Terry, Buying a property where the septic tank and bored well are in different locations to the original planning permissions made back in 2004. The estate agent came back stating basically property is being sold as is. No acknowledgement of our request to negotiate the price down with the seller.

re no 2 do you have a 5 figure of what amount of additional costs you should expect AT LEAST(in Germany we say you should expect around 11% of the purchase price in costs regarding realtor AND legal costs & taxes in addition to your purchase price. is there such a number in Ireland?)
No, I can give a quotation for any particular purchase but you could calculate a percentage yourself, if that is what you want to do. You refer to realtor costs in Germany. The purchaser in Ireland has no realtor costs as the vendor pays the estate agent.

The only difference between a non Irish cash buyer and an Irish buyer is the need to get a pps number to pay the stamp duty. And this is pretty straightforward.
