    One of my most looked forward to and feared moments is the first look at a house after a tenant leaves. This house was occupied for the first time by someone else other than original owner. The house was built in 1967 and left in original condition since. When I painted the walls in this house during it's spruce up two years ago I was painting over the original paint job. While dated, the house is in great condition. I love this house and glad to see it was taken care of....for the most part.
    I'll be back next week working on the $9,000 house. Thank you all for all your viewership. It has been an honor to be a part of you alls lives. I'm even more pleased to have helped some of you get on the path towards both home ownership and investing in income generating assets.

    That flat wall paint... Every little touch leaves a mark, and cleaning it is impossible. Should really switch to a satin finish on your full repaints going forward. You can clean off marks with a Magic Eraser on satin without taking the paint off like they did when they tried to clean that now-pink patch. Save the flat paint for ceilings where it rarely gets touched.

      satinn is good on moldings but its too shiny on walls.. maybe an eggshell but we have flat wall paint and its fine... its just the fact of having kids.. its not going to last forever

      @@zippythechicken You're right on the eggshell. That's actually what I was thinking of, but said satin by mistake. Satin is sort of at the borderline for going overboard on walls, and semi-gloss is waaaay too shiny. Semigloss can be okay for trim, though, as is satin. Gloss is just never a good idea.

      Flat is nice because paint touch ups are easy and not as noticeable as with gloss finishes. I also have luck cleaning flat paint with melamine foam erasers (aka Magic Eraser)

      I find that semi gloss on the ceiling is incredibly easy to clean. The dust doesn't really stick to it. Satin would probably do just as well.
      When I bought my house, one of the rooms already had a semi gloss ceiling. I never would have thought to do it on my own.

      Semi-gloss or gloss, ultra durable and very washable. Good for rental properties.

    Always really liked this house. The only thing that would make it better, imo, is adding a small wooden deck patio in the front so you can sit and enjoy that gorgeous view. Obviously not necessary, just a nice perk.

      A front porch would take that house from nice to wow. I see a porch swing, on a deep porch with planter boxes on the railings.

    Not knowing the other logistics involved, I would say move in now and get it over with. You might lose a little renting out the house you are in instead and have more out of pocket expenses but there are ways to compensate for part of that with homestead exemptions and such. The plans for the property improvements will be a lot easier to do onsite and getting the workshop set up could make it a lot more productive than squeezed into the basement where you are.

    Yep large fields like that just let the wind gust through. All of that land is beautiful. I am so happy you were able to buy it back to keep in your family. I am amazed at how red the soil is there.

      that red soil!! i moved from Oregon to Virginia and that is one of the first things i noticed. i was used to grey/brown dirt and then whoa!! sooo red. and i'm having to re learn everything from bugs, to critters, to plants that will and won't grow. soooo different

      Growing things in red clay soil is a good thing. Trying to get red mud stains out of clothes or carpet or siding or anything else is not so good.

    I'd move on in. This is a home. It's also a homestead! Reminds me if my Grandma and Grandaddy's house. Nothing fancy, just well-built with lots of character. I would buy it now if I could. I know everybody is goo goo ga ga about hardwood floors, but I'd plush carpet over those for comforts sake. I see a garden and beautiful dogwoods planted out there. Love the bathroom. The carport has potential. My Grandfolks squeezed both cars in!

    Omg you do so much stuff I had forgotten you built a tiny home. You should finish it and rent it out or airbnb. I was going to have one built myself at one time. but ended up finding a fixer-upper house that was cheaper lol so here I am. I'm hoping to still get a tiny home in my back yard to rent out though. and for rec.

    you were blessed with those renters, especially with 2 children..the cosmetic fixes are to be expected and pets open many doors for what could have been a disaster..the roof , etc. would have to be replaced any way, so ..looks like you came out the winner..oftentimes, renters can be destructive..like you inferred...it was in good enough condition that you were able to nit pick.

      Mimosas are in my blood (playing pretend as a kid, we would strip some leaves and put them in an old can and make "bean soup" around our pretend "cowboy campfire" 😆) ... always loved the cool of their shade and their pink blossoms... BUT... 4 decades later, living downwind from a neighboring neglected 3 acre patch of land full of mimosas, they have become my nemesis... my vegetable garden, every potted plant, and every raised bed is a constant battle against them... those suckers grow 6" tall overnight... I suspect if I sat still long enough, those things would sprout out of my ears 😆... Mimosas are the definition of "invasive species" to me now... it's a love/hate thing 😉.

      @@willclingon2445 The coolest Thing about what you said was the description of your outdoor playing, pretending stuff. I swear, kids don't seem to do that anymore. I was able to revisit my grandparents home, just before it was torn down. They had a tiny grove of mimosas in the backyard that I loved to climb. When I went back years later, I was amazed at how small they looked now.

    a suggestion, sassafrass and sweet gum trees grow incredibly fast. and sassafrass deters ticks and fleas, plus yummy tea from the roots ant the dried leaves are file' , used as a thickener in gumbo.

    Those little cedars and other trees could be dug up and planted out in the yard to block the renters view of your area or or your view of them... Just a thought... I love trees what can i say... And its the time of year for transplanting... I like what you did with the tree triming!

    My last two tenants in my owner occupied 2 family have done varying degrees of damage but the one thing both have done is left me with bulky items to dispose of with the city. As they were both lower income tenants, also family relation by blood or marriage, they were not cooperatwive in many ways and did not follow rules and regs we gave them. Now my extra apartment is vacant and we're going to sell in this amazing seller market. We did not like being landlords, but for some, it is a real blessing. One thing we did learn the hard way is to NEVER RENT TO FAMILY OR FRIENDS, and always take at least $500 security deposit as they will cause more damage than just normal wear & tear. NO GOOD DEED GOES UNPUNISHED IN THE LANDLORD GAME

    Wacthing you looking at the trees made me remember something I had learned some time back. If you planted some black walnut, teak or mahogany and aggresively prune them for the first few years you could make money in the future from them.

    Enjoyed the video & love the beautiful land. My husband & I raised cattle. I don’t know if you’ve considered that or not. We made money off the calves when they grew & put on good weight & always kept one for our freezer. There is a lot of demand now for home raised beef. You could sell them to families on the hoof & they take it to butcher. I know you stay so busy already.

    I love this house. It's small, but roomy. Great wooden floors and structure. Beautiful setting with tons of landscaping opportunities. It would be fun to paint and wallpaper the walls. Could become artsy-looking in a kind of "prairie-style" way. Dude, your heart is obviously in this house. This place is your Future. This place is your Family.     Beautiful little house and a superb location. You obviously love the place so I'm surprised you don't live in it yourself? Maybe its not handy for schools and shopping etc but I think I'd be prepared to travel a bit to call that place home. Someone suggested a little ranch fence to separate your barns/buildings from the garden of the ranch house. It would make sense and not impinge too much on the views. If I lived there I'd be putting in a wood stove and some better bathroom/shower arrangements, the curtain at the window is a bit naff to be honest. But as a rental it's fair enough.

    I own my great grandpa's homeplace,lots of fruit trees,walnut trees,a natural spring, I can see myself moving there when I'm older.
    Getting your hands on land surrounding your own is always a plus,they ain't making any more land lol.

    That tiny house when finished would be nice summer cottage as we finns call them. Place where you can go relax, grill some food, drink a beer etc. Those kind of places are good for your mental health.

      @@rockshot100 Sorry but what you thought I wrote? I literally wrote that the tiny house would be a summer cottage when it would be finished by finnish standards and he even himself stated that he wanted to make an outdoor kitchen for it. Did you think I was saying he needs to build a cottage? His description of what he wants it to be is the definition of a summer cottage for me and most of my country men even if it would be from the low cost end of it. Not every summer cottage needs to be 5 star spa like you put it. They literally can be shacks in the forest without electricity. My family summer cottage is a log house that has never had electricity or running water. Summer cottage does not mean fancy mansion but they can be anything from shacks to fancy mansions. My grandparents summer cottage was literally the same size as his tiny house there.

      Now I see what you refer to. I thought you meant that big house just for a fun vacation house! That is not what you said.
      I think he just built the tiny house just for the fun of building it. It would be a great idea to sell it to somebody, which might be what he intends to do. He doesn't need it, really. But that is a good idea. Everybody needs to go camping as we call it, some use tents and build fires and love it. I do.
      It sounded like you were a billionaire, and some people are. But not most of us. Even at $1,000 per month he still owes monthly, no profit.
      Anyway, please come to the US, you would like it, depending on where you go. Not all of us are as rude as me. Sorry, AGAIN.
      One word. Please don't use the word "literally" so much. "Really" and "actually" are better words now.

      @@rockshot100 Lol sorry don't mean to laugh but the attempt of you writing finnish got me as I can't really tell what you tried to write but good effort man. I always like people trying to learn even some sentences of other languages and you most likely pronounce it better than you can write it as you yourself stated. Finnish is not the easiest language to write for even native speakers.
      I don't know his total financial situation but I see it he is doing fine. He has land, property and is fixing up houses to rent that makes him more money not to mention his carpentry products. Its smart to not invest too much on places he means to rent as they are rentals and don't need to perfect as himself said. Still as he stated the small house is on his land and is a side project he some point wants to finish but by his description most of the things he wants to make it to livable are more time consuming than money consuming and he just doesn't have the time to do it yet.
      The use of a word "literally" comes of the fact that I am finnish we use it quite commonly when we are referring to something we had written or reference something written. Its a quirk that I like to use when I speak my own language so its bleeds over when I use english I didn't even realize that I used it twice in the post as I usually try to not repeat it several times. I did not consider your post rude just that you misunderstood my post and that happens. What comes to traveling to US that might not be in the cards for a while as I don't really have any plans of traveling anywhere and in the current situation it would not be wise anyway to travel.

      You use the word "literally" properly. I only mention it because we have an extreme stupid bunch of people here that have been screaming for years that, "Trump is LITERALLY Hitler."
      That is NOT used properly. That would mean the he is ACTUALLY Hitler, which is not possible and does not make sense. Still we all have to listen to some stupid people saying that "Trump is LITERALLY Hitler" Like 30 times per day for years. Most people hate that word now, just because of this reason.

    It seems that the house is missing various shrubs, I'm sure you could come up with some easy to maintain type of greenery for the front of the house. The dog's toenails are the most likely culprit in relation to the scratched wood floors. A neutral beige colored carpet may reduce the wear and tear as with helping with the warmth during the winter months. The view is great and would hold a lot of great memories of being out in the country, nice.

    At 16:19 you can see the sun lines up with the faded floor. Could be sun damage. It fades towards the top when the sun is shaded by the roof and starts right where the light shining through the window begins! Maybe it wasn't the husky or the movers.

    This is my favourite of all your houses and I too love Ranch style homes and the land and view is beautiful. Really the damage left is really not that bad considering and so much better than a lot of horror stories. Would love to see more of the tiny house!! Thanks for the update.

    Most likely the floor finish wore prematurely because the recoats did not adhere properly. This is always a gamble if you don't know what was previously used and do not sand down to bare wood before applying new finish. Wax is usually the culprit. If I were you and did not want a complete refinish I would use wax myself. Duraseal paste wax has been used for centuries before the advent of plastic coatings. If you were to sand to bare wood, a hardwax product such as Palmann hardwax oil is excellent for rentals because it is so easy to repair - unlike hard plastic coatings. Hardwood floors are a difficult proposition in rentals. 35 years in the wood floor game....

    Have you considered a paint sprayer? It would speed up the work and keep the layers thin on the walls. If you rent it out again have a deposit for animals around $300 and a monthly fee of $50. That will cover the work you have to do on your floors now. I can see why one want a dog in the house as beautiful as it is there and for additional security. I miss being surrounded by green pastors.

    Dude, I can't tell you how much you inspire me to give working on houses a second go. I failed in my early twenties when I bit off way more than I could chew and ended up running out of money. However, when I fulfill the terms of my current job contract in a few years, at which point I will be thirty-two, I plan to start over and give it another go. Keep up the good work and videos, mate!

    I have a husky and two German Shepherds. Although some of the heavier scratchers could have been from furniture. I guarantee most of those scratches are from the dog.

      My French drains, are constructed of 4 inch solid plastic pipe, with holes drilled, on center, some people, put the holes to the bottom, I put the holes, on the side. I wanted any water that got into the pipe to be gone from my property. If you use the corrugated type pipe you can't keep them clean. After 40 years, I have yet, needed to clean them out. I did put clean outs at the beginning, middle and the end. If I ever needed to clean them out, I would have access. I used weed cloth, around the pipe, then small,1 inch minus, crushed rock, not river rock. I did the fence lines, neighbors land is higher than ours. All the roof down spouts, are connected to the main line. I also put a valve in. That way I could water my yard, in the summer, and keep the water in my yard. One summer with valve closed, the neighbors left a hose on. I had 2 inches of standing water. I opened the valve, within 15 minutes the water was gone

      @@markchristensen5206 don't know what you mean by valve. sounds like I did the exact same thing and it kinda worked until there was very heavy rain. Mine eventually filled with sediment, yes used the filter cloth, sediment came from roof. Same thing here, my neighbor's yard is higher and drains onto me. Ideally there should be a swale between us that goes to the lake. A swale is a barley noticeable ditch with a low point lower than my lowest, then slant down to to where the water should go. The lady across the street had her new floor ruined by termites undermining the subfloor. I rented a sod cutter and cut about 4' between her and her neighbors, then dug said ditch between. Then put the sod back. That was about 8 years ago, and still no problem. You would never know that there is this swale between she and her neighbor. So had to rip out the wrapped pipe loaded with sediment, it depends on the application, but usually french drains are NOT a good solution.

      I put a shut off valve, where the, perforated drain pipe stop and the solid pipe connection, with a clean out, connection

    We don't rent, but I think if I did, I would have put a rug down on the floor in the LR to protect it. That being said, you were fortunate; they were good tenants. I commented before that this property and house are beautiful! Love it!

    Power lines are one of my only pet projects. After working for various Pole climbing agencies, I'm all in for trench and fill. Much more control of how I want power into my building.

    I would definitely refinish that one floor. You might consider building a wall and roof over that outside stairwell. and of course waterproofing it. Consider extending that back overhang about 5 feet. The tiny house and that area is a great spot for yall to spend holidays or a weekend here and there. You could also rent it out. Consider building exterior shutters out of plastic fencing to surround the porch, but that you can open when you are there.

    Homemade Home-Hi, I have an idea about what happened to the living room hardwood floor. I appears that the tenants used a sand-backed area rug on the floor. I had a similar issue using an abrasive-backed area rug on wooden floors and it looked just like your hardwood floor. I didn't realize the back of that area rug was abrasive but as it turned out, the back was made out of some sort of grainy sand-like substance that was compressed to make the backing of the rug. Maybe they didn't realize this either until it was taken up in the moving process.

    Oh my, that house is SO NICE. Old standard, but so complete and so uniformely designed. Do we need to shake you by the scruff and throw you into this good old place? I mean you can make this house amazing. BIG broad nice porch, make the gravelroad decent and not so overgrown. Maybe an ice big double garage to the side, tucked away. Have someone help you with some decent gardening. That place has such potential and you deserve it. Now go get move in!

    Great Video. Take us along in you day it was fun. I started watching you during this refurbish I can't believe it's been 2 years already. BTW, it is called a bush hog where I come from. I loved the house then and it's still very comfy looking. Hey, I'd live in that tiny house 4 sure! Such plans!!! I love people like you that see things and what it could be then make it happen.     Amazing how many tenants leave with no notice. A few others won't leave with notice. They left in great condition, normally I have to back in a box truck. Door trim -- kids walking up the door frame? Nice place, nice land. Love the outbuildings and your plans for more.

    I like your idea about a little fruit tree orchard, I think with a long driveway like that I'd be tempted to plant an avenue of trees the whole length, something like tilia americana or London plane, maybe even horse chestnut. Would be good for helping slow the wind down too.

    Another EXCELLENT video on some of the realities of rentals and ongoing maintenance and repairs. I’m in the Cleveland Ohio area and every house has gutters (or spouting) to send the rain away from the foundation and exterior walls. Thank you for showing the results of not having them.

    It may seem like a lot of trouble but could you dig up some of the young trees and offer them for sale or relocate them to a different spot on your property? It seems a shame to just chop them down to make room. Perhaps you could move onto the property with your family and rent out your current home. You have so much room for your workshop (basement and out building) and you could work on the plans you have in small time increments because you are there. My family lost 200 acres of family land, land that I thought would one day be dotted with houses of family members living together. :( Love the idea of a small orchard and garden. Loads of room for kids to be running and roaming all over! Thanks for all your information and insight on your properties.

    Fyi...soft scrub cleaner works amazing on walls. Even removes scuff marks. Will make it look like new paint. I love this house ❤

    Yeah that's why we always use the same color paint in all of our rental houses and that way can just touch up one wall if we need to because I don't like to have to go in after somebody moves out repaint the whole house again and it's hard to match color so we just use the same paint and I bought in the five gallon bucket size

    You should fix the floors. And then cover it all with vinyl floors for tenants. Once you move in there, you'll have brand new floors under the vinyl.

    Paint, Behr eggshell, looks like flat but it's washable. Not sure how many bathrooms in the house or if master bedroom has one. If I lived there, I'd like to enclose the carport to an all year porch, not sure where the house is at or type of winters you have. Have a two car garage where I can park the car and have room to work on things and set up a little wood working area. I do like that there is no carpeting.

    Such a nice piece of land. That view is beautiful.
    You should put a deck on the front of the house. And do some gardening in the front. It’s definitely needs something.
    That wood door damage is weird. I have dogs and they never do anything to my wood floors.

      I think there is a washer and dryer in the basement. The older couple that was there before probably didn't want to climb all the stairs to the basement.
