiful job. I'm glad you made such a good profit after doing all of the extensive work you had to. My only suggestion is you should have put a door from the landing into the garage. There will be fumes from the cars and visible mess which will detract from the nice bonus room.

I love all the built in storage in the island. Too bad the master bedroom doesn't get the same view as the kids rooms. Lucky kids! that lower level was just plain scary, and you transformed it into a really pleasant and versatile space.😀

Beautiful flip but there should have been a garage door installed to close off from the stairs and bonus room. For a million dollars I would have certainly expected a door. Without the door I'm surprised the new owners didn't expect that before signing on the dotted line.
The renovations are gorgeous but seems like the ball is dropped when leaving the garage floor with stains. Would be nice to see you finish the garages by at least cleaning and painting the floors
The backyard went from a jungle to beautiful, but I can’t believe you can’t access it from inside the house! I’ve never seen a house with a beautiful backyard like that that you had to go out front and around the side gate and through the side yard to get into it....... major drawback! Although apparently it didn’t bother the buyers much

Your right about the fumes I'd personally experienced this 1st hand it was awful I've always been mad at myself for not going with my instincts there's really no cure for this no way to change it I had a little bit of a hard time selling /getting rid of the house always thinking because of this ,
Only criticism I wish she'd let use double hung double pane windows while other than sliders because it would look so much more stylish I know they may be buying expensive but wonder which was a great product double-paned and they look like wooden windows but they're PVC or something would improve the look I know you won't be living there and what's cost-effective but surely the double pane ones don't want cos much more any more than the sliding glass windows
Don't get me wrong, The house looks Beautiful, But I didn't see a Refrigerator in the Kitchen, The Primary Bathroom is much smaller, Their should have been an Epoxy on the Garage Floor. $1,450,000 is Completely over my head. Still a nice looking House 🏡

I prefer a window in a bonus room or a stair to a back yard, I am pretty sure it would cost her an arm and a leg that’s why she didn’t add it.

You can't do ANYTHING without permits and if I was a buyer, I would want to know what permits you pulled. No permits, no sale.
