Joe, I’ve planned my whole adult life to return to South Beach. I’m taking care of my father until he passes in the mid west. He doesn’t want to leave his home. I respect that. I plan to retire to south of fifth. Thinking a 1 bed on Meridian etc. Lived there 15th and Meridian) when I taught there decades ago. Do to financial reality, will have to live in one of the old small condos. Still paradise to me. For my wife and I, it’s all about the beach and food. I will definitely be buying in South of 5th or West Ave in the next couple years. I'm planning to do an early retirement when I turn 50 (1 year and 10 months away) and living half the year in South Beach and half in Cape Cod, MA where I have a home. I currently work in finance and have been lucky enough to work 100% remotely for the past 4 years. Thankful to be grandfathered in to the pandemic remote work. Now in 2024 most companies are not offering fully remote work anymore. My industry is almost exclusively in NYC (Hedge fund CFO). I want to make absolutely sure nothing happens with my job for 2 more years in which case I would have to move back to NYC for a year or two to finish my career which is why I am waiting to make the Florida purchase until then. Hmmm i wonder why he didn't mention the exorbitant HOA fees that are forcing people out to get the neglected buildings up to current code....or how hard it is to get affordable home insurance or any insurance tied to floods.
You are absolutely right HOA fees and insurance is a serious pain point right now. It sounds like you’re frustrated with how costly it’s becoming to maintain older buildings with the new structural safety requirements. I’m curious… what changes do you think would actually make a difference for residents dealing with this???
Outsiders should know that hurricane season is more than possible hurricanes. It's most of Summer and part of Fall where it can rain almost anytime. And some days it's really heavy flood rains. And it's not a tropical storm/hurricane.
I used to own a second home in South Beach (Meridian and 9th....which I sold because I couldn't actually afford the mortgage 😮) and I both loved and loathed the area. I loved the art deco, walkability, restaurants, and Lincoln Road but....the beach itself was a little dirty at the time and it seemed that some sort of concert or festival was always taking up space....the smell of weed was constant (great if you indulge, but I don't) and since topless bathing is allowed....you attract gawkers. West Ave is quite nice, as is South of 5th. I would actually consider buying there again...but I presently prefer having a second home in New Orleans (which unfortunately doesn't have a beach area). Ocean Drive can get extremely rowdy, but of course, there are quieter spots to go to.
I never got to witness the dying embers of Frank, Dean and Sammy's Las Vegas. But I did, the Miami Beach of Arthur Godfrey, Jackie Gleason and Wolfie Cohen. And for that alone, I am extremely and eternally grateful.
@@JoeSellsMiami We flew in for sun and fun from San Antonio 45 or more years ago. And realized we had just landed in the middle of a nursing home. We also lit up in the yard of an abandoned building on Ocean Drive, that I sort of liked. Fifteen years later it was bought by Versace.
Great video overall. covered a ton. I think you could have mentioned more authentic restos to give an idea of what its like not to be a tourist. Motek is a chain..Versace is the only authentic resto on ocean drive. Mykonos/prime/etc. There are many authentic restaurants in sunset harbor that are unique. Grocery stores really do require a car here. Theyre far from the beach
People should he aware that Miami Beach is tropical weather. Very muggy in the summer and it can rain at any time. It’s definitely not southern California weather. Enjoy Miami for what it is, and it’s definitely becoming a more world class city every year.

South Beach is like Time Square, Vegas, est. They used to have character, now they're places to avoid, overpriced, overcrowded cookie cutter tourist traps ... unless you're into being surrounded by tourists taking selfies.
I very seldom go there now. Night parking is very expensive. The beach is too loud to rest there. Restaurants are ridiculously expensive and some streets are really dirty. I'm glad I went there long time ago. Now young people don't go there, they go to other places. This guy is talking about people that have lots of money, good for them. South Beach is mostly for the tourists.
From driving there, I'd say the picture is accurate. Narcissist hispanic mindset at display, lines of slow moving vehicles for miles especially at peak hours of traffic. I say living in FL, a lot of bad things show including some of the people/mindsets, and especially the hispanic ones, they show exactly why their society is made of cartels, deceit, lies, and corruption. Everything badly planned and overpriced in Miami because it's an old city and they didn't even demolish and redo some of it. I really find no reason and dislike going to that area. Of course there's a few good people mixed in. I think you'll find though, almost everything in Miami seems overhyped or for tourists. If you live a little bit north or in a better, less crowded area, it is still getting to be crowded but you get just about everything plus more; because maybe more people you like do the same thing, and it's less ridiculously crowded, etc.. Many people even the quality of men and women, if they want to be seen and want to be a socialite, imo, they aren't getting it from cities like miami or ny, they just are wasting money..
Word of advise. This lifestyle is overrated. Yes, it’s beautiful at a huge price. Rising water levels, insurance costs, now separate wind insurance. Just Airbnb for a month and get out

It was an affordable lovely city in the 1960s. It had mom and pop motels nd i tas affordable . Look no one in there right mind thinks miami is affordable these days to live or visit . It is for the ultra wealthy with deep pockets. Then there is the other miami where the majority are living from paycheck to paycheck in absolute poverty . Between outraged common hoa charges insurance property tax ect . It's not worth it at all and there are way more breathtaking places in the world that are affordable and show the usa as it is a poverty stricken nation with a horrible disparity of wealth. Skip the usa period .
I moved to Miami Beach in 2008 and it was so much better then! Much more affordable and less crowded!
