It’s a simple game until the government change the rules to get re-elected and end up telling you who to rent to, for how long, at what rent, tell you that you are forbidden to increase rent tell you that you can’t sell your property with vacant possession. Irish landlords are just caretakers!
Terry, you have just done the property investment training courses out of business!
You are right sometimes you dont get the capital growth, depending when you entered the property market cycle.
I can relate to that as I knew someone who bought an apartment in Dublin in 2005 and the price today (2020) is more or less the same as it was bought for!

Excellent terry, would love to hear your thoughts on investing in a pension as a sole trader compared to having a property portfolio as a pension. I can see there are very attractive tax incentives to investing in a pension, not sure if something similar is available for property.
Thanks David. Tax would not be my area of expertise, you should speak to an accountant or pensions expert to understand the tax differences. Pensions has the edge when it comes to tax but you cannot leverage a pension and you are giving your money to someone else to invest on your behalf

I am in the game since 1986-hence 37 years-and I have always found it straightforward enough.😎
I don't know any landlord who didn't get shafted by some a hole of a tenant and it's less rights the landlord has as time goes on.

Buy to let sounds great until your tenant stops paying the rent, references mean nothing, my advice to getting into the buy to let is DONT the word landlord is a taboo in this country,regulations are now set against the landlord, PRTB is a waste of space and is pro tenant.

Good video TG. A lot of people have a huge amount of fear to get started in BTL. There is a TV show called nightmare tenants that adds to this. The biggest problem in Ireland is that the banks and mortgage companies have prevarocative stress tests on finances for eligibility for BTL mortgages. In the UK the BTL loan is easily attained at 20 % deposit and is based on the rental income of the property... not the landlord's financial stress test. Is that right?

I think you right here with that. Personally I wouldn't bother buying in Ireland atm. Way to many regulations. And if we get a left government, we could see rent freezes....and with interest rates very high

A Landlord cannot offset taxes by investing in a pension because the State considers rental income as "unearned income". This is unfortunate as one can pay up to 52% tax on the income. Insanity paying that to the State when we get zero public services for it.
Agreed. I looked at this before and turned it down due to the amount of tax I'd be paying. Anyone who thinks they can pay the mortgage fully using the rent they receive is mistaken, unless they can rent the house out for double the monthly mortgage repayment. And people wonder why rents are so high; it's because the government taxes more than half of the rental income...🙄
@@dermodsmyth7645 Worst Government of all time in my view. 52% tax and what do we get 1) 4 year wait on HSE consultant lists (I am on it for 2 years thus far and told I will be called early 2026), gardai that are rarely seen day or night and mired in corruption scandals, mass immigration the final nail in the coffin. Disgrace the way Eire has gone.

Not necessarily, it depends on your tax circumstances. Your accountant should be consulted.
Why doesn't he talk about Management company fees? Property Tax? Mortgage interest paid on top of principle? Tax on rental income ar 33%? mortgage protection rates? insurance costs? Solicitor's fees? etc etc unless you buy with cash or own mutilple homes, its a waste of time and will end up costing you, especially if market collapses
If it’s a waste of time why do you want anyone to talk about it🤔
why wait 5,10,15 years? the idea is to become financially free and you can do this a lot quicker with the right knowledge

@@tubbyrainbow111 sorry I am late to this party but here is a better way. Look for properties at below market value (BMV). Purchase with a bridging loan or private investor. Refurbish and up the value. Refinance once you have the tenants in there (6 months). Repay bridging loan. Take out most if not all your initial capital + appraise value (tax free). Rinse and repeat.
