    This is my first income property and applying new paint goes a long way, but it costs a lot! I was curious how much does it cost to get your house painted and I found out that for my 1,500 square foot house, most professional painters quoted $3,500-$4,500. I was able to save $3,000 by painting the house interior myself with a Wagner airless sprayer even after paying for paint. This is DIY sweat equity.     Just a pro note on paint types.. My husband and I worked his way through graduate school as painting contractors. Enamel refers to a paint with a high level of solids (thus, very opaque) that levels out well for painting furnishings and trim. You can get latex based or oil based enamels. Enamels usually comes in satin, semi-gloss and gloss finishes. Satin is much more likely to be latex-based than oil-based simply because it is difficult to formulate oil paints with low gloss or matte finishes unless they are thinned like exterior stains. Flat is pretty much reserved for latex paint where it excels.

    Mike just a suggestion, Layout wise, I honestly think the wall where you want to put the closet is the best wall to put the bed instead. It doesn't block the window and most importantly, the fartherst from the door.
    Yes in Joshua Tree house you put your bed in a wall right next to the door, but your master bedroom in that house is huge, in my opinion, it's honestly feel kinda awkward and cramped, when you walk inside a bedroom and immediately saw a bed right instead of a negative space.

    you should have included the time it took to change the paint and reprime the machine for a more accurate time on how long it would take to do a room

    Hey Mike got a tip for you, For the paint runs a good way to see them again is to take a marker and put a dot or two on the run and It is taken away with the sanding but it makes things a lot easier to see, or if you are concerned about bleeding you could use a thumbtack

    Mike, I worked as a Home Depot paint associate for a few years, that BEHR Premium Plus paint is definitely water based, not oil so you got the right stuff. The Satin “enamel” is just referring to the sheen. Anything beyond flat/matte is just considered to have a more durable enamel coating.

      I am in the process of painting a 60 year old home right now and all of the trim was previously painted with oil based paint. I went to Home Depot to purchase paint and the paint department told me they don’t sell oil based paint. I had to go to Sherwin Williams instead to get what I needed.

    So I think someone may have already commented this but a super pro move is to either right after spraying too back roll the wet paint with a roller or have someone else go through and do it.
    It takes a little more time but will add consistency to the walls, remove any runs, and will avoid any striping. Now most paint nowadays do self level and help with the striping but just one tip to improve the finished product.

    For the door colours you could use a dark green or lighter green, they would look good with any plants you have in the space as well.

    I guess to sell it faster and appeal to most people you'd want to paint the door grey or black, but I say go nuts, paint it blue, maybe yellow

    Great idea to use primer. The so called paint and primer in one isn’t. According to the paint experts it’s just a bit thicker paint. Always do the right steps and you’ll get a good finish. Well done Mike.

    Since this is an "income" property that qualifies you for business or contractor accounts with a bunch of companies. At sherwin I get 30% off. Also Flat paint for ceilings is best. It's cheaper and no one touches the ceiling.

    I am currently doing some renovation on a smaller scale. The project starts out ugly and gets really ugly and then finally gets pretty. Congratulations getting to the part where it finally gets pretty. It’s 90% preparation😀👍. I finally painted yesterday too. What a payoff!

    Get an account at Sherwin, Dulux, cloverdale etc.
    I only pay $100 Canadian for pails of paint (65-70USD) home depot is double that or more here.

    man, I wish I was as good with the spray technique. I got the Wager control pro 150 to start and I was so bad with it. I ended up selling it and just sticking with rollers, leaning on 18" rollers to cover the bulk of the ceilings and walls in my house.

    For future reference. we always paint the ceilings with flat ceiling paint. It's cheaper and flat which is typically preferred for ceilings.

    I wonder if alternating directions vertical/horizontal spraying on each coat would help with the striping you got after the first overnight drying.

    Hey Mike! Quick tip. If you’re priming new drywall, look for PVA. It’s meant for new unsealed drywall to help seal it before you put on paint. It also tends to be cheaper than regular primer, which is always a bonus on a flip! Great work!

      Thanks for the suggestion! I'm thinking of building an addition onto my house, and I plan to do all of the interior finishing myself to save money. I'll definitely remember this when I go to paint the walls.

      I was watching a video today about painting new construction and they recommended using PVA also so that the paint doesn't soak in as much... I'll do that going forward!

    Get your dad to back roll as you spray. It will help get rid of the lines. Also, if you ever let a tenant paint the walls make sure they don’t use water based paint! It’ll blister over that enamel paint

      Back rolling is a good idea.
      1. It evens out the spray, significantly upping the odds that a single coat looks good.
      2. It promotes adhesion by working the paint in which will somewhat increase the durability.
      3. It makes touchups with a roller blend way better.
      You can backroll for yourself if you're practiced and fast (and the air isn't too warm or dry) but it's a lot easier to have someone backroll behind you. An 18" roller here is the pro move.
      Also, for modern finishes I find untinted white paint fits very well, with the bonus that you can return it if you don't open it, allowing you to overbuy a skosh and ensure you can knock it out without interuption. In my market, I figure most competent self employed tradesmen are making close to your $1,000/day, so efficiency pays off.

    Enamel doesn’t mean oil based. As someone who used to work in home depot paint department and now for benjamin moore, the bucket he gave you is water based, the easiest way to tell is if you look at cleanup, if it cleans with soap and water then its water based, if you need mineral spirits or any other chemical its oil based. Other then that pretty good tips for a new person doing this kind of thing.

    My Dad and I tried out two different Wagner Machines last year. Both of them sprayed a hard line on top and bottom of the tip. Why tho? Did we used a wrong kind of Paint? We even tried to thin it out with water but it didn't help at all. Faulty tips, wrong paint or just bad luck? But all in all, if it works, this machine safes a ton of time.

    I was getting ready to purchase an rz mask because my 3m respirator is a bit bulky but then i saw this episode. You were wearing your mask but somehow you got paint in the creases of your nose and on your lips. Hmmm maybe i will stick to my 3m respirator. Yes it is bulky but it’s a secure fit. I’ve been looking for something less bulky but i will just stick to what works.

    If you get a pro account at a sherwin williams you get about 40% off retail on paint and that 5gal paint might have been cheaper and they have really nice paint. Maybe decrease your setting on the pump to decrease the likelihood of runs. Also if would have wiped the runs when wet is much easier to fix.

    Nice work. Shows how much contractors are making on jobs. I had one quote be $1,200 for one room without them doing any prep. Just walk in roll on paint and walk out. Literally the easiest part of painting. Highway robbery IMO.

    from what i was taught, if you spray walls instead of rolling, go left to right and then on the second coat for up and down (or vis versa) to avoid stripes!

    Very nice paint job Mike! I had said this in another video of yours, if I were you I would sell that property rather than rent it. Maximize your gain & move onto another property to renovate. There are multiple problems with property rental as you will find out the hard way. For example, if the renters fall on hard times or simply decide to stop paying rent, you will have a very hard time trying to evict them as the law is on their side not yours. They can stay in the house for a very long time & it will wind up costing you a lot of money in legal fees to evict them. I could go on but I think that you get the picture. Not trying to be a naysayer but it's something that you should seriously consider. Best of luck going forward! 👍👍

    RZ masks are great but it seems like the paint particles are so fine they’re making their way inside your respirator. Try a 3M mask with an organic vapor cartridge next time. Stay safe!

      This issue is that he's wearing an N95, which only blocks "dry" particles (i.e. sawdust, silica, microorganisms, etc.) You need a P100 for "wet" vapors/fumes/paint.

    I coulda sworn I learned somewhere you're not supposed to put oil based over latex. Latex over oil based based is okay, IIRC.

    I always switch to a smaller tip when doing the doors and window trim. It will make your end result much more professional on the doors specifically. Smaller fan and smaller diameter hole. I have repainted old brown wood doors with a 310 or similar and just take your time go horizontal then vertical and they will look brand new.

    There is a latex enamel. Not all enamel is oil.

    Those RZ mask are amazing, I love both of mine and use them regularly for all my hobby projects, however I am a heavy advocate for protecting your lungs. The RZ mask are not the best for spray painting, in my experience if you smell or taste chemicals your mask is not good enough. 3m mask with organics cartridge's work much better for spray painting, RZ mask are just fine for dust but not chemicals or paint. I noticed residual paint around your mouth and nose, that is due to poor seal and particulates getting though the filter. Please protect your lungs, want to watch these videos for years to come.

    Awesome video man! I have a couple notes to make your life easier. You can get a brand called property solutions latex flat white for about 100 bucks a 5 gal. If you have someone to back roll when you spray it will help with the finish. just make sure when they roll the sleeve has a solid amount of pint on it or you get dry roll marks. And when you notice runs just let it dry and wait to feather it out. After I just touch it up with a brush and its good to go.

    Did that 900 you spent include the 350$ the sprayer costs? Or just paint and primer?

      I didn't include the cost of the sprayer since it's not a "consumable", it can be used on future projects. I'm going to spray the kitchen cabinets with a fresh clear coat and it should work for that too

      I decided to just go with the same paint of ceiling and walls so that it would be easier for me. I like how it looks and the satin finish isn't that noticeable compared to flat

      Nah, I got paint on my face from taking the mask on and off a lot to talk to the camera with paint on my hands.. it did a good job at sealing mostly. I got a little bit of white around my nose but not bad

    13 minutes to spray thats awesome. But in total how long did it take? Including masking everything off, and switching paint cans. Overall amazing content keep it up.

      It took basically 3 days.. .probably 25-30 hours
