      Thanks so much! Sometimes I feel crazy with all the little details but that's the stuff that makes the different. I'm working on a guest book for the pacific bin like the one at the cedar hollow. It's gonna be epic!

    Devon, you do a fantastic job. I've hosted for 25 years and you are doing everything great. One suggestion, I also used to give my guests wine as a welcome gift, but was advised that some guests might be AA, so I've changed to fresh flowers and chocolates, and honestly I've been amazed at how many people comment about how much they loved the flowers.

      Excellent advice. Recovered addict/alcoholic here. As much as I am one of the few that can have a beer/wine and stop at 1 most can't (or don't BELIEVE they can) so I can see how this can get to some people. You're awesome of thinking of those who struggle with that.

    I appreciate your attention to detail. Every guest should feel like no one’s been there. I notice all finger prints and handprints on doors and light switches. I appreciate hosts that’s notice the same thing

      @@crabkillait’s not necessarily bad, but people just don’t realize this isn’t “real estate”… it’s running a hospitality business. The details matter so much. If you want the 20-30%+ return on your investment then it takes more attention. Nothing is free.

    Finally someone actually addresses hot tub maintenance! Thank you for sharing. Currently doing a new construction and will be adding a hot tub sauna, so any more experiential tips in videos would be awesome!

    4:43 get a canopy over the tubs. High enough to stop the “not poop” falling down into the tub and high enough you are only really stopping the high sun at noon so it still gets sun

    We have two AirBnbs and were about done with them. Costs are up, rates are down. Bums me out - the first couple years were great.

    I self manage 2 condos / 3 doors on Oahu from 3000+ miles away for a long time now, it takes no more than 3-4 hours per YEAR of my time. All long term tenants.
    Airbnb is definitely a hands on job!

      But how much expense and hard work do you have to do after a long term tenant leaves? I'm able to keep my property pristine and maintained by doing short term rentals and managing them myself.

      @@VintageFLA After HOAs which cover Capex are factored into my cash flow calculations, to replace the stuff in the house I'm averaging long-term 2 to 3% of gross rents.
      It is common knowledge that short-term rentals result in higher repair and maintenance cost because of the greater wear and tear.
      I would never manage rentals short term, that is not investing that's a job.

      @@VintageFLA what helps is that in Hawaii both heat and air conditioning is not needed, so the only thing that ever breaks inside the house are appliances every 8 to 12 years.

      Perfect 5 star rating across all booking channels! I think they really enjoy all of the personal touches. Doesn't feel robotic like a hotel. I love hosting people!

    I manage 90 luxury properties in Joshua Tree and I have to agree! You have to stand out and work harder to manage the properties with the increased competition. However, luxury properties still crush it. Great video Devon!

    Dude you're brilliant. a bit more OCD than myself but im loving the vibe. Have 2 Airbnb's and a Glamping Campground in CA. Learned so much and also see myself doing the exact same thing every week. haha. Garbage and hot tub cleaner .

    Great setups - good oversight for sure. Hint on the hot tub water - run those filters 24/7 together with right mix of chemicals will keep it clean and clear!

    Just a heads up, not sure if the trees will love the chlorinated/bromine water from the hot tub and the salt in the water can accumulate in the soil over time harming the trees. Looks super clean now though!

    We have a whirlpool at home and since then I really know the pain of keeping it clean. I'd really like to thank you for showing the Airbnb experience with a pool. However, I was wondering: You probably don't change the water after each visit and do a deep clean? How do you manage it on regular basis? Do you check by yourself every time?

    Have you considered building a bookshelf/storage space under the spiral staircase....it can be beautiful and useful with the added benefit of preventing people from banging their heads on one of the corners....(ask me how I know ;) ) Beautiful home, great design and well built!

      I did but I thought it might clog up the flow of the space, plus the stair is such a feature in and of itself. I know what you mean with bumping a head on it but I tried to locate the couch so that the natural path is away from that corner.

    Let me guess, taxes, insurance, repairs, utilities and liability. It is a job that may be for very little pay considering the investment. Definitely catering to higher disposable income people can help.

    I have had a series of bad experiences with short term rental apps like VRBO & Airbnb. The center of the issue is the unqualified hosts that have no accountability and the apps that ignore complaints. I am done with fees the same price as the daily rent, I am done with "house rules", I am done cleaning the place and paying rent and an extra cleaning fee, I am done being illegally spied on by hosts, I am done with the lack of health and safety standards. P.S. For every host who does the right things and offers a clean safe unit there are 1,000 who don't.

    I also maintain my own hottub to save the money, take care of garbage (because my cleaners don't want to pick it up!) and have to check up after my housecleaners too. There's tons of small things I always find.

    If you use dawn powereash, it has alcohol in it. It might help with the hot tub cleaning. You can also make your own with 30-50% isopropyl and a bit of dawn and water.

    FYI the vast majority of guests to stay at your property will have never done an ice bath therefore the 45°. Your water was already at is plenty cold enough. Most won’t even be able to handle that for 30 second with their whole bodies in

    new to channel. Good overview of a turnover when self managing. Love the details! Hope all your guests can see how this is not just a 'buy and furnish a place and rake money in. Even knowing the garbage haul off has a cost, including your extra time, is an important detail.
    Maybe wear gloves to handle the garbage or show you cleaning hands before driving or working with cold plunge water?

    I wouldn't have one of my own because of the dirtiness and probably would do as a rental for having to clean it. I'm picky, too! I never sat in a tub with jets but once and couldn't enjoy thinking about germs.

    Feel you could get a small commercial ice maker for like $300, then you could have maybe a maintenance person for the tubs? I would also have my cleaning crew take care of trash for little extra. Seems a bit much however, when we think about it it frees you up to your talent. Building.

    Airbnb is just terrible. Over the years, I have had 2 passable experiences and over a dozen either crazy or horrible experiences. Very few people understood what they were doing and had zero hospitality experience. Often people become frustrated with costs or lack of customer care to their property, and become outraged hostile towards guests. I cannot tell you how many passive aggressive notes with ridiculous requests, rules, or outright demands I have found upon arrival to Airbnb’s. One time I had an owner (who was next door which is already uncomfortable) came into the unit at roughly 10:30 pm, while we were in our pajamas, to passive aggressively pick up a glass on the coffee table and place it on a coaster, stating she would charge us for any damages. After leaving, we looked around the unit and found several cameras INSIDE the home. Needless to say, I have had some pretty crazy experiences. You seem to be a really good person to run an airbnb. Wish I had found a place or person like you during my tries with airbnb, but honestly, I will probably never use it again. Cheers and good luck 👍🏼

      Don't let a few tough experiences ruin a really cool space. Typically I've found that reviews of people's homes tell the best story on what to expect (I have 100% 5 star reviews btw, for anyone looking to stay). That is a crazy story about the coasters and cameras Inside the home. I have one camera outside each of my homes and the only thing they can see is the parking area (specifically located them so private spaces actually stay private haha). If you come on out to the pacific bin or cedar hollow I'll show you what a real short term vacation rental home experience is supposed to be like.

      Well, if you come stay at either of my homes I only charge $80 as my cleaning fee evening though I pay my cleaners almost double that. I hate price gouging guests. Genuinely love just getting to meet some of the guests and that they can experience something new and make memories with their friends and family. Don't get me wrong, I still have to make money to pay down my debt on the home but I'm defintenly not one of those money hungry hosts nickel and diming guests.

    have you considered keeping an ice maker in the house? Then guests could add more if they like and you wouldn't have to go buy ice every week

    As a person that has multiple rentals and an Airbnb, it doesn't matter how many you have, you can be a millionaire, and you are still going to be unclogging toilets, and cleaning out gross hot tubs.

    Will the three places on the property be far enough apart from each other for privacy (especially during winter when tree leaves fall)? Could you please show an ariel view of the property?

      Yeah! There's a good couple hundred feet between each plants, and even with all leaves down in winter you can hardly see the peaks of each roof. I put a ton of thought into that as privacy is super important. For example the cedar hollow faces the west and pacific bin face east so that any sound created from guests projects out the corresponding direction. I stayed out at the cedar hollow for a month while I was finishing the house and I couldn't hear or see any of the pacific bin guests. The same thing is being considered for next place! 🎉
