@@noori9491 you don’t always use math on the field except when you’re doing a CMA or figuring out a sellers net plus what down payment is needed for a buyer. Some buyers will ask how much is 3% down on a $300,000 house. Or if you’re working with investors. So simple things like that come up. The lender does more math. Then, if you’re doing commercial real estate, there’s a lot more math required.

Maggie, so so happy I stumbled onto your video! I was pulling my beard hair out since I have no hair on my head😂. So many people were trying to help and I was not comprehending. I passed my NYS license in 2015 because I was in school with teachers like you. Now living in SC, I failed my 1st state exam in June, was very discouraged and tomorrow is my 2nd exam and was stressing out. I am so confident now, and I thank you!!!! Two things...#1 - Your videos are gold. Really appreciate it a lot. You're great. #2 - I think the answer to #23 is A, not B. You have to annualize the gross income, you got your answer based on monthly, not annual income.

I re took the national portion this morning and passed! These videos are wonderful! I improved by 21 points😂😂 unfortunately i had next to no math, but i did the first time around! I was much more prepared this time, this chart is AWESOME
@@KenClear well, congratulations on passing the state portion. As far as the national exam, I would say to make sure to read the question carefully and dissect what it’s asking. Sometimes by putting a scenario in your head really helps. At least for me it does. Those questions are kinda tricky. Just get back in there and don’t give up. You got this!!!
I take my exam today and really i do exactly the column like you do and i see more easy the MATH than the questions. I dont pass the exam because i saw question that i never see but i continue study the exAM.@@JustCallMaggie

Hi Maggie, on Question #14, it says A borrower pays 2 points on a $250,000 loan. How much is one point worth? The way I read the question, it is asking how much is one point worth? so the answer should be $250,000 X 0.01 = $2,500
Thanks for explaining each question so well. I've been practicing and I keep getting better at it. It is just that the math problems in the course that I'm taking are way more complicated with extra information that most of the time throws me off. The questions are very tricky with extra steps. I hope the math portion of the exam is not as complicated as the one in the course I'm taking.
I passed my exam 2 days ago (9/17/34) after 4 failed attempts😅. I just wanted to thank you so much for your videos. My final time taking the test was the first time I actually felt confident and tackling every math question that there was. All your math videos were such a big help in making sense of things. Maggie, I really love this strategy that you came up with me. Helped me so much to understand RE math but #14 should be 2,500 instead of 5,000. The question asked how much is one point worth not two points.
This is one of the best math study guides. Thank you so much for taking time time to share. I have a question. In reference to question # 14: The question was, 'How much is 1 point worth?' I though the answer was: $2500 since we calculated the value of 2 points. Is there a reason the answer was $5,000 instead? I know these questions are a little tricky sometimes so I want to make sure I don't read too much into the ones that are meant to throw us off a bit. :)

Hello Maggie, I'm loving your content so thank you for being direct and straightforward on your thoughts and teaching methods. I've seen several other videos where "instructors" keep getting stuck and stumble over their words and answers, which becomes more confusing. I take my test in 2 weeks and I can't wait to get these math questions a go now. The way you are explaining the T-Chart method is genius. My question to you is, Are there any videos that you have or any other math questions that this T-Chart Method, would not apply?
Hi there. Thank you for your kind words. I would definitely check my debits & credits video which teaches how to prorate using my new DAM/DAMS Method and also the approaches to value to find the adjustments to a comparable when you have a subject property. I hope these help. Basically, T-Chart can be used for about 75% of the math questions, especially if there’s a percentage in the question or the answer. Best of luck to you!!

@@JuliaD-i3n good question! It’s because points are always based on a percentage of the loan amount, so the loan will be the total you’re dividing up to find how much a buyer will pay at closing for points.
Maggie, I love your T formula, it makes the math so much easier. I do have one concern, question 14 asks how much is one point worth, I would think the answer is 2,500 on the 250,000 loan? The question doesn't ask how much was paid for the points. Can you please confirm the answer?

Im so glad I found your videos Maggie! I take my state exam this upcoming week and it will be my second time! Im highly confident. But the majority of the math problems I had on my first exam were MILLS. questions. Ive searched through your videos and cant seem to find what i'm looking for. Below is a question from a practice test I recently took and my brain does NOT comprehend. Can you PLEASE help me! I know there are few math questions on the exam but if I can figure this out, thats one more question I know I will get right! "Ms Smith is blind, she owns a home assessed at 150,000$. She has lived in Florida for 6 years. The city milage rate is 8 MILLS. The county rate is 9 MILLS, and the school rate is 8 MILLS. What are the property taxes for the year?" please help! or if you could direct me to a video i've over looked. Thank you!

In regards to your question, I would say to get the assessed value and subtract the $25,000 base exemption, the additional $25,000 exemption and the $500 exemption for being blind then multiply by 25 mills which will be 0.025. That should give you the annual property tax amount. Hope that helps!

Hi Maggie, on Question #14, it says A borrower pays 2 points on a $250,000 loan. How much is one point worth? The way I read the question, it is asking how much is one point worth? so the answer should be $250,000 X 0.01 = $2,500

Thanks for explaining each question so well. I've been practicing and I keep getting better at it. It is just that the math problems in the course that I'm taking are way more complicated with extra information that most of the time throws me off. The questions are very tricky with extra steps. I hope the math portion of the exam is not as complicated as the one in the course I'm taking.

I passed my exam 2 days ago (9/17/34) after 4 failed attempts😅. I just wanted to thank you so much for your videos. Maggie, I really love this strategy that you came up with me. Helped me so much to understand RE math but #14 should be 2,500 instead of 5,000. The question asked how much is one point worth not two points.

This is one of the best math study guides. Thank you so much for taking time time to share. I have a question. In reference to question # 14: The question was, 'How much is 1 point worth?' I though the answer was: $2500 since we calculated the value of 2 points. Is there a reason the answer was $5,000 instead? I know these questions are a little tricky sometimes so I want to make sure I don't read too much into the ones that are meant to throw us off a bit. :)

Hello Maggie, I'm loving your content so thank you for being direct and straightforward on your thoughts and teaching methods. I've seen several other videos where "instructors" keep getting stuck and stumble over their words and answers, which becomes more confusing. I take my test in 2 weeks and I can't wait to get these math questions a go now. The way you are explaining the T-Chart method is genius. My question to you is, Are there any videos that you have or any other math questions that this T-Chart Method, would not apply?

I would definitely check my debits & credits video which teaches how to prorate using my new DAM/DAMS Method and also the approaches to value to find the adjustments to a comparable when you have a subject property. I hope these help. Basically, T-Chart can be used for about 75% of the math questions, especially if there’s a percentage in the question or the answer. Best of luck to you!!

@@JuliaD-i3n good question! It’s because points are always based on a percentage of the loan amount, so the loan will be the total you’re dividing up to find how much a buyer will pay at closing for points.

Im so glad I found your videos Maggie! I take my state exam this upcoming week and it will be my second time! Im highly confident. But the majority of the math problems I had on my first exam were MILLS. questions. Ive searched through your videos and cant seem to find what i'm looking for. Below is a question from a practice test I recently took and my brain does NOT comprehend. Can you PLEASE help me! I know there are few math questions on the exam but if I can figure this out, thats one more question I know I will get right!
"Ms Smith is blind, she owns a home assessed at 150,000$. She has lived in Florida for 6 years. The city milage rate is 8 MILLS. The county rate is 9 MILLS, and the school rate is 8 MILLS. What are the property taxes for the year?"

In regards to your question, I would say to get the assessed value and subtract the $25,000 base exemption, the additional $25,000 exemption and the $500 exemption for being blind then multiply by 25 mills which will be 0.025. That should give you the annual property tax amount. Hope that helps!
