    Good info Terry. i've worked in building control enforcement and bringing cowboy builders to court particularly part E (sound transmission) and part b ( fire stopping) . If buying a property on a terrace , semi detached or in a block of apartments , people need to consider or check for sound transfer possibilities ( check wall or floor xonstruction detail ). Ive also seen people offload problem houses on to other unsuspecting buyers. These things won't be observed in strutural surveys. Do research Caveat emptor all the way.

    Hi Terry, thanks for the information you provide it is very informative. I am thinking about retiring back to Ireland after many years away. How well can I rely on the prices listed with property sites online? Are they a good indication of the final price you might expect to pay or could you offer below the listed price or is it expected that the price will go higher?

    Hey Terry, thanks for all the great content. What are your thoughts on buying a listed/landmark building? Is it something you’d avoid if your plans were to make a lot of internal changes? Thanks again.

      I would probably avoid it, to be honest, but would need to know the details. Some buildings have different degrees of being listed or landmark. So it would depend on the building and the local authority and the proposed works.

      @@terrygorry In the description, you can add the following - 01:12 Tip 1 (For example - First set would be minute and second set would be seconds, and Tip 1 would be the description for the timestamp). Also, thank you for the video!

    Mr. Gorry do you cover Co Donegal? I am selling a property (Just land) in that area and a developer has confirmed with his booking (deposit) with my solicitor, my question for you is is it the normal procedure to have to wait 12 month for the developer to get planning approval if they have already newly zoned the location (last November 2023 it was approved for the new zoning)??

      Ask your solicitor what the delay is. He/she has the file and is in possession of all the relevant information.

    Hi Terry
    I would love to hear your thoughts on buying land with a pre-existing property, demolishing it and building a brand new house.
    I’ve found such a property on 5 acres but dislike the house and want to knock it and rebuild a new house elsewhere on the land. Is it do-able?

      You will need planning permission for a brand new house.

    New houses are of questionable quality also. I know there are standards now but I would go by experience. If new houses are better these days, let time prove it and please don`t rely on what the authorities say. My tip would be to buy gold and wait for a recession. Ireland`s economy cannot stay strong if there is a global downturn. If Ireland`s economy weakens, the government will not be able to maintain it`s rigged market because buyers and banks will be in difficulty and things might turn nasty if there are bank bail-ins. During the Weimar Republic, 25 ounces of gold could buy a city block.
