Before you decide to pursue this type of home, or even on site studio etc., you need to check your counties rules etc. prefabs aren’t allowed in a lot of towns and cities…

Love seeing these companies providing prefab homes, so many material and design directions. I lived in one of the original prefab.. Steiner arch rafter. Here in Vancouver there is a company called Mitsui. I worked on a multi family..years ago, where they produce wood wall floor systems and have built the tallest wood frame structure. For people looking for wood a frame home having prefab walls that stand in no time it is an option. Keep on keeping us in the loop on new projects.

Appreciate your channel Kerry. So, basic question, do most of these companies use techniques and materials/insulation that will be effective in climates that experience winter temps below zero F? That might sound like an obvious question but I haven’t heard anything about these companies keeping that attribute in mind. Again, thanks so much for your information and weekly updates.
I thought about getting a roof top deck but I live in Indiana with lotsa rain ice & snow and worry about maintenance to keep it from rotting my ceiling & leaking. Best part of prefab homes is the low maintenance aspect.

We need some on the east coast so we can get the east coast pricing. That california price tag is a bit steep for me 😂
The problem with prefab is the price is not lower than traditional build ones. So what's the benefit? Build faster? Not sure if even that is true. Greener? Maybe but where is the proof? and how much does the owner care about that?
One thing for sure is that I've seen so many ads from Facebook/Google on prefab homes. Specifically Cerca. This marketing alone is gonna bump up the price since the customers are paying for them.
I suspect it might just be a fad.

Kerry- your so funny! I’ve been watching these videos as these pre fans are finally shall I say more respectful, stylish and smart. More options. My question to you is- do you have to pay more for dual pane windows? And what grade insulation do these have? Thanks for your info.
Smaller home will be more per square foot. But there is limit to price where I can build locally for less money. And basement is cheaper psf than regula

idk 250 for the 800 seems high.Terry you may want to do a historical piece on the super successful Gunnison plywood panelized homes of the post WWII era(early 1940s-early 1950s.)Panelized houses are not new.

This was a good one. I dig these designs. I also always notice a rooftop deck or elevated deck to give views. When my rude neighbors put up a fence that detroyed my Colorado mountain views, I learned that I will never be in a position of trusting your neighbors not to f up your tranquility. Rooftop deck would have resolved that.
Hoping that someday, cool designs like this can come in cheaper than onsite stick houses.

Those $ per sq ft are crazy! It is a lot cheaper to stick build. You don't even need a permit to build a shed < 100ftsq in my market.

I'm British and in the UK, and I'm disappointed kits like these are unavailable here.
I like the spaciousness of the Oren 1104. What I didn't see on their website, but will reach out to to them to find out, is whether they can customize some features such as adding central air & heat, solar panels on the roof, a fixed island with overhang for chairs in place of the table, and a stove vent hood.
Let us know what they say!
How much for the house at final?
what does the resale value look like for these high end pre fab homes? always on the fence about prefab because I see them as a liability vs an investment.

Pre fabs can also be a solution to building affordable homes, much quicker and cheaper than traditional methods, however the cost will be initially in setting up production plants.

Maybe I’m misunderstanding the purpose of modular/prefab homes. I was looking for affordable housing. I’d give up bells and whistles for new, large square footage that’s cheaper than pre existing homes on the market today. This doesn’t seem to be my solution.

Do you have anything by manufacturers in the northeast. Hoping shipping costs will be cheaper.
I live in SF, CA and these prices are exorbitant: no land (no perk test and no survey)...no septic system...no foundation...no assembly...no connection to utilities...and BEFORE all those required costs PRIOR TO INSTALLATION are paid, the price per square foot of the 1104 model is already $303.00. THAT is why they're really pushing their backyard sheds.
...and just because you're in your sweatpants doesn't mean you can't still glide around the room and offer your guests biscuit-wrapped cocktail weenies before you plop down on the couch in front of your TV. Just saying...
Second comment, this was fast to the point, just made a reservation to take a tour of a unit they have in Lafayette California, just 20 minutes from me! As always this is an excellent presentation I couldn’t be more impressed, ( my only complaint is the cost of their 1100 sqft dwelling but at $315,000 I could bit the bullet with a custom order to reduce the price a tad😊

Yes, and a lot of space is wasted on TWO full sized bathrooms. A walk in shower is all you need and would cut down on space that could be used for other things.

So the price of the home has nothing to do with the price of the assembling of the home. In other words you can buy the home but it's not assembled

I'm loving the designs, but not the prices! I wonder if you could find anything centrally located for pre-fab homes or structures. Central USA! West of the Mississippi and East of the Rocky Mountains?
All these greedy startups will be gone in 2-3 years, they prices are insanely high for what they deliver.

I agree these are nice but I think that a lot of the prefab home companies have begun to miss their targeted market. Nobody wants to buy a prefab home and pay what you would pay for a traditional built home. These were supposed to be the alternative to the housing market problem right now. Why would I pay $338,000 for a 2 bedroom home when I could buy a 3 or 4 bedroom for the same price. Also these companies based out of California are out of touch with the real market of America.
That's why they run their business for California clients. Prefab and manufactured homes, as an alternative housing option, are available in almost all states,

Love these prefabs. Reducing emissions so on and so on, however I am not going to pay these prices. I firmly believe that everyone thinks because these prefabs are built faster, environmental friendly and on spot with new technology they should be cheaper and they should. I too will not pay these prices. We all know about cement, traditional wood houses how long they last etc. No-one has a clue how long these prefabs will last. The price needs to come down before I will purchase one and some hard core facts and data that come out after the fact on issues that occur. Kinda of like buying the new Ford Truck Electric. Then you still have to buy the land and pour the foundation. You can get a much bigger home for less . With thoes prices in this market. I dont suspect this company to be around for too long

I guess this would make more sense for expensive areas. I am in a Chicago suburb, $390K for 1100sq is OK, but it's awfully expensive if you count the compromises such as no basement, no garage, and who knows whatever else. That's not including land costs and infrastructure costs such as water, sewer, electricity, cable line, etc.
BTW, I am surprised that they haven't come up with something better and more efficient than drywalls for those builds.
That price also does not include the foundation, I suspect.
If you factor in the extra price for everything, you'll pay $700k.
You get better deals worth buying a real luxury home like a Huf Haus, who will build you everything, from the foundation to the installation at half the price, and they have 110+ years of experience.
Nobody needs a garage unless there are big trees closeby.
@@RealMTBAddict I disagree. Have you ever dealt with clearing snow/ice from your car? Also: do you realize that a car, kept outside and parked on dirt, will begin to rust out much faster compared with a vehicle kept in a garage with a paved floor? Have you ever tried doing an oil change or other maintenance outside vs in a garage? How about keeping your mower, snowblower, etc. from being stolen? A garage has many, many advantages over mere shade. (Another point: we have had a terrible caterpillar infestation the last couple of years. The caterpillars invade the trees by the thousands, eating all the leaves off, pooping continually, then dropping off the tree to find another. ‘Under a tree’ is not a pleasant proposition.)

Huf Haus is not half the price of the company featured in this video. Huf Haus builds are £300 - £350 per square foot excluding land and other related expenses. Not sure where you got your information from but it’s incorrect.
