Beautiful property!!! Kudos to the owner and designer. The big accordion patio doors and the lofted ceilings really steal the show. I can't believe they were able to do all that in that budget!! I can't wait to see the final result.

Hello Scott!!! I won't have the contact's for this property. However I will share a layout of the floor plan on my instagram. The patio is not part of the ADU. The patio is 250 sqft, with a total area of 1000, sqft for both. So far the owner is on schedule for his ADU to cost $140,000 and this is with the increased in the price of wood. I'm working on the video for my kitchen, hopefully I'll be done soon. It's almost ready however it does have bad audio lol 😆

Edgar this is a tough questions however on average the value will increase between $150,000 - $200,000 the main house has to be in excellent condition for the value to be as high as it can.
Did that $130-140k cost include the permits, impact fees, drawings, "soft costs", etc.?
