Great content. Love the analytical approach to staging the listing itself. Strategic moves with purpose give that bit of an edge you need to be competitive. In my local market not a lot of people have caught on to the concept of listing strategy, staging photos and interior design, professional photos, etc. So I'm for sure in a sweet spot where I get a lot of interest assuming because I have done all of this in our listings

Great tips! Top 5 photos should definitely tell a story about your space with its top amenities like hot tub/swimming pool/gym/the view/balcony or campfire. Photos to exclude: repetitive photos of the same room, detail shots, badly lit or out of focus shots and vertical images, because they get cropped by Airbnb (horizontal ones are ideal). Also, you can and should rotate your Cover Photo/Hero Photo so the guests don't skip past your listing if they've seen it before or you haven't updated it in years.
Also, we are one of the few places locally that allows dogs. We love them (even after two years of STR) should we show a guest walking their dog on our farm? They all love to do it. Would you put that in top five?
We have a guest suite in our farmhouse (the whole upstairs) we live downstairs. Is it appropriate to show the exterior of the whole home? It's remodeled and inviting looking.
Can I have a coffee station as my Top 5 too….A fully stocked coffee station ?
Should one display beautiful, colorful spring and summer garden pictures in the winter months when the garden is still pretty but not bursting with color.

Baller advice
I have STR that will be hitting the market in about 30 days. It’s north of Dallas. On some acreage. And we have farm animals donkeys, sheep, goats, should I include a picture of the farm animals. Because that’s part of the experience? Or will some people get weirded out by that?
Does anyone know how to get photos categorised in gallery? There are some listings which have separated photos for each room/space. Apparently you do this under Listing details > Rooms and spaces, but it doesn't work for me. Any tips?

What do think, on the very first picture, of banners (rectangular or triangular shaped) with the couple of things that you want to highlight such as free car park, Netflix, high speed WiFi.....?!

Do you recommend having photos of local interest, like beaches, parks, museums, in with the house pics? If so, how many is too much?

I personally don't care for it. By the time I'm ready to book a place I have already researched what is in the area. I just want to see the property.
@@gretatice1123 True, I do that as well. However, if you have a photo of an attraction that's not found on Google, that really sells the idea (and a well-taken photo at that) why not? It may form a positive opinion...or reinforce that this is the rental you want to book! A total judgment call, in my opinion.
Definitely, this shows that you're an informed host, with great recommendations for your area. You may also know of a place that your guest may not have found themselves. Basically, by staying with you, people know where they will sleep/stay and what they can experience while in the area. I believe that this makes your listings a lot more valuable than those that don't.
What resolution do we want to use? 3:2 or 16:9?
It will crop 16:9 so I believe 3:2 is optimal
Can you do this for apartment complexes ? We don’t have a back yard and other amenities are shared. Can you make a new video on this ?
This applies to apartments. Just skip the outdoor photo UNLESS you are near something super awesome

Panasonic G9 has alllll of the features and is micro four thirds so lenses are cheaper overall
But that’s overkill still. So maybe a G85
I believe that with the quality of phone cameras nowadays if your listing is shot during the day, with lights on, with a few composition techniques and bit of editing (also on the phone), that's all we need for a great listing photo. Too many hosts waste money and time hiring professionals which do a great job, but its harder to keep our listings updated and always improving if we can't take the photographs ourselves.
