In a subto deal you'er not assuming the loan, you're taking over the payments. Negotiate the liens to be at the end of the mortgage to then take it over. That realtor was mis-educated, which there is nothing wrong.

So I own a home free and clear and I live there..but it’s a fixer upper definitely needs some work…I’m tryna figure out my next best move🤦🏾🤷🏽♂️…I’m on a credit clean up mission first of all…But do I cash out refinance OR get home equity loan So I can get some money to renovate it so I rent it out?..OR take money from the refi or loan and use it towards getting a FHA loan or conventional down payment on a multi family and start my journey that way???
After I grab the pencil nothing happens? Propstream doesn't allow me to draw on the map in order to get to develop a search area. Any Idea what I'm missing?

If you have a property under contract as a wholesaler , can you wholesale that home to another homebuyer or you can only wholesale to investors? How does that process work please ?

Yea it really doesn’t have to be hard at all. I used to be in analysis paralysis. I needed leads I hired 2 cold callers from offercloud they send me them and currently I’m closing each month since February so definitely do what you can to make cold calling hard on ourselves because the money is definitely there 🔥

That first realtor was nice. She said she will help you find what your looking for, and then you immediately started pitching to her that you can deal with the listing agent directly who can take the seller side and can take your buyer side too and you will cut her out and add value, etc etc..., lol. Work on that pitch. No one wants to be cut out. You told her she will be cut out.
I cut the convo as it was around 40 minutes. But, she actually only works as a listing agent, so I was letting her know I won’t be bringing a buyers agent to the transaction
