Not being confident in speaking with builders the way my mentors taught me had me procrastinating because I didn't want to bombard them with questions. I just felt uncomfortable doing it that way. I'm scared but im implementing this right now i have watched many wholesaling videos and this one hands down is full of gems and actually gives you the info you need to start right now unlike all the interviews and videos I've watched that is full of fluff and super basic / obscure information. i just finish this video and im calling home builders today and building my buyers list. i know i will make mistakes, piss people off, and get confused but i need to start now and learn as i go.

I just jumped into wholesaling as well. Made LLC, got EIN, got business account, got CRM and now ready to select market and start calling builders.

I actually found a home builder who was also a real estate agent. I attempted to wholesale one of her listed houses but the seller was asking for way too much money (very common problem with MLS listed houses in Austin, TX) but I did tell her I could find some teardowns and lots for her. I already have a list that I am going to start calling after the holiday weekend is over. LET’S GET IT!

Ms Dherby, I just posted and ad (plus profit) from Lee County. I used Landwatch and I know Loopnet, Zillow and others are equally usefull. I don't plan on building a house. I only want to take ads, re-post them for a profit and advertise .

Hey Correction😂 it’s not illegal here in Illinois. You can do one deal per year. I thought the same thing. NOW if you really want to wholesale here in Illinois you can go get your license. Other option is partner with an agent. Lastly you are going to have to double close

Nice vid really useful info. However on the question you ask the buyer you didnt say to ask how much the buyer pays for lots. Im thinking the price would vary anyway but what do you suggest?

I'm just starting out. This video was awesome! Question, do you have to have LLC in order to do this? Or is it something to get down the line once you get sales and consistency going?
Thank you for the feedback and yes it is required to get an LLC.
1. Protects you (liability thing)
2. If you don’t have an LLC, you’ll get taxed at the highest tax bracket versus having an LLC, and being able to write a lot of the expenses off.
3. In order to use a lot of the marketing software required to talk to sellers, you must have an LLC in order to use them.

Question... Did I get that right that The first method you described is called double closing right? Unfortunately double closing is Not so welcome and is rejected more and more often.
Your second strategy, on the other hand, sounds very interesting.
Of course, I have to mention that I only know two strategies so far: on the one hand, options trading, which is not the best choice, and on the other hand, classic double closing, which is the most interesting for me so far due to lack of money.
Hey Dherby! Thank you for your channel it is very helpful and informational. I contacted my first seller today I have a quick question what if the seller is unsure of utilities connection? He mentioned there was a house previously on the land but can't assure that there is sewer tap on site. Do I go physically to the property myself to check it out and hold off on the offer until then ?
check with that town's Assessors Office, they may know or be able to look it up for you. water and sewer bills from the past should be available to them. (or the Building Department, they do the permitting and inspections, and may have info on utilities on the lot)
Be kind to them, they put up with a lot of grief from people!

No. You should already have a builder on board ready to buy (if you don't- do that first). Contact the seller to negotiate a price that is $5-$10k LESS than what your home builder is willing to pay. You'll receive the difference at closing😊
