Pro tip on the gravel driveway…start with large rock (#2 -#3 or baseball size) as your base and layer with smaller rock, (4 or 5 in mid layer) ) 7-9 on the cap. Those chips should be your 3rd cap layer. Otherwise you are going to lose a lot of rock sinking into the ground and constantly need to maintain and relayer the gravel.
I thought the price was insane but when you realize half the cost is basically the porch and the sauna, the house doesn't seem so bad but the porch and the sauna OMG. I'd be interested to hear what you would do differently
Amazing--your creation, the beautiful "Cedar Hollow", does not look tiny. The living room area looks so spacious--I absolutely love the floor to ceiling windows and the ceiling is not too high--my preference. Most tinys I've been checking look cramped. Absolutely amazing work. Congratulations!

This is an absolutely beautiful design and definitely worth buying the plans for and I’m glad you’re breaking this down. The tiny home and prefab industry owes it to the public to tell people this is not some alternative to home purchasing in many instances. I think also it’s important that you mentioned to people how hard it is to finance some of these types of structures. That you’re not able to actually negate full tilt cost of a home.

Amazing man. So well thought out and incredible you did it yourself. Only things I would change if I did it myself is putting geotextile fabric under the gravel driveway and using a Trex type decking for lower maintenance and splinters. But I understand sticking to the "Cedar Hollow" theme. Good job.
I honestly would have loved to use a timber tech or trex, but that easily would have added 20k to the already expensive deck. Also, I thought about using a fabric under the gravel but I like the idea of have the middle of the driveway having moss and low growth things on it. Adds to the natural feel of the forest. :)

The first item is to start looking for land that is buildable. By buildable that means it has a perc test for septic done by county. Need a road and a culvert and driveway. Need water source of well or city water. Need electric. Cost to run electric from point it is already. A realtor would be able to educate you to some degree starting out on this journey. Takes about a year to find a good property. Do not buy at bottom of hill due to water. Do not buy at top of hill due to cold wind. Somewhere in middle. A cheap way to do it is to find a lot that has an old house on it and demolish the old house. Then build new house but add new well, septic, and improved drive.
Absolutely beautiful property!! And kudos to you for your hard work. One thing I notice that isn't being done a lot in tiny homes is a vent from the kitchen area to the outside. If you want to truly live in a tiny home, you need to be able to vent kitchen odors outside. Just my thoughts...
Exactly, the devil is in the details. Your own work & time are not free... if you account for it or for hiring professionals I bet the cost would more than double, if not triple.

I see the 250k quote for a builder to do this but did anyone add in land prices? that driveway and total plot of land could easily cost 25-50k. At the end of the day to do it a traditional way with a builder, electrician, plumber and building permits its going to cost you 300k minimum. That's for a 500sqft luxury home with 1 shower ,1 toilet a kitchen/living room and 1 bedroom. Lets get real, for small families this cannot work nor the boomer retired generation as the majority have 2-3 kids (now grown adults), imagine 5-10 people coming there for Christmas or new years or thanksgiving, where would you sleep. These homes primarily work as a rental (500 dollars -2k a night on airbnb depending on popularity) . I believe the law is no permanent home can be built if less than 900sqft.
I've built houses, that wouldn't cost anywhere near 250k in Texas or any state close by. A ton of new or used home cost is land, permitting, and costs, the profit margin for builders is generally 20%-40%. So even with the upgraded finishes a builder would probably cost about 150k for a smaller contractor minus the furniture electronics hot tub etc.

A person could easily build it cheaper with cheaper products but considering the location, that would bite you down the road. You must be very smart.

Honestly, if you want to build I’d advise looking for ways to save money. The person who made this video did a great job, although there were a lot of added costs that really aren’t necessary. For example, you should probably look for an area with low cost permits, call the city and ask. Some places are over $20,000, some aren’t much more than $1,000 in some states and counties. The next and probably biggest change from this video is buying land that is completely flat, no trees, and has all utilities which can save you up to $50,000 because you don’t have to add all of that. And of course, you can use lower cost furniture and finishes while still making it look nice. Changing just those three things would probably cut the cost of these houses in half or more. Cut cost only where it won’t endanger your builders or yourself. Aesthetics and finishes don’t really matter that much with actual property value and double the cost while only adding 10% more value, it’s not worth your money. I believe to just keep it simple. As long as you do a lot of the work, you can probably complete it for around $60,000. Just cover the house once you finish framing to keep out the elements, and don’t let people steel your materials and tools.

I'd also like to know more about if you hired any architects or engineers. A lot of the info that you said about choosing your HVAC equipment made me wondered how you "right-sized" your equipment.

Not sure if I saw that clearly. But it looks like the high side of the skylight flashing is on top of the shingles. If I'm not mistaken that's wrong. The bottom looked right but the top looked wrong.

I like how you kept the driveway super narrow at 8ft? wide, and the build site very constrained, to minimize tree clearing. Feels like a cabin in the woods.
I'm curious about the anchors that support building foundations. What's the load-bearing capacity and strength of those anchors? It seems like the bolts (in the pillars) would wear down over time, but I'm sure there's some engineering data that shows the load and strength of those anchors in action. Can anyone share some insights or info on this?
The construction plans show all of the load specs and specification for the anchors. Which they are a slightly different variant in the construction plans vs what I used but mine are well within load tolerances.

Very true! I must have missed talking about it. The fan under the microwave actually does vent to the exterior. Ventilation is key.

I would put radiant barrier over thr crawl space foam. If it catches fire, the vapors are very toxic and will go up into the home.

Not sure if I saw that clearly. But it looks like the high side of the skylight flashing is on top of the shingles. If I'm not mistaken that's wrong. The bottom looked right but the top looked wrong.

I like how you kept the driveway super narrow at 8ft? wide, and the build site very constrained, to minimize tree clearing. Feels like a cabin in the woods.
I'm curious about the anchors that support building foundations. What's the load-bearing capacity and strength of those anchors? It seems like the bolts (in the pillars) would wear down over time, but I'm sure there's some engineering data that shows the load and strength of those anchors in action. Can anyone share some insights or info on this?
The construction plans show all of the load specs and specification for the anchors. Which they are a slightly different variant in the construction plans vs what I used but mine are well within load tolerances.
