    Buying a home is daunting enough, so what do you do after you purchase a home? There are three main things that you need to do after you purchase a home colon we need to make sure we transfer utilities for the property, we need to secure the property, and we need to make sure documents are neat and organized in case we need minutes. After you go through the home search and home closing process, one of the last things on your mind is most likely everything that needs to be done. They are most likely might feel strange to close on a home because so much was going on before hand and now the dust has settled. So, here are some side ways that you can make sure you have everything in mind that needs to be done after you close on a home. First, we need to make sure that everything gets transferred correctly. Everything relating to the house was in the seller's name and now he has to be in your name! First, we need to make sure all utilities are transferred over. Utilities including water, gas, electric, cable, and internet.
    Next we need to make sure that we change over and update your address with your employer and creditors. Changing your address with your creditors is not as big a deal as changing your address with your employer. The biggest reason you need to update your address with your employer is so that taxes can be withheld correctly depending on the city and county that you are now in. Something else you can do is go to the post office and have them set up forwarding for your mailing address. Forwarding for your mailing address will allow the post office to take mail that was incorrectly sent to old address and forward it to your new address without any hiccups. Next we need to work on security for the property. The biggest thing you need to do is change locks, passcodes, and garage door codes because we don't know if anything has been given to anybody else. After you do that, you next want to check smoke detectors and carbon monoxide detectors to make sure that they are working and have full battery. Also we want to check the breaker panel and know where that is in case we need it in the future and we want to check where the water main and the gas main are in advance. Finally, we need to make sure all of our documents are in order. The biggest thing to make sure is in order is the mortgage billing so that we can make our first payment on time. After you get all your documents in order you should have a really solid position to enjoy your home after you close on it that way you experience after buying a home is peaceful and stress-free.

    I needed to hear this. We’re signing our mail in closing papers tomorrow (Friday for our closing date on Monday ( we’re out of state). This has been quite the learning experience but I’m so glad we were able to buy our first home ( I still am shocked it’s cheaper to have a monthly mortgage than rent nowadays!) I’m so glad the worst of the stress is behind us and now we can enjoy the rest of this process.

    Nice overview and it hits the important things. Well mostly. I would add just a few for your consideration. Transfers - for address also consider your old fashioned stuff - the distant once a year friends and Christmas contacts. Security - throw in a security look at egress, evacuation, sliding doors, windows, yard, along with the good old emergency and disaster prep (eg fire extinguisher). Documents - find/organize the manuals for your appliances.

    Excellent video👍. I just bought my dream home and after the first week, found all types of repairs needed including a leaking gas pipe in the kitchen and laundry room that contractors say the seller must have known about but didn’t disclose at closing. When I went back to the seller to request compensation, they hired a lawyer who’s threatening to counter-sue if I so much as think about filing a case through the courts. So far I’ve spent around 3k in repairs and wonder if it’s worth the hassle.

      Thanks! I'm sorry to hear there were issues!!
      Hmm, it would mainly depend on how much of repair cost is remaining if you're exploring litigation. I also suggest talking with your real estate agent about it and seeing if they can offer some more guidance through that process.
      I'm not a lawyer, but my first thought would be that something like a leaking gas pipe wouldn't necessarily be something that they knew about and should have been caught in the initial home inspection. If you got a home inspection, talk to the inspector about their findings. Home inspections are valuable because they document the condition in events like these.

    Great information I'm closing on a house soon, just be careful of those "Home Warranties" read their BBB files!!! Especially if you know how to make the repairs yourself they can be a waste of money. And full of headaches. Some people love them I am retired from the construction field I've seen how they operate.

      Congrats! It dropped because you average age of credit accounts decreased and your credit utilization increased.

    Question: with regards to a home warranty, I have been shopping around, prices are competitive, but man they are a pain!! Soon as I put my info on their page, calls were coming in!! Sorry, rant. Should I wait until closing to see if the buyer (or would the selling realtor tell me that prior to closing) has one or should I pursue it & have the company all ready set prior to closing? Also, should I roll that into the closing or pay that separate? If you need context, townhouse, 4 pod (only buying 1), short sale, closing in October or November 2020. Sorry for the long message. Thanks in advance!!

      Oooh yes! It sucks when you put your info in on real estate websites because most of the time your info gets sold... and it gets sold FAST!
      I'd ask your realtor about recommendations on the company, they'll be able to help you find a reputable one that has a history of paying out.

    Can an Auto Accident Law suit affect the Mortgage Application at closing ?
    Very small accident but the law suit is for personal injury after 1.11 years after accident . And the Insurance coverage is just state minimum ,
    Currently my company Insurance lawyer is handling the case

    Off topic here. I had a question and needing some advice. I closed on my home 3 years ago. The home we bought doesn’t have a privacy fence and I want one so bad! My husband says we should wait since technically the house isn’t ours yet. Soo do i have to wait years until I get my privacy fence? We have never made a late payment and have emergency savings in case one of us loses our jobs. What do you think?

      There are some cities such as Detroit that charge a tax for living in the city that is deducted from your paycheck. If you don't update your home address with your employer, you could owe city taxes.
