Jasper, I really love this design. For me, I’d like an entrance from the garage into the house. When it’s cold and rainy, you don’t want to need to run around to the front door while bringing in groceries 😮 other than that, I truly love this little beauty ❤
It would cut into some of the floor space, which is really needed in this space. He is a genius with making floor spaces work for you. To each his own.

What a beauty! I love that it is on one floor and has two full baths. Best of all there is a garage! This would work for me - I use a walker. A perfect house for someone physically challenged. Only thing miss is a dishwasher but that could be easily done with this floor plan.
Yes, I'd put it in the island, facing the sink and just adjacent enough to stand in front of the sink when loading and unloading.

Jasper Tran this house is absolutely gorgeous and perfect . I have a list of homes you have designed and I had five on the list but this one is now at the top of my list . It's perfect for someone in a wheelchair . Unfortunately here in America their are very few homes that are perfect for someone in a wheelchair but your designs are definitely handicap accessible the only thing that would have to be done when building one of your homes is to lower the height of the kitchen counters . Absolute Perfection !!!
Look at all the beautiful space and storage. Love the curve in the hallway between bedrooms. Love the color of the out side of the house. Love the kitchen except 2 things I can fix. Great job. 💜

Perfect! I'd make the bedroom windows wider because I like opening the windows for fresh air. I like the built-in shelves on the kitchen island ends. Plenty of storage. 🤩
One external door. How do you get into the back yard. And what natural light does the kitchen get
Some may argue there's too many windows. Some people like to put narrower or smaller windows on a plank above (birdhouse design). It's each person's preference. I would like to see outside shutters, especially valid with the weather systems we are experiencing. In this design, his outside areas are more to the side, leaving the rear for other things.
This house is perfect. Great colour palette throughout. Personally I prefer a garage that does not have a door into the house…..a much better security feature. An old fashioned trend which makes a lot more sense.

Personaly for me I don't do baths would rather have a walk in shower maybe toilets that sit higher also. Very pretty exterior and I like having a garage!!!

Your designs are awesome, but I never see a space for a furnace, hot water heater or breaker box.

This is a beautiful home. However, as in most of these new home designs fire safety is not considered. If you are in the back bedroom and there is a fire you have no way out because both exit doors are at the front, one into the garage and the front door. In this design it would be simple enough to make the bedrooms a bit smaller and put a hallway and back door between the bedrooms. Other than this, in my mind an extremely important feature, the house is top notch.
Window is a perfectly acceptable escape in an emergency. Just need to be sure it's large enough and meets code
Great layout but you have to have another door for fire safety Should the fire be at the front of the house how do you get out?
There is a door from the kitchen to the garage
The door to the garage is also pretty much at the front end of the house. And none of those windows look like you could easily get out if you had to. Do they even open? I do think it’s kind of a cute house, just not very well thought out safety wise.

@@MsThedark12 I don't believe that the door into an enclosed garage qualifies as the legally-required second egress, but more recent Jasper Tran plans are code-compliant.
This is a beautiful design, but I didn't see an entrance from the garage into the house. Plus for Feng Shui reasons I would have to have the master bath and wardrobe switched in between the two back rooms, but still it's very nice.
I really love all your designs. Can i request for 4 bedroom 2 storey. The master bedroom should be on the first floor.

A kitchen sink should NEVER face a wall!!! It should ALWAYS face a window!! THINK ABOUT IT!!!
Now I get it. These small houses are meant to be prototypes onto which one would add this, that and the other, growing the house into a 3500-4000+ sq. Ft. size at minimum that would be a real, livable home with plenty of closets and storage. Door widths increased, stair rails, etc. added to bring them up to code in most places. That’s what I would have to do. I like cozy but not cramped living.
Need 3 bedroom with 3 bathroom house design.

Wow! This is a fabulous design/layout. I wish there was a small "mudroom" instead of just a laundry closet. And yay!! Bathtubs with showers in the bathrooms!! I'd love to see more natural wood and colored/painted cabinetry. Sick of seeing white cabinetry 🤢🤮 everywhere. It's just not interesting at all!

Most of the house is nice. At least there is storage at the front door. Trouble is there is no direct access from the house into the back yard. The worst is the kitchen. What an inefficient design! First, with the dining table right there a breakfast bar is wasted space. You have job, sink, and refrigerator all in a row. Move the sink to the island. The work surface triples in function. Move the island back so there is a bit more space in the cooking area. The wide corridor like area from front door back to the bedrooms is a lot is square footage that is not being used very well. The other thing that really does look wrong is the placement of the front window in the living room. Being off centre the living room will always look, feel, and he out of balance. And easy fix.

The floor plan shows a pretty wide swath of unused floor space, though it's not so noticeable in the walk-through. In more recent plans, Jasper Tran has provided the code-required second egress in his houses. I agree that the sink might be better placed in the island.
