- My name is Amanda Turner and I am a Real Estate Agent in Ajijic, Jalisco, Mexico specializing in buying and selling properties in the Lake Chapala area; home to one of the largest concentrations of American and Canadian expats in the world. Hi Amanda, I'm trying to talk my wife into coming down for a week in October and would like to look into moving there. We have just begun looking into early retirement and moving there so there's so much we don't know. If we do come, I'd really like to meet with you to get info and look into options of buying/ renting and just the area in general. I'll be watching for properties between now and then. You don’t need a car, you can pretty much walk to everything at that house. It’s right in Centro Chapala.

What is the negotiation process on the sale price like these days? How common is it to get a price that is lower than the asking price? I ask because Mexico doesn’t have a standard database like Redfin to check it out.
Negotiation process is simply putting in an offer lower than asking price depending on how long the home has been on the market and how eager the owner is to sell. Anything over 90 days usually has a good amount of room to negotiate. Over 90, even better! 5% to 15% is standard, again, depending on days on market.
Does credit history from Canada works in Mexico for applying for the loan?
Hi, no it does not. At the current moment foreigners cannot obtain mortgage loans from Mexico. You may want to check if there are any companies in Canada willing to loan for purchases in Mexico.
Are there any gated communities with security?????
Yes there are. Some gated communities have 24/7 manned gates, and some are automatic entry.
