As the platform administrator, I bear the monthly hosting cost of $120 a Month to facilitate the provision of valuable support to homeowners in constructing their ADU. My annual investment in upholding the site's operational continuity amounts to $1,440 a year. Regrettably, I was unaware of the potential increase in costs associated with the growing user base at the time I made the video. Consequently, I must implement a user fee structure to sustain the continued functionality of the Masterguide, given the substantial costs incurred. I trust that users appreciate the rationale behind this decision **

Hi Hector, I've been following your videos for ADU. I did a consultation with one of the plumpers on your website, he wanted to charge 20k just for the plumbing. The framer wanted to charge 12k. The total square foot is 382. Just seem more than what you show in total cost for ADU. I like how easy it was to use the website.
Thank you for creating this master guide. It has so many great information. How long did it take to get your plans approved by the city?
Back when I got my plans approved it was about one month. In todays market it takes roughly four months

Daniel hello unfortunately the guide is only for attached and detached ADUs. A two level ADU requires structural engineering and I don't have that info yet 😆

Hello hektor, do I need to find out first if the zoning permits ADU before making the plans? If so where can i go? Also do I need a separate electricity meter and separate water meter for an attach ADU? Thank you for all the info.
One more question. Do you know of any banks in CA that are doing loans specifically for building ADUs without refinancing our primary mortgage?

does garage to adu conversion change the value and marketability of a home since the house will lose the garage ?
As a Realtor the ADU will only bring additional value to the property. In my experience in dense areas buyers prefer an ADU over a garage.
@@HektorCastilloery true, where I live there is definitely a housing shortage, especially nice places to live. Adus are perfect for renters.
Do you know anything about ADU’s in Henderson NV? Also do you know if ADU’s can be built on top of a garage rather than inside?
Hello i don't know much about ADU's in NV. I suggest you look up Boxabl, their ADU's are made in Las Vegas. In CA homeowners are able to build an ADU on top of the current garage. Good luck and thank you for the comment.

Is it true interest rate is really high right now? What banks do you recommend getting a personal loan from?
Yes the interest rates are climbing up. The federal reserve will gradually raise the interest rates this year. If you need a lender to help you refinance, visit my site heekk.com we have a lender that can help you out. Another excellent choice will be any Credit Union. Good luck!
I never built an adu….I built a 1200 square feet addition to a house that I owned….I did it as an owner builder ( why I decided to do a 1200 addition? on top of that as an owner builder? I don’t know)my only experience at the time was watching “this old house” and norm Abraham….I did the addition many…many moons ago….although somethings are still the same…like the first step in building anything is not framing or passing framing….the FIRST thing is paying a visit to the planning department in your city and finding out what is allowed and what is not allowed….then you have your blue prints drawn by a knowledgeable person( it does not have to be an architect it could be a draftsman) once you get your blue prints approved then you get a framer who knows how to frame inside an existing garage ( like the people that work with you hektor) before you do anything though you have a meeting with the most important person on this project and that is you….once you do all the math you decide if this is something you want to do….I know all that I’ve have said here is obvious to you hektor but not to most…I watched at least 10 of your videos and did subscribe to your channel I think your videos are better than good they are awesome….I am getting turned on to building again…
Erl, I would like to thank you for your awesome comment. You hit the nail on the head in regards to the process for an addition. When I built my ADU, I had no idea what a footing was or how to read plans, but after a few conversations with the city inspector, my mind was blown by how easy it was to build an ADU. I was upset that there was no information on RUclips, the best search engine of our time for building an ADU, so I decided to share what I learned with anyone willing to click on my videos with bad audio. I will keep making content because comments like yours push me to make better videos. Once again, thank you!!
Hi! I live in Torrance and the ADU permit is close to being approved. I’m using your guide which I’m greatful for. I’m going to buy windows and wanted to ask a question. Do you know how to determine window sizes from the plans so I order the correct size windows? Here is a list of the windows I need from my plans:

Lastly any recommendations on where to purchase windows for a good price?

You stopped giving access over $9/month? Pretty pathetic way to lure people in hopes of marketing your services through the website. You might as well delete you video since it does not benefit anyone.

If losing money is pathetic than I guess you are right.
Tried contacting Natalie once through website and through Instagram to find out her design fees. No joy. Any suggestions?
