I've been a teacher for 26 years, and I think I'm done. I would like to start my business and this video has given me so much insight. Love your content always on point. My question is at what point does the investors become debt free?. It took a while but Dave Ramsey real estate portfolio of property has no debt. So glad to see you are back making new content much appreciated

I’ll start, my brother and I acquired our first 3 family rental in NJ using a subject-to agreement! We were also able to get a HELOC from the property for repairs. Can’t wait to see what’s next!

Real world stories are very helpful. As an investor, I rely on my CPA to walk me thru options to maximize profits. I don't see any commentary around paying the taxes on the gain, as part of the cost of doing business. Taxes on short term capital gain are different(more) than long term capital gain. Thanks for all you do!

So Much information & systems...I even bought the Flipster system but the off market stuff is wack lol I'm thinking about switching to the Privy software for on market deals 🤔 I need an actual mentor 😅

48:35 I approached a neighbor one summer. They had a random 98 Honda Accord sitting in their driveway and I had just sold mine, the exact same car. They agreed to a certain amount and I did this model online. Soooo many people came to see it and for their own reasons no one made an offer or if they did it was too low. A guy came here to Orlando, FL from Georgia and made an offer for the price the owners wanted and it had been MONTHS so I wasn’t going to stand in the way of the purchase going through. The man gave me the amount, I passed it over to the wife as disappointed as could be. A night or so later the couple called me and I think they gave me like $150 for my work. This is soooo funny to hear that he has had this same experience, bc the experience I had let’s me know that I’ve already been doing this business model just with smaller assets. Thanks for this content Lili, you’re doing God’s work.
Lili, I enjoy your videos. To set the record straight. St. Louis is a poor city because unethical people are voted in time and time again. They do not put money or pride into the city. They take the taxes and use them for other purposes. Nothing to do with racism. I lived in St. Louis for 30 years. If you apply yourself, no matter your race, you will succeed.

That’s rarely the goal. Cash flow and equity is more important to me than debt.
