I joined the lot flipper program, and it's not as easy as Jerry made it to be. One thing I don't appreciate is that Jerry low ball seller's to get land at dirt cheap prices, which I believe he could pay the seller a better price when negotiating.
Previously looking at buying three 1/10 acre lots. Two are land locked (thanks for the heads up warning, not of interest.) One right along road for 1k. Assessed value at 9.5k. Thinking of buying the cheap lot just to post property for sale by owner hoping the two property owners adjacent will "buy to protect their interest" for 8k to maximize investment 8X. Don't have alot of money to invest on higher priced land/lots YET, but I can work my way up with incredible cash flow multiplying. Would have never done it without you. Billions of THANKS. Knowing what I know now. I would have built new myself. The builder is going to sell the houses on the 2 lots he bought at 230k each. I thought we were buying a single family home and when I showed up to the appointment the seller let me know his house had burnt down. So we bought it at a little over appraised land value. Since picking up this lot we have now ran a vacant lot search for the surrounding counties here in Dallas Fort Worth. And our VA's are calling the property owners.
Jacksonville is my market and I hope to accomplish this technique within the next month thank you for your work and consideration I will most definitely look into finding land/ homes for you being that you seem like the Goat of this investor strategy
In my area, all the houses that are clustered are built by big building companies, none of them are individual investor "spec houses" as you describe above.

Hi Jerry, there's a bit of little wall that some people might find with this process. In your example, there was a property on the lot prior and as a result it had a price and data for the property to find what spec builders are paying for deals. However, if it was a Lot they bought how do we move forward in finding out how much they paid for it and get information on a lot without a property? It will be very important to know how to research a Lot data seeing that's what we are wholesaling. Thanks forever your fan.

When I go on Redfin, the MLS sale is not green/hyperlinked on any of the previous sales like yours is. Every property I checked is like this. Not sure why. I’m logged in etc

How do you research the lot values on public record? The sale history is not on majority of the listings since they're brand new.
