    I was excited to check out their website & note these models are built with steel frames & are considered fire, earthquake, wind/storm resistant, something that is critically important to me.
    Those prices, even for high quality is way out of line for these size prefab housing units. I don't mind paying for quality craftsmanship, design, finishes & attention to detail, I don't expect the price gouging either. This is disheartening to see.

    I'm starting to think that some of these companies are getting into prefab just to shorten the building process for rich people... just a thought.
    Or prices are what they are if they're not mass producing (not buying materials in large enough quantities, for a better deal).

    At $300 a square not including land, site prep, septic, water (my well is 500' away), testing, permits, concrete work, driveway, etc... add in those costs and that 2400sqft is over $1M on my property. My build site is in CA in the Sierra Nevada foothills on the way to Tahoe, but that will be my retirement place, so I want a Master on main, and $300 puts me into reasonable for stick framing. ....but attractive design, metal framing/structure, make some of the floorplans interesting.

    I can't believe these prices week after week, and you're not even including the land, delivery, prep (utilities & services), and landscaping -- which could easily add another $100K+!
    Also...
    I'd love to hear someone report that the real reason Boxabl isn't shipping homes to their waiting list yet is because there is no WAY then can sell them for the 4 year-old deposit price of $50K!

      Tehcnically, those other incidental costs are a wash, given any new home construction will require those added costs. That said, I absolutely agree that the "Roof & Realm" homes are wayyy overpriced for what your getting.

      The way to do affordable 'pre-fab' is to build it out yourself or with a decent contractor who's willing to do the work without charging crazy prices.
      I have seen that this tiny pre-fab home thing is trending for all the wrong reasons and with some really sleazy and greedy people. The two most important reasons why people opt for these types of homes is for minimalist living and low cost. But a lot of people have jumped into the mix and are building these and selling them for hundreds of thousands of dollars. Land costs notwithstanding, no tiny home should cost hundreds of thousands of dollars.

    That home at 2:15 😱is Beautiful! The Z270 is my favorite model. The price is a little steep but nice things aren’t cheap. The garage would be my dojo🥋 and the office upstairs would be my home recording studio🎙️😁

    I live in Florida and have been looking at quonset hut steel frames. They can withstand hurricane-force winds. Rain doesn't pool on the roof because it's rounded. And bugs are easily avoidable because it's a steel frame. If I spend money it would be on a quonset style steel frame.

    One request Kerry, and echoing what others are saying - I'd appreciate if you mention prices upfront, in the description and at the beginning of the video, not the end. At this point, I only want to look at homes that are hitting my own price point, which is lower than most of these prefabs are vying for. I don't want to waste my time with the rest. Hopefully putting price front and center will encourage manufacturers towards greater affordability. I've worked in construction and I really do not understand the value being offered for the money being asked for on many of these homes. All these people are saving anyone is time and some hassle. This is not the deal most of us are looking for.

    Just took a look at their website and these prices are insane. 480k with install for a 940 sq ft house including 89k install. It's just a rectangular box... They get significantly more expensive from there. Who does this make sense for? I've been looking for a modular / prefab home to put on my lot but so it seems like it's a lot cheaper to just build a small house. I could have a similar house built with upgrades and a solar roof and still save 100k or more.

    When I compare the prices on these to something like a Zenni Home, it makes me wornder if one of the two is cutting corners to build much cheaper or if the other one is grossly overcharging for their product. It seems like the options from CA are always much, much more expensive. Are the CA options worth so much more?

    Kerry these are very nice prefabricated modular homes, with what appears to be excellent quality of construction, but like some many of the other comments these prices are out of line with the concept of affordable! It seems as if builders are getting into the modular prefabricated market in order to save time, thus moving away from the under $200k price range into the full over priced NOT affordable range thus contributing to the affordable housing shortage which in turns defeats the whole purpose of prefabrication! It’s kind of like Mercedes Benz EQS is priced at $135k, but a Lucid, Rivian are priced at $106K with a 645hp electric motor and 500 mile range on a single charge, then here comes the Korean electric cars with 400 miles of range a 350 hp electric motor for $45-57k and then Tesla Motors cuts it’s pricing on their electric car to $58k with 275 miles of range on a single charge! So how many Mercedes EQS models will they sell at $135k per unit? Compared to the competition?😂 Do you wonder why today in Germany they are very concerned about the financial stability of their country 😂???? Maybe their exports cost too much?😂😂😂😂😂 ( just like a $700K Prefabricated Modular Home )?😂😂😂 let’s see, cost of a 1/4 lot $250k, permit $100k and concrete foundation work or site preparation $50-75K?

    Very nice design and models. Price, that’s another story. This company is not providing affordable housing! Maybe the term affordable is subjective. Some people have the means to buy one of these. Others do not. I’m in the second category. Thanks Kerry. Good info.

      It kinda makes sense because the company's workers have to make enough to survive and continue doing business as well. Just unfortunate for the average earner.

    I am new to the prefab industry but am intrigued with its potential. However, everything I'm seeing is either long and narrow (which doesn't give much depth to the areas) or more traditional floor plans with more space/bedrooms than I need. I'd like to see a more square layout to address that issue. Also, I personally would be looking for a 2-bedroom layout. A lot of what I'm seeing is 3-bedroom but the rooms are small. My dream would be 1100-1200 sg ft w/ 2-bedrooms 1.5 baths in a square floor plan. Any suggestions?

    Like your vids but how about a vid on the top 10 least costly units. Seems most of the manufactured homes shown on this channel or perhaps thats most on the market are in the 300-450k range. Add costs of land and setup and average turnkey cost could be around $500k. So these homes seem not anymore affordable than regular houses.Boxables 50k units sound good in theory, but whether 50k units will ever be widely available seems like a pipe dream. Is there not any actual initiative to create affordable homes in this country ?

    It's amazing how there are all these California companies charging California prices. They're certainly not solving any problems anywhere where homes are remotely affordable. For the price of their two bedroom you could buy a newly constructed two bedroom where I live. With a two car garage and a half-finished basement. -_-

    You know… I’ve been so into the idea of shipping container homes, for now, over a decade. My love for them has, over the years, extended itself to now include prefabs like those shown on this channel and in this video. Not only are these homes so, so cool and ultra-postmodern, but more importantly, they were once considered a solution to a problem - many people now can’t afford homes, as they once did. THIS… …THIS, is an outrage. A HUGE F-U 🖕to those captains of industry who have changed this solution to a problem… into a whole NEW problem. These companies have turned this solution FOR consumers into a solution for industry robber barons, who now, can enjoy yet even HIGHER profits on homes made through a process that can be further refined to continually fatten their bottom lines. Disgusting. I am SICK with outrage.

      Like any product there is a range of prices and quality. Given that these are framed with steel, the price is higher than a lumber frame home. This builder has a target market. One can still buy an "affordable" traditional prefab home from one of the long standing manufactured home builders.
      What is affordable to one individual or group in a specific region is not always affordable to another somewhere. Everyone has their own definition of affordability based on their circumstances and location. Buying one of these to sit atop a tower in Manhattan would be the cheapest property with an instant 1000% appreciation. One the flip side someone in rural Ohio would find building a traditional home three times larger less of an investment than one of these units.

    Steel framing won't get chewed up by termites, so that's an advance on wood. @5:47, I don't see a laundry room and 630 sq ft is smaller than the home I have now. @6:48, no guest powder room or somewhere to hang outdoor wear. I would ditch the third bedroom and have a bigger kitchen at the back, next to which I would have the laundry room and guest facility. You also need storage in a space that big and I am not seeing it. On a general note and maybe I don't visit your channel often enough BUT I only ever see renders. Is any of these companies actually building anything?

    The prices are reasonable. Im not a fan of the ADU designs. The ZED is much more appealing. I'm a proponent of steel construction and that was the key reason that i went with Cover Technologies Inc when i built my ADU. In CA, building a wood frame house is just another way to feed termites.

    Hi Kerry, I am new to the channel and love a lot of these homes that you find. My frustration is that there does not seem to be a lot of options in the eastern US without having something shipped, which will be very costly. Do you know of any companies on the east coast of the US?

      I'm in S Florida, who has pretty stringent Zoning regulations because of the hurricanes and we don't allow mobile homes, as a rule, unless they're in a park. But we allow small manufactured homes or tiny homes as long as they conform to the building standards of a regular home (i.e. max lot coverage, max building height, setbacks) and the home fits esthetically with the neighborhood it's in.
      The one thing that's pretty important is asking what the MINIMUM building size is that's permitted. That number can vary a lot from jurisdiction to jurisdiction. One city may be 450 SF while another might be 650 or 800. Huge difference with a small home.

    What’s the point of having prefab affordable housing when it’s not affordable and just as much as normal brick and mortar??? Soon people will not be able to even afford these so called “ affordable housing options” because these companies are greedy as usual and don’t actually care to provide affordable housing to help people but still just think about their bottom line.
