    Ben, this is an education in itself. It makes me realise that every fishery we visit is there due to a lot of graft and frustration, let alone cost.
    As for the newts. Back in the day houses had reasonable gardens and many had fishponds. These ponds, like ours, were full of newts. With hedgerows rather than panel fencing, the newts could move around and populate ponds everywhere. Roads had grass verges back then which also enabled the newts to spread out.
    With today’s housing, all you get are paved, pond free sterile environments which is hardly surprising as the last thing the developers want is a newt rocking up, especially if it costs £50k to “buy them off”.

    Hello Ben I worked for a millionaire and he built a big lake with island just out of Oxford on the way to Swindon. He got the Vale of the white horse contractors in to dig it at a cost of £250k back then. The thing that amazed me Ben is it didn’t cost him a penny. He applied for a grant focussing on the wildlife angle and saying it will bring in many bird species. They agreed a paid for it all. Very smart bloke and now has the most beautiful view outside his mansion. They had to line it with 3ft of clay so it was a big job.h

      This wasn’t Breach lane by any chance? Similar thing happened there. Built the lake but for some reason he filled it with Rainbow Trout?

    Mate I love these videos. I think it’s every fisherman’s dream to own his own fishery so to see someone, and that being a young lad like yourself actually achieving it is bloody awesome.     Ben, considering you beat the Stig around a race track, you are incredibly modest - love the lake and the journey - just to help your awesome new channel along, grab a DJI mic and set the lav to record at a lower level than the feed to the camera - you can massively improve your sound and let's face it, you deserve the best! p.s - little known fact - you can connect a cheap Rode TRRS mic (the one originally designed for smartphones) into the DJI mic and it sounds bloody great. The Rode lav can then be taped to the underside of your t-shirt (in the middle of your chest) and you won't believe how great it sounds - wind proof too! All the best. PaddyMac

    I feel your pain Ben,not on your scale but to build an extension on my house the bureaucracy involved made my eyes water,but got there in the end,now gotta do it all again now just to get my kerbs dropped at the front of my property,its crazy....great videos and good luck

    Keep up the good work. i would love to see more of the projects. Just one question Why map the dept with a rod ? would it not be faster and more accurate to do it with a bait boad with dept meter ?

      Its just an initial look around, we will do a more in depth map at a later date. No point investing more money before full planning

    I know you only used it as an example but have you considered opening up your lakes for charity events? While reading the Environment agency spendings of the money accumilated from rod licences they mention a chunk is put aside for charity venues. you may be able to get help or a colaboration with some of the different organisation to setup your lakes in return opening up one weekend of the month, or during the week days when your less busy for charity events. Might be something to look into

    Hi mate, reason for having to do a business plan is it demonstrates that you aren’t looking to develop to sell, usually. If you can prove something is viable then it helps build the picture for the planners. In cities when people apply for planning permission and they want to build something the planners love the look of but is totally unrealistic in monetary terms just so they can ‘sell with planning approval’ and get a few extra quid, a business plan helps prevent this.

    So, if you’ve already committed to the lease. What happens if the planning is unsuccessful? Surely you’re hugely out of pocket with a lake you can’t use. Or is the lease on hold subject to planning?

    Id love to own a big lake or pond last year i sadly watched a wild pond get filled in with dirt even tho it had thousands of carp and tench in it, the site manager told me a servay was donw on the water which showed no life in it his face dropped when i showed him videos of a keepnet with over 80 carp in that i caught a few months earlier all on bread in the margin i new i should of took them carp to my local fishery at least they would live instead of dying for a warwhouse to built on top

    I get the frustration of the ecological surveys, having been the surveyor/consultant in the past (13yrs in private sector, getting applications through). Proving absence of a protected species in a suitable habitat is a lot harder than actually finding them! You do ham it up a bit though. We now sadly live in a very degraded country for biodiversity, and artifical fishing lakes are hardly perfect. I think the GCN tax sounds like a total no brainer for you, a seasonal survey and you should be able to put that to bed for a lot lot less. Blame the UK and EU laws rather than the ecologists, they're only applying the regs, and reasonable costs. Believe me it is NOT a well paid profession. This look slike a fantastic project though and Kev's Pool, look forward to seeing them take shape. (Happy to help if you want, will work for day tickets!)

    I'm a representative from the Amphibione family. We hear you might be having a problem with some newts? If you's pay the Don £50k in unmarked notes then maybe your newt problem will disappear, it sure would be unfortunate if someone was to spot a few great crested newts around here, huh? Real. Big.     Can you not get the ecologist to do an eDNA test to look for newt presence? That may show no presence and mitigate a need for an actual survey?
