Could you by any chance share how can i write this "price improvement" schedule for the seller? How many days on the market, with showings and no offers..... price reduction as of...%, ect.

I learned about these three techniques from a RUclips video. Search RUclips for NLP techniques. This is a fun career, but the National average is 4 homes sold per year because people don't have the high scores on your self assessment questions. I love your big picture perspective. This is great! I’ve been practicing this script for a couple weeks now in preparation for a listing appointment. I’m excited to give it a try for the first time! I’m curious…When are you talking to the seller about the actual process of selling (showings, turbulence that may occur during escrow, appraisal, etc) Are you getting the contract signed then talking to them about it after?
Yes! Once they sign, we can go over the process. They need to pick an agent to represent them first. :). Did you get the listing?

Depending on your market conditions, time of year - and which year - homes will sell for above or below list price. In ANY market, you can still overprice a home. Our goal here on our team is that we price our homes to get eyes, visitors and offers. We do not chase listings and overprice homes. All that does is create a situation where you have to reduce the price and the home stays on the market too long.

Why do we ask if they are gonna be interviewing more than one agent, and then we just say, "thats great" what is the psychology behind this question? Are we trying to find out if we have a better chance? what is the purpose of this sort of awkward question, Thanks.
She said she brings an agent report card for each agent they’re interviewing. It also helps you understand who you’re up against and at the appointment, you focus on your strengths. You’re going into battle. You need to be prepared.
