    I actually like the big opening in the dinning room to the kitchen vs opening it up. I think the small walls separating the rooms are useful and look cleaner. If you had opened it up, it would have just been a view of the side of the cabinets.

      Totally agree. I think you can overdo Open Plan and a wide walkthrough like this defines the space really nicely

      My only critique in that regard would to have put the fridge on the inside wall and the pantry on the back wall so you don't have a view of the fridge from everywhere. Seeing beautiful new cabinetry would have been my preference. You have really upped your game!! It's incredibly youthful looking!! VERY "today" IMO!

      I said the same thing I love that. I watched a flip video where the guy was like “oh we’re not buying new cabinets were just going to paint over them” to me that’s lame and immoral

    I love how it turned out. Personally I don’t like to walk into a house and have the kitchen view. Open plans are great but sometimes it’s best to keep privacy in the kitchen. The removal of the wall was just what was needed. Great flip.

    What I would give to have you design my home! Lol. But since I can’t do that, I watch your videos and draw from them. I just removed the popcorn ceiling my my dining room/living room and installed recessed lighting. Tomorrow I paint, then move on to new flooring, updated light switches, baseboards., etc. thank you for showing the beautiful remodels! I have learned so much from your channel!!!❤

    OMG! I love what you've done with the backyard. The kitchen area looks amazing. I love the aesthetics of the staging. The staging company you use is spot on all the time. I always say, "less is more." The stager is wonderful because they don't fill every single space with crap. It's a little like minimalistic but not empty. I love your channel ❤

    Super job! I know everyone says they want an open concept, however, I prefer to have the kitchen separated so that when you’re preparing food and entertaining, your guests don’t have to look at a messy kitchen!

    This home went from dull and outdated to gorgeous and stylish. The newly painted exterior and new roof set the stage for what's to come. The front and backyards are nearly unrecognizable compared to their original state. They are lovely now, and reflect the beauty of the interior. I guess my favorite improvement was the metal railings on the stairs. The modern design and linear simplicity of the rails completes the beautiful transformation of the interior, and represents the quality of this entirely renovated property..

    you're very inspiring! It would be great if you can make a video explaining your process on how you come up with the designs, whether or not you have partners, good and bad experiences with contractors etc. I want to eventually get into house flipping but I also know there's so much more to it than purchasing, designing, renovating, deciding on listing price etc.. I would love to also learn about the headaches that come along with house flipping because I know it's not as easy as it looks!

    I like the way you fliped this house you save your time n owner’s money you value every thing as a loyal flipper and changed important things were really supposed to b change second good thing you are teaching us how to go cheap things in classy way instead pick expensive things . Can i ask how much is total lot size , you mentioned 2000 sqft its lay out size or total lot size including back n front yards .

    I could have told you the deck was beyond repair lol. Ours was painted over and while moving, my sister in law fell through the steps and we have fallen several times. We are trying to replace it.

    Whoever is filming for you, make sure they're filming in true 30fps progressive scan, and not 29.98 (unless you need 29.98 for alternate distribution), and more importantly than that, make sure they're recording (or at least exporting/finalizing and then uploading to RUclips if they record and edit with ProRes) in H.265 codec.
    Lastly, if you have the exposure set to auto-expose, be sure to make it so that it CAN'T change the shutter speed as a part of the exposure. You want your shutter speed locked between 1/30th and 1/60th of a second. This controls your motion blur. Lower for more smoothness/creamy/dreamy look, higher for a sharper/crisper look. If you ever film overseas, it needs to be 1/50th of a second, otherwise artificial lights will flicker due to their electrical power frequency being 50hz as opposed to our 60hz power. The other solution for overseas is to lower the camera to 25fps or raise it to 50fps. Either of which comes with its own problems.
    If you want a "set and forget" solution, true 30fps+1/50th shutter+H.265 codec for final exportation. OH and another pro tip, do NOT edit or export in 29.98 if you record in true 30 and vice-versa. Having your recording, editing, and project framerates be THE SAME is more important than true 30 over 29.98.

    What an amazing job, just brilliant! The only thing I would change is the master bathroom, it is too small for two people. I noticed a small built in shelf on the back of the master bathroom vanity that could have been used in the bathroom to make it at least wider, that may have allowed for double sinks. All in all beautiful!

      Double sinks only work if there is room for two people. If someone is brushing their teeth at the left sink, there isn't room for someone to get past to use right hand sink.
      A single sink with decent work top is often better

    Love the house but the bathrooms are so basic. It could have been a real selling point. You claim highland but it’s just above builder grade. I commend you for the kitchen though.

    my only critique. I just hate the horizontal baluster.. I think it would have been even more elegant with it being vertical and maybe slightly more decorative. It feels heavy.

    My goodness its amazing what you do. Im trying to find people who do what you do. I bought my family house full in cash on November 29th 2017 and Im looking to sell it in cash as of right now in less then 25 days. How do I get in contact with any house flippers or cash buyers. Not going through agents or nothing to let them get commission off of me. I bought the house for $46,000 and im lowballing my price between 15k-19K because im trying to get out of town in no less then 25 days. Its no reason a realtor should bother me because its one heck of a deal.
