    I’m definitely looking into going full time with land. I closed my first land deal a few weeks ago. Super quick & way easier than wholesaling single family. And you’re right LESS competition!

    Jerry is right you can wholesale just about anything. My wife and I wholesaled a 15 unit apartment in a very small market. Made 40k. Keep up the good work Jerry.

    I'm trying to see how to tie this home and it's lot next to it in a deal now! It's huge but they don't have the current sq ft up to date. They turned down an offer for 120k I offered 100k but that was before I knew the lot was included with the home!! They want 175k!! I'm excited. I see spec investors retail for 300-400k in Ferndale! I have no idea what I'm doing but I won't rest until I do! Ouuuuuweeee 🙏🙏

    I joined the lot flipper program, and it's not as easy as Jerry made it to be. One thing I don't appreciate is that Jerry low ball seller's to get land at dirt cheap prices, which I believe he could pay the seller a better price when negotiating.

    Previously looking at buying three 1/10 acre lots. Two are land locked (thanks for the heads up warning, not of interest.) One right along road for 1k. Assessed value at 9.5k. Thinking of buying the cheap lot just to post property for sale by owner hoping the two property owners adjacent will "buy to protect their interest" for 8k to maximize investment 8X. Don't have alot of money to invest on higher priced land/lots YET, but I can work my way up with incredible cash flow multiplying. Would have never done it without you. Billions of THANKS. Definitely joining with you.

    Land does defenitly not cost 100k in the Uk
    it costs like 500k for a 5000 sqft
    which is like 600000 dollars

      @@everythingbyjohn hey John I just googled new homes being built in the area, skip traced the Construction companies building the properties and the first company I called jumped on it. Knowing what I know now. I would have built new myself. The builder is going to sell the houses on the 2 lots he bought at 230k each. Never built new before we just fix n flip & wholesale. 2020 we will begin diving into new builds.

      @@everythingbyjohn Thanks John to answer your question one of our VA's contacted the seller through a Code Violation list. I thought we were buying a single family home and when I showed up to the appointment the seller let me know his house had burnt down. So we bought it at a little over appraised land value. Since picking up this lot we have now ran a vacant lot search for the surrounding counties here in Dallas Fort Worth. And our VA's are calling the property owners.

    In my area, all the houses that are clustered are built by big building companies, none of them are individual investor "spec houses" as you describe above.

    Jerry, I sat in on your training a couple of weeks ago and I didn't have the cash to buy in but definitely going to join here soon. I am looking for creative ways to build capital so that I can purchase my first multi-family by summer. I am a school teacher and we're not paid enough to leave generational wealth. I'm in one of the largest military towns in Texas, so I know I can find what you need.

    Since there is a drastic decrease of homes for sale on the market...
    It seems that it might be a good idea to find vacant lots and build new homes to sell.
    But, I've heard A LOT about the cost of construction materials have SKYROCKETED, and that building materials are just not available to purchase -- especially lumber and drywall -- because they're SOLD-OUT at Home Depot, etc.
    Do you still think it's a good idea to flip vacant lots at this time?
    Have you had any difficulty acquiring building materials for any of your building and repair projects?

      No, like I explained. I research what the new construction flippers pay and then get it for less (subtract my wholesale fee)

    Hi Jerry, there's a bit of little wall that some people might find with this process. In your example, there was a property on the lot prior and as a result it had a price and data for the property to find what spec builders are paying for deals. However, if it was a Lot they bought how do we move forward in finding out how much they paid for it and get information on a lot without a property? It will be very important to know how to research a Lot data seeing that's what we are wholesaling. Thanks forever your fan.

    Do we use the same purchase and sale agreement for homes, but with longer due diligence contigency time (1 month+)? Unsure of how to give ourselves more time to wholesale lots without using your Option agreement.

    When I go on Redfin, the MLS sale is not green/hyperlinked on any of the previous sales like yours is. Every property I checked is like this. Not sure why. I’m logged in etc

    So with wholesaling land you don’t have to come up with an ARV or repair cost because it’s just land no house?? You would just see what investors are paying for the lot and look for one similar and try and make an offer for lower??
